General
The Mechanical Consultant shall submit to UBC, Plant
Operations a design philosophy for the proposed building
mechanical and plumbing systems.
Consider the effective use of energy and other resources.
Comply with Plant Operations Energy Budget Guidelines.
Drawings shall show all mechanical and plumbing equipment in
elevation or alternately shall specify mounting heights for the
equipment. Consider maintenance access and function as part
of the design.
Any deviations from the prescribed guidelines must be approved
in writing by Technical Services Operations.
National Master Specifications Division 15000 forms the bases
of UBC Division 15000 Technical Guidelines. Specific
differences between UBC requirements and National Master
Specifications (NMS) are noted in the following pages. Absence
of any comments indicates acceptance of NMS in its entirety.
Where comments conflict with the Master Specification it shall
be brought to the attention of UBC Plant Operation's
Engineering Department.
Where comments indicate violation of the applicable code,
compliance with the code shall prevail and this guidelines
deviation shall be brought to the attention of UBC, Plant
Operation's Engineering Department.

representation capable of long term support in terms of parts
and service.
Additional detailed checklist is provided in sections Titled:

+ Provide to UBC, Plant Operations a design philosophy
for the proposed building mechanical systems. Major
components of the philosophy must be accepted in
principle by Plant Operations before the project can
proceed to Construction. Consultants are expected to
produce designs that meet User needs and allow Plant
Operations to continue to meet those needs in the future
in a safe efficient manner.
+ Drawings shall show all mechanical equipment in

elevation or alternately shall specify mounting heights for


the equipment. No mechanical room layout will be
accepted with poor and difficult access for maintenance.
+ Locate Mechanical Rooms in areas accessible from
outdoors. Confirm that sufficient space is provided to
remove largest piece of equipment from the Mechanical
Room.
+ Plant Operations is considered as the User of all service
spaces and Mechanical Rooms. Obtain Plant
Operations input and approval for Mechanical Room and
routing of service spaces.
+ All Mechanical designs shall be approved by Plant
Operations for effective use of energy and other
resources. Obtain from Plant Operations Energy Budget
Guidelines for your project. Document conformance with
the Guideline.
+ Obtain a list of mechanical parts suppliers from Plant
Operations. Specify only products supported by Plant
Operations Parts stocking Policy.
+ As Built/Record drawings to be original tracings and

+ Use air systems in combination with perimeter radiation.
Perimeter radiation shall be capable of being operated
independent of the air system. Perimeter radiation or
radiant ceiling panels must be capable of supplying
building skin loss. Avoid all-air systems.
+ All air handling units shall have heating or preheat coils
+ Return and supply fans requiring volumetric tracking
shall have same type devices for volume control i.e.:
inlet dampers must be only used with inlet dampers,
VFDs with VFDs etc.

+ Buildings with no air conditioning shall have cooling


circulation air increased by minimum of 25% or have
sufficient volume to meet WCB requirements with
respect to maximum space temperature, whichever is
greater. Consider additional costs of construction and
compare to cost of adding and operating an air
conditioning plant.
+ Provide minimum of 10 air changes per hour for all
laboratories
+ Where fumehood fans are contained within mechanical
penthouses, pressurise the penthouse with supply air
from the building or from outside to avoid the possibility
of recirculating exhaust air into the service a space and
to provide flushing of contaminants if a minor duct leak
occurs.
+ Include adequate ventilation in all mechanical rooms.

+ Engineer/Consultant to compile list of major equipment


and materials for insertion into tender documents.
Contractor to complete list with manufacturer's name
and model number. Refer to Data Sheets in Section
15998.

with low harmonic content and harmonic filters.

Multiple belts to be matched sets.
+ Specify cast iron or steel sheaves secured to shafts with
removable keys unless otherwise specified.
+ For motors under 7.5 kW: standard adjustable pitch
drive sheaves, having plus or minus 10% range. Specify

+ Minimum drive rating: 1.5 times nameplate rating on


motor. Keep overhung loads within manufacturer's
design requirements on prime mover shafts.
+ Specify guards for unprotected drives.
+ Specify means to permit lubrication and use of test
instruments with guards in place.
+ Provide wire or expanded metal screen, galvanized, 19
mm mesh.
+ Net free area of guard: not less than 80% of fan
openings.
+ Securely fasten in place.
+ Guards and screens to be removable for servicing.
+ Guards and screens to be removable for servicing.
+ Do not specify balancing dampers at the face of air
outlets and inlets. Locate balancing dampers sufficient
distance into the ductwork to maintain acceptable sound

+ Specify for base mounted equipment chamfered edge
housekeeping pads, minimum of 100 mm high and 50

+ Insulated pipes and ducts: ensure integrity of insulation
and vapour barrier at fire separation.
+ Conduct all tests in presence of UBC Inspector.
Testing, adjusting and balancing reports as specified in
Section 15990 - Testing, Adjusting and Balancing.
+ Refer to Section 09900 Painting for additional painting
specifications.
+ Specify at least one coat of corrosion resistant primer
paint to ferrous supports and site fabricated work.
+ Specify spare parts to suit location and critical nature of
projects.

+ One casing joint gasket for each size pump.
+ One head gasket set for each heat exchanger.
