‘The following has been drafted to provide Council with planning comments conceming
the above-noted rezoning application:
“The subject property is located at the southeast comer of the Grey-Bruce Line / Sideroad
7 intersection. The site comprises approximately 40.39 hectares of land and is mostly
farmed, A dwelling and farm buildings exist on the property. A 0.16 hectare residential
lot has been severed from the original Crown lot
‘The Mennonite community is proposing to lease 0.67 hectares of the farm property for
school purposes, The proposed sites located in the northwest comer ofthe farm parcel.
‘The school building(s) would be in the form of two portables. A new septe system would
be instaled and water would be obtained from the well associated with the above-noted,
‘adjacen: 0.16 hectare residential lot, The existing entrance serving the nouse and farm
buildings on the farm parcel would also serve as the means of access to the proposed
‘school site. An extension of the driveway would not be required
‘A Zoning By-law Amendment is necessary to rezone the 0.67 hectare site from “At”
(Rural) to ‘I (Institutional), a zoning category that would allow for @ school. |The
proposed rezoning would also reduce the Minimum Distance Separation (MDS)
‘requirement (pertaining to the barn to the northeast) from 220 metres to 206 metres,‘The 40,39 hectare farm parcel is designated predominantly ‘Agricutural, with some
‘Hazard Land’, according to Schedule A (Land Use) to the County of Grey Official Pian,
