BOSTWICK DESIGN HELPS BRING CLEVELAND CLINIC’S


SUSTAINABILITY MISSION TO LIFE:
SERVICE CENTER/GARAGE RECEIVES LEED NC SILVER CERTIFICATION

(Cleveland, Ohio June 2010) Bostwick Design Partnership announces the completion of the first
LEED for New Construction Certified project at Cleveland Clinic. The East 89th Street Service
Center and Garage achieved LEED NC Silver, and is among the largest LEED-certified buildings
in the State of Ohio. Incorporating a state-of-the-art service center, offices for the Information
Technology Division, and parking for 4,000 cars, the project covers approximately 1,500,000
square feet on eight floors above grade and two floors below grade on Cleveland Clinic’s main
campus. It houses one of the most sophisticated materials handling and distribution centers for a
healthcare institution in the country.

Founded in 1921, the Cleveland Clinic has grown to be the top employer in the city, an influential
leader in the community, and one of the nation’s premier medical treatment and research
institutions. Recently, the Clinic has completed over $800 million of construction at its main
campus. This unprecedented expansion required the Clinic to resolve parking capacity, delivery,
distribution and support services issues. By creatively combining these functions onto one site,
the new E. 89th Street Service Center and Garage minimized the overall development footprint.

The foundation of the project is a new campus-wide service center, which includes a loading
dock, high bay storage, central sterile, and order fulfillment complete with an automated delivery
system using Automated Guided Vehicles (or AGVs) connected to the rest of campus by a
complex of tunnels. All of this sits below grade under the 8-deck, 4000-car garage with a one-
story office space for the campus’ Information Technology Division adjacent.

Cleveland Clinic’s sustainability efforts began in 2007 when the hospital established the Office
for a Healthy Environment to spearhead the new initiatives related to green building, waste
management, energy consumption, and environmentally preferred purchasing. Cleveland Clinic
views environmental stewardship as an extension of our mission, vision and values.
In spite of the fact that excavation had begun and it was on a fast track schedule, sustainable
design was a new mandate and the E. 89th Street Garage and Service Center became the
Cleveland Clinic’s first LEED registered project.

“We’re so grateful that Bostwick and our other partners on this project were able to change
course and adopt green building principles to help us achieve LEED certification for the garage
and service center, even though construction was already underway,” said Christina Vernon,
Director of the Office for a Healthy Environment at Cleveland Clinic. “Moving forward, all new
Cleveland Clinic buildings will be designed with sustainable principles from the start to be able to
pursue more LEED certifications for new construction.”

The E. 89th street project remediated a previous surface parking lot site in a densely populated
area of Cleveland, surrounded by the hospital campus, residential neighborhoods, arts and
religious organizations, retail, and restaurants. The new site added 27.7% more green space,
landscaped with over 65% native and adaptive species. The project uses 24.2% less water and
consumes 22% less energy than a baseline design. 62.5% of the building is made from regional
materials, 24.4% includes recycled content, and 86.6% of construction waste was diverted from
landfills during the construction process.

Among the innovations reducing the impact of the supply chain is the use of Automated Guided
Vehicles. Delivery via self-guided AGVs allowed the building footprint to be reduced by 4000
square feet over the competing system of vehicles operated by staff. These transport machines
move supplies more quickly using less energy while reducing the physical strain on the hospital
staff. This system will radically improve distribution throughout the campus and provide a more
responsible means of removing waste effectively. Additional innovations include a strict no idling
policy for delivery trucks, and parking tag technology which automatically controls access,
reducing idling for cars entering and leaving the garage.
