RENTAL AGREEMENT

This agreement of Tenancy is made and executed at Secunderabad city on


this 4th July 2016, by & between Mr. K. Vara Lakshmi D/o Mr. M. Pentaiah,
Occupation: Housewife; Residing at 12-11-1438, Boudh Nagar,
Warsiguda, Secunderabad 500 061. Hereinafter referred for to as the
OWNER. (Which expression shall, unless it be repugnant to the context of
meaning thereof, be deemed to include his heirs, executors,
administrators and assigns)
AND
Mr. K. Ashvanth Kumar S/o K. Venkataiah, Occupation: Private Employee
resident of 12-11-1438, Boudh Nagar, Warsiguda, Secunderabad 500
061. Hereinafter referred as the TENANT. (which expression shall, unless
it be repugnant to the context of meaning thereof, be deemed to include
his heirs, executors, administrators and assigns)
This Rental Agreement is for a period of 11 months only, commencing
from 1st April 2016 to 31st March 2017.

AND WHEREAS the said Tenant has approached the OWNER and
requested him to let out the said premises bearing: 12-11-1438, Boudh
Nagar, Warsiguda, Secunderabad 500 061, of the multi-storeyed building
in First Floor; for the purpose of residence in the said building and requires
the said premises for him and his family members only.
ANDWHEREAS the Owner has received the request from the said Tenant
to let out the said premises and accept him as contractual tenant which the
OWNER agreed to do and accordingly accepted the Tenant, as his Tenant of
the premises bearing 12-11-1438, Boudh Nagar, Warsiguda, Secunderabad
500 061, of the multi-storeyed building in First Floor;.
Now this agreement witnesses as follows:
1. The Tenant shall pay a monthly advance of a sum Rs.14,000/- (Rupees
Fourteen Thousand only) on or before 5th day of every month.
2. The Tenant has deposited with Owner Rs 28,000/-(Rupees Twenty Eight
Thousand only) as advance and security deposit which the Owner hereby
acknowledges the said sum shall carry no interest but refundable to the
Tenant on the termination of the tenancy or the owner shall with hold
the deposits for either damages to the structure or to the fixtures or
fittings in the said premises.
3. Not to do or suffer to be done in or about the demand premises anything
contained which may be or become nuisance, annoyance or cause
damages to the neighbouring owners, tenants, occupiers of the said
building.
4. The Owner shall have the right to terminate the tenancy if the Tenant
fails to pay the rent regularly for a consecutive period of two months, or
commits breach of any of the terms herein.
5. The Tenant shall use the premises only for residential purpose and shall
not use it for any offensive or objectionable purpose, and shall not do
anything without the consent of the Owner.
6. The Tenant shall not sub-let, re-let, assign or transfer or part with the
possession of the demised premises or any part thereof too any persons.

7. The Tenant shall not store/stock up any explosive, flammable or any


other material which can cause potential damage to the structure of the
said Building.
8. That the OWNER and his agent, contractors, servants or any intending
purchaser or purchasers or tenant authorized by the OWNER shall have
full liberty to inspect said premises at any reasonable hour to view the
conditions thereof and to effect such repairs as the OWNER is required
to do pursuant to his covenants in that behalf herein contained and to
carry out any work and the Tenant shall allow the same to be done
without any objection.
9. The OWNER shall not be responsible for any damages or injury
whatsoever caused by pulling down the wall or floor whether by fire,
leakage, accident,, rains, white-ants or any explosion or bursting or any
water or gas pipe line or electric installations or circuits. The Tenant is
liable and shall bear the said charges.
10. The Owner shall allow the Tenant peaceful possession of the
enjoyment of the premises during the continuance of tenancy provided
the Tenant acts up to the terms of this agreement.
11. The Tenant shall not cause any damage to the fixed fittings and
fixtures on the above said Flat. Any damage cause shall be repaired at
the cost of the Tenant.
12. The Tenant shall pay maintenance chargers to the welfare association
by 07th of every month.
13. The Tenant shall pay the Electricity bills to the concerned authority
before the said due dates and handover the bill and receipt to the Owner
every month.
14. The Owner shall pay the property tax of the said Flat to the concerned
authority.
15. A Two Wheeler parking is allocated to the Flat owner which is clearly
marked in the parking place. The Tenant shall park his two wheeler in
the allocated parking place only.
16. It is hereby agreed that one month notice on either side is required for
the termination of the tenancy mutually agreed upon.
17. The Tenant hereby agrees to abide by all the above said terms and
conditions which are part and parcel of this Agreement.

18. The Tenant hereby agrees and confirms that the said demised
premises has been let out to him for the purpose of Residence only and
the Tenant shall not change the user of the premises under any
circumstances.
19. The tenancy shall be renewed for further period if mutually agreed
between parties on the terms and conditions.
20. After the expiry of 11 months the Tenant is herein agreed to pay 20%
of increase in the enhancement of the existing rent, in case of
continuance of the said tenancy.

agreement, of the day, the month & the year first above written.
