f there were a single word that conjures up the sartorially smart and savvy style savant this fall, it would be
smorgasbord. To place the metaphor into a more seasonal and less gastronomic context, perhaps it would
be better to say that the look for fall is like the autumn
itself: full of color and transition, like the changing leaves
and the shift in weather.
The new fall line, in earth and jewel tones, and made of
heftier fabrics, is moving off the racks right now. It seems
there is something out there for everyone to look good.
To listen to some fashion mavens, brown is the new
black of the season.
All designers are looking for a change, and while navy
is always a color that is always in, brown is very in this season, said Sara, owner of Mishelynes Fashions in Teaneck.
While fashion often reflects the tenor of the culture of
the moment or vice versa it can be our cultural icons
and celebrities who drive trends and sales in one direction or another. Regardless of what you may think of her
personal style, or of her politics for that matter, one may
link the prominence of Hillary Clintons historic candidacy for president of the United States to the popularity
of womens pants suits, which are very of-the-moment
this season.
But unlike the Democratic candidates staid and solid

ensembles that she embellishes with chunky jewelry and


pumps, the pants suits that are au courant have much
more pizzazz, said Sara.
For more dressy wear, the look for pants are styles that
feature softer wider cut legs made in luxury fabrics such
as silk.
We are getting a lot of requests for that, Sara said.
More casual jackets are being seen in a tailored cut,
either in solid colors or in prints, and are paired with
pants. The jackets are shorter, such as the iconic Eisenhower jacket, or they are seen in a longer length, like a
three-quarter length duster.
Also still big this season: faux fur seen on vests and
embellishments, and anything in faux suede.
Another must-have item for the season that retains
its prominence from last season are styles that feature
fringes.
Fringe is very big. They can manifest as thin, silky
fringe or laser-cut fringe. Fringe is very in, Sara said.
Eileen Potrock, owner of e designer in Cliffside Park,
said that the big thing this fall is to freshen any look with
a pop of color. It could be jewel-tones such as emerald
green, ruby red, garnet, and a nice rich burgundy. We all
like to wear black, but a pop of color will freshen up the
look, she said.
A good rule of thumb, said Ms. Potrock, is to go through
your closet and see what you love. And then pick out the

key pieces and shop to see what coordinates with them.


Also popular this fall, for women who enjoy pants, is
the menswear look, and pants paired with big, slouchy
jackets accessorized by jewelry that looks like a tie. Pants
still may skim the body, but are seen with a higher waist
and a wider leg.
Paula Parlato, owner of The Engle Shop in Englewood,
said that lace remains a perennial trend and that daytime
lace more casual cotton lace is being seen as are the
deeper autumnal green hues such as hunter green and forest green.
Brocade is also a trend for fall, Ms. Parlato said.
For evening, the look is less beaded and slinkier with
dresses that define and highlight the body.
Also very popular this season, the skins are in, said
Randi Morein, owner of Savvy Chic Consignment Boutique in Ridgewood.
Leather is a huge thing and we are selling tons of
them, she said, adding that the jackets are big in the
earth tone colors including beige, brown and other neutral tones. The jackets are short and versatile: they can
be worn as outerwear or they can be teamed with a shirt,
jeans, and boots as an indoor accessory.
Gail Rubin, merchandiser for Past and Present Consignment Designer Shop in Closter, owned by Pamela DeBlasio, agreed that fringe is still the big statement for the season as is luxury fabric, velvet. Also hot for fall are vests,

chunky boots, and colors including gray, wine, and olive.


Lucy Gentile, owner of Engle Shop Too in Cresskill,
said that bomber jackets are a big comeback for a military
feel and are being featured in leather, fabric, and other
materials.
While the weather may be getting chillier, that hasnt
stopped the peek-a-boo off the shoulder look, which
remains quite trendy. Its a sexy look that is easy to wear,
said Ms. Gentile.
The must-have items for the season are clothing in rich
hues like berry, wine, plum, and olive.
And if you can, a bomber jacket, she said.
For men, Aryeh Elbaum, visual designer for Emporio in Teaneck, said that the blues still have it, but they
deepen during the fall and going into the winter. Its still
the French blues, and royal blues, but the colors are getting darker.
Sweaters are featured in harvest colors, like burnt
orange.
And while the silhouette remains slim and trim, lapels
on jackets are getting wider. The wider lapels are featured

on breasted-jackets as well as single-breasted jackets.


According to the Pantone Color Institute, the desire for
tranquility, strength, and optimism have inspired a fall
2016 color palette led by the blue family.
Along with earth tones, exuberant pops of vibrant colors also appear throughout the collections. These unexpectedly vivacious colors act as playful but structured
departures from more typical fall shades.
Blue skies represent constancy as they are always above
us. Grays give a feeling of stability. Red tones invite confidence and warmth, while the hot pinkish purples
and spicy mustard yellows suggest a touch of the
exotic.
Other items that have made the top of the
fall list include: Open-toe booties. This is a sandal-bootie hybrid and open toe means no socks
are worn. Indian summer and the first few weeks
when the weather is cooperative will work well for
this footwear.
Leather shorts or skirts are always a good look for
when you want a bit of edge and to make a statement.

Crop top sweaters, which could be paired with higher


waist pants; just make sure the crop gives enough
coverage.
Leggings as pants may be a controversial look, but it
works for many body types in the fall when its too chilly
to go bare legged and you want to wait to get the winter
pants out of storage.
Suede shoes are a seasonal favorite, too. They are too
hot for summer and too high-maintenance for winter. But
for fall, perfect. Spray to protect them, avoid rain, and
dodge snow puddles as you take your stylish strides this
fall.
For a topping, trench coats are always in style. Always,
classic, practical and figure flattering, they are usually not
that warm, so don them before you need to suit up with
the down coat.

she said.

that matter, then accessories make the
man or woman special. They certainly
make the outfit special, and this fall the
accessories offer a lot of pizazz.
Just in time for the colder weather,
scarves are big and small chunky and
delicate. Worn as a major statement or
worn as a piece of accent jewelry, the
scarf is taking the stage.
At Yarndezvous in Teaneck, owner Lori
Hyde-Galati said that scarves this season
especially the handmade variety run the
gamut from chunky to more delicate, and
they are being knitted in an array of colors
and stitch patterns.
Still big are the long scarves that wrap
and wrap and wrap around the neck,
either in the straight or endless infinity
variety.
Scarves are a very personal thing, said

scarves allow you to show off your personality, add a pop of color to your outfit or
just stay warm. Beautiful bright colors or
ever so popular black and grey will work.
Another accessory option: Take a scarf
and wear it like jewelry, said Gail Rubin,
merchandiser for Past and Present Consignment Designer Shop in Closter, which
is owned by Pamela DeBlasio. The scarves,
in an array of fabrics and colors, are being
worn tight and close to the neck, very
choker-like, and as an accessory on other
accessory items.
All scarves, silk, cashmere are being
worn tight and short. Scarves are being
worn instead of jewelry, said Ms. Rubin.
Its pretty Parisian.
Scarves are also being wrapped around
the wrist, or wrapped around a handbag,
she said.

said that color is what is in for fine jewelry.
Without a doubt it is colored stones, said Ms. Shinkse.
This includes gemstones and colored diamonds. Likewise,
a rainbow of colored gem stones are now being played
together in the same piece, a new trend that Ms. Shinkse
noted never really happened before. It is creating something very interesting.
Also very hot for the season is oxidized metal, which
gives sterling or colored gold an antique, slightly blackened look.
In fashion jewelry, chokers are another big fall story,
with black suede, velvet or rope as the neckband to
hold a sterling silver pendant. Other hot sellers include
good luck bracelets, which feature hamsas, shamrocks,
evil eyes, and the like, as well as other jewelry pieces of
spirituality.
Big chunky dramatic jewelry always has a place in
the season, said Sara, owner of Mishelynes Fashions in
Teaneck. Necklaces are layered strands, tassels are being
shown, and gold chains are very popular, as are earrings,
bracelets and cuffs in pave.
As for handbags, many are featuring more chain and
hardware, said Ms. Rubin.
Also popular in handbags are the structured ones, seen
in camel and stone colors, said Randi Morein, owner of
Savvy Chic Consignment Boutique in Ridgewood. Ever
popular and still so are the cross body bags.

in size, increasing somewhat from the standard envelope

Black opal: A rare and unique gem


Since its discovery in
the late 1800s, this darkbodied iridescent gemstone has ridden a roller
coaster of availability.
Sometimes the miners
are on opal, and other
times theres little opal
to be found. Australia is
the place today to find
truly fine black opal and
Red Velvet Luxe is the

opal jewelry.
Black opal is very hard to find today it
has vibrant colors unlike that of any other
gemstone, says Randi Shinske of Red Velvet Luxe. There is far less black than white
opal available today.
Given its relative scarcity, black opal has
never lent itself to volume jewelry use the
way white opal has. Black opal is far rarer
than white opal. In fact, there are only two
active black opal sources in the world, both
in Australia.

all, black opal, whose
background of black,
dark blue, dark green,
or dark gray makes
the spectral colors on top stand out in
sharp relief.
Because opal has the colors of other
gems, the Romans thought it was the most
precious and powerful of all. The Bedouins
believed that opals contained lightning and
fell from the sky during thunderstorms.
Shinske says she has searched the globe
for unique opal and diamond jewelry to be
available in her store this fall season. Opal
is rare and unique just like the collections

ends meet and the work hours extend well
beyond 40 hours per week, stress is at an
all-time high. Stress is responsible for triggering incidents from panic attacks to illness and even cardiac arrest. This is why
the spa business is booming at an alarming
rate. While some business folks may get
the occasional perks of downtime to book
a day at a spa, most American families do
not have the luxury of time. Bringing the
concept of the spa to your home is becoming quite popular.
Creating an at-home getaway is the
goal when transforming your bathroom
into a spa. There are several factors to
consider in such a home improvement
project. To get your bathroom to capture
the spa feeling, you will want to capture

as much room as possible. You will need


more room to accommodate a luxurious
tub to soak in, a large shower with massaging jet sprays, or perhaps a steam unit to
transform your shower into a steam bath,
a bench inside the shower, and a place to
sit down and relax.
Give good consideration to plumbing
fixtures and hardware. These valves and
controls are important because they are
tactile items, which affect the way you
perceive your spa-bathroom. They are also
effective to express a sense of luxury and
relaxation.
The colors that are used in spas are
deliberately chosen to reduce stress.
The colors that are most used are those
inspired by the sky, ocean, and earth.

around your bath area can be beautiful,
but also give off a relaxing glow.
The best linens: Accessorizing your bathroom with a nice bathrobe, thick absorbent
towels, and bathmats are both useful and
make your slippery surfaces safe.
Flowers and plants are a great invigorating element of nature to add to your spabathroom. Plants are great because they
help clean the air and give off oxygen.
Music: Part of the spa experience is to
soothe your body and soul. Music is the
best therapy to aid in relaxation and stress

in cold climates start preparing
for a long season.
But for snowbirds those people who
head south for the winter getting ready
for the season doesnt include gloves, snow
shovels, or firewood. Instead, before they
head out for warm temps and sunny skies,
they have to prep their home for their time
away.

I used to come down south for at least one


month out of the year, says former snowbird A. J. Saleem, who now lives full time

winterize your house, says Saleem, who

stay current on bills.
Make sure your homeowners insurance is up to date.
That way youll be covered if something goes awry while
youre away.
Pack up all of your pets to either travel with you to your
warm destination or to stay with a friend. Never leave a pet
at home while youre at your snowbird destination.

Dont shut your heating system off, urges Saleem.


Instead, snowbirds should set their thermostat to four
degrees or less below normal settings.
Having enough heat will protect pipes from bursting in
cold temps, which can be expensive to repair. Schedule
automatic temperature settings to keep your place from
getting too chilly.
Remember to close all windows. If not, your heat will
have to work harder, says Saleem, recommending snowbirds seal up drafts to maximize energy efficiency.
Consider automatic time-controlled lighting, which can
give the impression someone is home, a deterrent for burglars. Schedule the lights to turn on and off at fixed times
such as on at 6 p.m. and off at 10 p.m.

Outside preps

One of the major winter concerns is dealing with the


weather, specifically ice and snow.
Before you leave, hire someone to plow or shovel snow.
Dont let large amounts of snow build up on your roof,
especially on flat roofs, says Simon, since heavy snow can

The triangle workspace

One design idea to keep always in your mind as you design


your kitchen remodel is the triangle layout. Make sure that
you design it so that when you stand in the center of a work
triangle you have the refrigerator on one side of you, the

sink on the other, and the stove/oven on the other. This type
of layout ensures efficiency while preparing food. And to
that point, make sure you have large enough counter space
areas for doing food prep, baking, cooking and cleaning.
Also when designing your kitchen floor plan consider
your family and how you plan to use the kitchen. If you
plan to use your kitchen for cooking and entertaining,
then consider including lots of cabinet space and a peninsula or island with a bar-counter for people to eat at.

HELP WITH HOMEOWNERS INSURANCE

Homeowners insurance plans vary,


but are extremely important to ensure family safety

omeowners insurance is a wonderful thing. It gives homeowners a peace of mind to know that
their families are protected in the
event of a catastrophe. Your home is likely
one of the largest financial investments
you will make in your lifetime if not
the largest. So, naturally, it makes sense
to be proactive and set up a homeowners insurance plan. As with many things
in life, when it comes to owning a home,
its best to expect the unexpected. And
when it comes to homeowners insurance,
its important to do the legwork and figure
out which plan makes sense for you and
your family.
Standard homeowners insurance policies offer pretty standard protections,
depending on your areas vulnerability
to natural disasters and the local cost of
construction. In some states, if a person
has a lien, or claim, on a property, that
person (the lien holder) may be able to
add some additional protections to the
insurance package. Speak to your insurance agent to find out exactly what each
policy covers and learn about policy limitations and any coverage that is optional,
but good to purchase. Consider the possibility of threat and the cost of premiums
as opposed to the cost of replacement to
determine which insurance policy will be
money well spent.
If you have an existing homeowners
insurance plan, its a good idea to take
stock of how effective the plan will be in
the future. For example, look into your
replacement cost coverage (what the insurance company would pay to rebuild your
home after a disaster). See if that coverage
includes an inflation guard endorsement,
which adjusts your dwelling coverage limit
annually in line with inflation. If you dont
have it, coverage will be limited to the
original purchase price of your home and
possessions.
One New York insurance company
says its policies typically cover theft, fire,
smoke, windstorms, hail, falling objects,
frozen plumbing, a car crashing into the
home, and water damage from plumbing,
furnace, air conditioner or water heater. A
few types of coverage offered in this companys insurance plans are:
Dwelling protection. Covers your
home, (most) possessions and attached

structures.
Other structure coverage. A necessary
add-on if you want to protect free-standing
structures like separate garages, sheds and
gazebos.
Personal property protection. Covers
the loss of belongings (subject to limits and
deductibles) stolen or damaged.
This company also offers certain
optional coverage, such as extended
coverage on jewelry, watches, cameras,
and furs; water coverage, to cover damage from clogged drains or broken sump
pumps; and coverage for business properties if business items are kept or sold from
your home.
Coverage against floods and earthquakes is never standard in homeowners insurance plans, and may not even be
available in your area if there is a high likelihood that these events will occur. If your
area is prone to earthquakes or floods,
monthly insurance premiums will probably be high, or you may need to seek coverage from a government-backed agency

rather than a private insurance company.


Its not surprising, though, that the homeowners who find the most need for this
coverage are willing to pay the most for
it, if it is available. In some areas where
recovery costs have been high, some of
the flood and earthquake coverage may
even be discontinued for new policies and
renewal.
Other natural occurrences, such as
windstorms, are not covered in several
states. Some events like a tree falling onto a
house, are construed as an act of God, in
which case only the actual damage done to
your home is covered, not removal of the
tree or pool or garden structural damage.

The guide covers all the bases and offers
plenty of detail to make you feel confident
you are ready to find the perfect plan.
Now, there are more preliminary steps

you can take before even buying a home to


help set yourself up for success. When you
are looking at homes, ask the Realtor if the
home has ever flooded. If so, how many
times has it flooded, and how frequently
did the floods occur? Also, ask if there has
ever been any structural damage due to
earthquake activity.
Other resources available include the
FloodSmart website, the official website
of the National Flood Insurance Program.
Local flood-insurance rate maps will tell
you how susceptible your area is to water
damage. Read newspapers, look at documents from the National Weather Service,
visit your local city hall, talk to neighbors and your insurance agent. There
are plenty of sources you can access to
become well-informed about your area.
Homeowners insurance sure is an
investment, but you know what they
always say: Safety first. When it comes to
protecting the livelihood of you and your
family, you can never be too prepared.

years and youve grown comfortable, but now it is time to
move on. What happens if
the next owner wont feel as relaxed
with all of the little idiosyncrasies
you dont even notice? How much
should you tell a potential buyer?
While several states have specific
rules regarding necessary disclosure, one thing is constant: You
need to be honest about any known issues.
Some states require written disclosures about any issue
that may affect price, functionality, and safety. Ask your
realtor, the one you are using to sell the house, for necessary disclosure forms and fill them out completely and
honestly with yes, no, or dont know. Even if your
state does not require notice in writing, ask the realtor
for a list of mandatory disclosures. Although there are a
few states where most issues are not required disclosure,
a buyer who later learns of a serious defect can institute
a lawsuit against you if you knowingly withheld the information. A good rule of thumb is to look at the house as if
you were the buyer. What issues would you want to know
about?
Some of the issues that should always be disclosed
include: plumbing issues, termites or other infestations,
air conditioning or heating problems, foundation cracks,
poor property drainage, sewage concerns, leaky roofs,
problems with the title and liens, and any repeated leaks
in walls, basements, etc. Be sure to let prospects know
about recent repairs as well. You should also disclose
known issues in the neighborhood such as any registered
sex offenders living in the immediate area, a nearby landfill, noxious odors, or other possible detriments. Let buyers know about the existence of underground tanks or
abandoned wells on the property.
Federal law does mandate telling prospective buyers
about any lead (paint, pipes, etc.) in the house, as well
as other known toxins such as radon, mercury, asbestos,
carbon monoxide, and formaldehyde; in the possible
presence of known toxins a buyer needs to be allowed a
reasonable time to have the house professionally tested
before making an offer.
Although most buyers do hire their own home inspectors, many realtors also recommend that sellers have their
homes inspected independently before listing to make
them aware of any potential issues. One caveat to the
preliminary home inspection: The buyer must disclose all
known major physical defects, and if an inspection turns
up something you originally did not know about, you cannot claim plausible deniability. If you knowingly withhold
your knowledge of mandatory disclosures or misrepresent the truth if asked a direct question, in addition to
possible lawsuits, you may also be charged with fraud if
the buyer later discovers the defect.
Disclosures regarding the history of a house do vary

from state to state; issues such as


deaths, murders, crimes, some
terminal illness resulting in death,
and paranormal activity can make
the home a stigmatized property. In California, among other
disclosures, you must tell a prospective buyer if a death occurred
in the house only within the previous three years. In Massachusetts,
there is no required disclosure
about history that might psychologically impact a sale.
Pennsylvania does not require any disclosure about stigmatized properties saying that it does not affect the material structure. Potential buyers in Ohio do not need to be
told about murders, crimes, and hauntings during the first
showing, but should be told if they come back to make an
offer. In almost every state, though, sellers are required to
answer honestly to the best of their knowledge if a direct
question is posed.
Local licensed real estate brokers will be able to guide
you on what is necessary for you to disclose when selling a residential property. In some states the onus is on
the real estate broker to disclose information supplied by
the seller, but that does not absolve the seller from being
truthful about issues that may impact the material value
of the home. Written disclosures with buyer signatures
upon receipt will also help to protect sellers from possible
lawsuits down the road. Since legislatures constantly evaluate buyer complaints the expectation of full disclosure
may change periodically, always get the most up-to-date
