PROPOSED TWO STOREY RESIDENCE

GENERAL SPECIFICATIONS
These specifications included all materials, labor,
equipment and performing all operations necessary to complete the
project in accordance with the drawings or specifications indicated
herein.
I.

CONSTRUCTION:
To supervise over the construction of the project, the
owner should employ an Engineer, Architect, or any equivalent
professional, knowledgeable to interpret plans and specifications in
actual practice. The awarding of the construction shall be governed
by P>S> 1096 and its implementing rules and regulations.
All permits for building, Electrical, water and others shall
be handled by the owner.

II.

LOCATION:
The location of the building shall be located as per
specified for in the location plan. Changed of location shall have the
consent or approval of the owner with his Architect/Engineer.

III.

SITE:
The site must be cleared, cleaned and graded according
to its required elevations specified or indicated on the plan.
A. CONCRETE AND MASONRY WORKS

Concrete shall consist of a mixture of Portland Cement (40kls.), fine
aggregates, coarse aggregate, and water in the proportion of 1:2:3

Maximum size of coarse aggregate shall easily fit into the forms
and between reinforcing bars. It should not be larger than 1/5 of the
narrowest dimension of forms 1/3 of the depth of lab nor 3/4 of the
minimum distance between the reinforcing bars.

Concrete mix shall have a consistency that it will flow around the
reinforcing steel.

When cement is placed in contact with the most aggregates,
batches will be rejected unless mixed within 1/2 minutes of such
contact.
5.
Concrete shall be thoroughly mixed that will ensure a uniform
distribution of the materials throughout the mass.

Pouring of concrete shall be regulated so that placing is at a
continuous rate. The intervals between delivery of batches shall not
be so long as to allow the concrete in place to harden partially, and
in no case shall such an interval be of 30 minutes.

Concrete shall be maintained above 10 degrees temperature in


moist condition for at least the first 7 days, except for highly
strength concrete for at least 3 days.

B. REINFORCING STEEL (UNLESS OTHERWISE SPECIFIED)

Every bar be continued to at least a distance to the effective depth


or the beam 112 bar diameter whichever is larger.
The minimum clear distance between the adjacent steel bards shall
not be less than the nominal diameter of the bars of 1 or 25mm.

reinforcement and hook bent with a diameter of the stirrups at its

Corrugated G.I. sheets shall extend not less than 8cm. beyond the
outer face of the fascia board.
Tex screw and/or rivets shall be spaced at every other corrugated
along the gutter line, end lapping joints and rafters.
Joints must be within the centerlines of the member meeting on
common point.
Steel connections shall be welded to the adjoining member.
Forms shall be guarded against bulging and sagging failure that
occurs during the process of pouring. It shall be properly secured in
possession by means of cleats, brace, twisted.

D. ROOFING AND TINSMITRY


Roofing shall be corrugated and coated GI steel sheets gauge
No. 26 Fascia and gutter shall be performed of the same material.
Downspout shall be of 2 O PVC pipe painted to match roof color.
E.

PLUMBING
Plumbing works shall be in accordance with the plan. It
includes installation if the soil pipes, septic tank accessories, floor
drains, kitchen sinks, water supply pipes, drainage etc.
The work shall be included also the service to all fixture and
equipment within the building the water supply pipes to the nearest
water drain and waste, soil vent pipes at its equivalent.

F.

ELECTRICAL
The specifications and accompanying drawing are intended to
provide for the finishing of all the labor, equivalent appliances and
materials for the complete installation of the wiring system to every
light and plug outlet within the building. The system is to be
installed completely condition ready for the service of all partition
of the building.
