FIRE PROTECTION SYSTEM MAINTENANCE AND SERVICING AGREEMENT

This AGREEMENT is made on the 28th JANUARY 2016 between THE MANAGEMENT
CORPORATION STRATA TITLE NO. 2542, THE STERLING (hereinafter called The Client)
of the first part and E-TECH BUILDING SERVICES PTE LTD having its office at 1 KALLANG
WAY 2A #08-01 SINGAPORE 347495 (hereinafter called The Contractor) of the second part.
This Agreement WITNESSETH and the parties hereto mutually agree with each other as follows: 1) This Contract covers the maintenance and servicing of Fire Protection System in respect of the
premises at THE STERLING, 1003 BUKIT TIMAH ROAD, SINGAPORE 596289 upon and
subject to the terms and conditions hereinafter expressed:
Details of schedule of maintenance are expressed in Appendix A.
2) It is agreed that the Client shall pay the contract sum in accordance with services rendered
hereinabove described at S$ 180.00 per quarter/service, which amounts to S$ 720.00 for the full
12 months (1st January 2016 31st December 2016). All amount stated in this Contract are
exclusive of goods and services tax (GST). The client shall where applicable pay GST on such
amounts. GST shall be payable at the rate prevailing from time to time levied by the relevant tax
authorities.
3) The Client undertakes that during the period of this contract of service or any renewal thereof, no
person whatsoever (other than our duly authorized employee or contractors worker engaged by us)
shall be allowed or permitted to do any work whatsoever on the machinery equipment, or any part
of the installation within the premises without first having obtained the permission of the
Contractor concerned.
4) All replacement parts and expandable materials are chargeable and will be invoiced separately.
5) Any additional service, maintenance and repair requested by the Client not covered in this Contract
may be performed upon Clients authorization and will be invoiced at Contractors prevailing
service rates.
6) The Contractor will provide Workmens Compensation Insurance Coverage for all workers
deployed at the premises and Public Liability and Property Insurance Coverage for damages to the
premises subject to the maximum stated in the policies held by the Contractor.
7) This Agreement shall commence with effect from 1st JANUARY 2016 and shall remain effective
for a period of one year The Agreement may be terminated by either party to the other party one
months notice in writing.
8) This contract constitutes the entire Agreement between the Contractor and the Clients with respect
to the services to the said Premises and no representation or statement not expressed herein shall be
binding on the Contractor.

APPENDIX A
SCOPE OF WORK
To supply technicians and equipments to provide quarterly fire protection system maintenance
services.

Fire Alarm System

Fire Alarm System

a) Service Fire alarm Bell
b) Service fire alarm call point
c) Check and simulate effectiveness of detection and actuation system, Alarm Bells and Fire
brigade link.
d) Visually inspect the condition of components and cables in various Fire Alarm panels.
e) Check batteries including terminals and its storage condition for cleanliness.
f) Check condition of battery cabinet and corrosion and to ensure that batteries are stored in a
secured condition.
g) Check to ensure that all the indication lights are functioning correctly.
h) Check power supply failure facility by disconnecting the battery and main supply.
Hosereel System
a) Service Hosereel.
b) Check Hosereel and rubber hose for damages.
c) Check operation of nozzles.
d) Check and verify operation of 2mm stop valve at Hosereel feed pipe work and ensure valve is
secured fully.
e) Check hose guide rollers and lubricate, if necessary.
Fire Extinguisher
a) Check for no obstruction to access or visibility.
b) Check for seals and tamper indicators not broken or missing.
c) Determine fullness by weight or hefting.
d) Examine for obvious physical damage, corrosion, leakage or clogged nozzle.
e) Pressure gauge reading or indicator in the operative range or position.
Dry Riser/ Wet riser
a) Clear of obstruction and accessible by fire appliances.
b) Inlets are housed within protective enclosures.
c) Blank cap provided.
d) Landing valve properly secured.
e) Strapped and padlock in closed position.

2) * SOR is valid only for replacement/repair done during the scheduled maintenance date.
Otherwise, a transport fee of $60.00 (for 1-way trip) would apply.
3) ^ For recharging of extinguishers done outside the scheduled maintenance date, a transport fee
of $ 120.00 (for 2-way trip) would apply.
