Project Brief
SOF Upgrade Company Administrative Facility Fort Bragg, NC
SCOPE OF WORK
Weaver Building Group will be constructing the SOF Upgrade
Company Administrative Facility at Fort Bragg, NC. The building
sits on base at Fort Bragg and is roughly 14,000 square feet
consisting of office space, storage, meeting rooms, and latrines.
The facility is a single story building with 8 CMU structural
walls. The foundation is a continuous footer around the perimeter
of the whole building and there are two isolated footings at
awning. There is #5 rebar in the CMU walls every 48, #4 rebar in
the continuous and isolated footings, and WWM in the 4 slab on
grade.
MAJOR BUILDING RISK
There are two major risks that Weaver Building Group has
identified for this particular project. The first major risk is our
ability to self-perform the concrete work. Weaver Building Group
has self-performed concrete on the past twelve jobs we have
constructed but all buildings present their own challenges. This
job has a very simple, straightforward footing schedule and
therefore we are confident we can perform the concrete portion of

work without a hiccup. The main risk in the concrete work is the
fact that Weaver Building Group is located in Auburn, AL and the
job is in Fort Bragg, NC. Due to the distance factor, Weaver
Building Group will be placing a concrete superintendent, with 25
years experience, on the job. The second major risk that Weaver
Building Group could face is the STC rated rooms. STC is short for,
sound transmission class, and is the rating of the effectiveness of
a material or construction assembly to retard the transmission of
airborne sound. Once all rooms that are STC rated are built there
must be testing done to insure the assembly is passing. The risk
involved with STC rated assemblies is the walls, ceilings, door
frames, doors, and door hardware all have to be properly installed
and sealed in order to pass the STC rating test. If one of the
rooms fails the test, then Weaver Building Group will have to
absorb the extra cost and time.
SELF-PERFORM WORK
The scope of working Weaver Building Group plans to selfperform is the forming, reinforcing, and placing and finishing of
the concrete continuous footers, isolated footers, and building
slab. Weaver Building Group will also be placing the concrete
sidewalks. The rest of the scope of work consist of earthwork,
utilities, masonry, structural steel, misc. steel, rough carpentry,
casework, solid surface fabrications, roof trusses, roof decking,
joint sealants, insulation, doors and frames, storefront, aluminum

windows, metal studs, gypsum board at ceiling and walls, resilient


flooring, sealed concrete floors, ceramic tile, painting, division 10,
window blinds, countertops, wet pipe sprinkler, MEP systems,
communications, fire alarm, paving, and landscaping.

MAJOR SITE ISSUES

to

be

constructed on a site where there are three existing buildings. The


main site issues that could appear are keeping a clean site while
demolition of the existing buildings, containing the dirt to the site,
and also insuring the roads stay clear.
The demolition of the three existing buildings could cause
problems with site cleanliness. This issue pertaining to the
demolition portion of work will be remedied by, daily meetings
with the superintendent as well as walking the job site multiple
times during demolition. The demolition of the buildings also

presents safety concerns. Safety is the top priority at Weaver


Building Group and therefore we will enforce strict safety
guidelines throughout the duration of this job. We will have daily
safety meetings that review the potential safety concerns for that
day and we will also train all our subcontractors in our safety
policies before they start work.
Containing the dirt to the site and insuring the roads stay
clear are the next concerns during the site construction. Silt fence
and wheel wash stations will insure the dirt stays on site and does
not contaminate the environment. The roadways must stay clean
and clear because when working on base, the army has a strict
schedule and is constantly moving vehicles around and therefore
it is critical to stay out of the way. Construction equipment will be
moving on and off site to import and export dirt and therefore we
will make sure to coordinate around the bases schedule.
QUALITY CONTROL
Weaver Building Group takes pride in our work. We insure
quality in two phases: Initial Phase and Follow-up Phase. The
initial phase of quality control consist of: checking work to insure
that it is in full compliance with contract requirements, verifying
required controls for inspection and testing, establish level of
workmanship and verify that it meets minimum acceptable
workmanship standards, resolve all differences, check safety to
include compliance with and upgrading of the safety plan and

activity hazard analysis, government notification at least 72 hours


in advance before beginning big ticket items, and this initial
phase will be repeated for each new crew to work onsite. The
follow-up phase consists of performing daily checks to assure
quality is to standards.
SAFETY RISK
Safety is Weaver Building Groups number one concern. We
make sure all of our employees and workers go back home to
their families at the end of the day. We train all of our
subcontractors in safety before they can start work. We hold
weekly safety meetings and our superintendents walk the jobsite
to make sure all safety rules are followed. The major safety
concerns for this project are: the people on base, falls, and
bracing of CMU walls.
The base will be full of people working in office buildings and
troops training inside and outside. In order to make sure the
people on base are safe we will have the appropriate signage
around the base and flagmen when we need to use the roadways.
The building is only a one-story building with ten-foot CMU
walls but all workers must be tied off at 5 foot above the ground.
OSHA requires workers to be tied off at 6 foot but it is company
practice on our jobsites to tie off at 5 foot. Any and all scaffolding
used to lay the masonry walls will be inspected for the correct
safety measurements.

The CMU walls will be properly braced on the exterior and


interior until the trusses are placed and all parts of the building
are tied together. The bracing will have to be designed by an
engineer to insure that the bracing will work and the calculations
will be kept in the jobsite trailer.
