Client Profile
Robb and Brienne Stark are a young couple who are renovating
their Main Street residence in Pittsburgh, Pennsylvania. Robb is a local
musician with a record collection and Brienne is a freelance photographer
with a photography collection. Due to their occupations, expanding their
collections will be a guarantee, so the couple has requested built-in
storage with display cases. The couple is attracted to the area because it
keeps them close to local artists and venues that host local bands and
photography shows. Brienne is Finnish and would like to incorporate
some of her Scandinavian heritage into the home, while keeping a
modern feel about it.

Italianate Architecture
Italianate Architecture became popular in the United States
between 1850 1870. (Italianate) These buildings are normally two
three stories tall, rarely are they a single story. They have low pitched
roofs with tall narrow windows. The windows tend to have arched or
curved details above the windows. Large eaves, and a symmetrical
rectangular shape are prominent with this building type. (The)
The building the Stark couple have chosen to reside in shows all
of the classic characteristics of Italianate Architecture. The low-pitched
flat roof, symmetrical rectangular shape, over hanging eaves, tall
appearance, tall narrow windows, and arches above the windows. All of
these fit into the historic look of downtown Pittsburgh. (Italianate, The)

Concept Statement
Client: Robb and Brienne Stark
Age: Mid 20s 30s
Location: Pittsburgh, Pennsylvania
This home will have a modern feel to it, using neutral colors (grays),
with small pops of color (blues and reds). Inspiration for the red comes from
black and white photos with bright red lips. The inspiration for the blue comes
from the owners passion for music. Blue is a common color related to jazz and
the blues. These two colors tie into the owners hobbies, providing them
inspiration within their home. The floor plan will be an open concept floor plan,
utilizing the space for its maximum potential. The windows will become a focal
point, with views of downtown Main Street. Clean, bold lines with sleek,
textured fabrics will give the furniture a modern yet comfortable feel. Individual
art lights will be placed above the displayed records and photographs from the
couples personal collection. The neutral colors, open floor plan, emphasis on
personal art and sleek and modern furniture will create a modern flow
throughout the home, giving it an edgy yet comfortable feeling.

Building Elements
and Materials
Electrical
The building should conform to code 803.2.1. This residence is approximately 30 feet high. Code 805.3.1.1 states
that because the building is not more than three stories in height and the third floor space is part of the dwelling
located on the second floor; and no habitable room within any such dwelling unit shall have a travel distance that
exceeds 50 feet from the outside of the habitable room entrance door to the dwelling unit. This states that since the
height of the building is 30 feet high only one exit is required for this building. The stairwell should be upgraded to 1
hour rating. This includes one hour rated doors with automatic closers, that always close behind the person entering
or exiting.
GFCI is designed to protect people from severe or fatal electrical shocks but because GFCI detects ground faults, it
can also prevent some electrical fires. GFCI protection should be provided anywhere there is a receptacle installed in
an area subject to moisture. Required rooms include: kitchen, bathrooms, laundry and outside receptacles. The
residents could conserve energy through the use of energy efficient light bulbs. Energy efficient light bulbs typically
use 25-80% less energy than standard bulbs and last 3-25 times longer.
Code does not comply. This code is related to new construction only and this project is for a renovation. To make the
residence more energy efficient, new insulation could be installed. New energy efficient windows (high-performance)
could be installed or new caulking and weatherstripping could be applied to reduce air leakage around the windows.
Programmable thermostats could be installed, so the home can be kept warm in the winter but the amount of heat
coming out is not more than needed in an empty house.

The number and severity of house fires are increasing every year. Homeowners have the
option to install a home sprinkler system. Do the advantages outweigh the disadvantages?
A fire sprinkler system in any business is a standard code enforced building requirement.
They go off as soon as a fire is detected and the people within the building are able to safely
escape with little to no harm. If we know these systems work so well in businesses, why dont we
see them more in homes?
In new construction, pipes similar to the pipes found in general household plumbing are
installed into the walls or ceilings along with the rest of the plumbing for the house. Every couple
of feet , a connector is placed in the pipe to allow the water to flow out. The fire sprinkler acts as
a plug until it is needed. The sprinkler is heat-sensitive, so when heat is sensed in one sprinkler, a
glass filled tube shatters and releases the water on the high heat area (usually a potentially burn
or preiginition area). The sprinklers that are not directly affected by the fire do not activate.
Smoke does not activate the sprinkler system. 90% of fires are put out by a single sprinkler.
(Advantages) These systems have the potential to add $10,000 to the cost of this house. The
reduced insurance rates would have meant a 12 year payoff. (Advantages)
Sprinklers might sound amazing by now but there are some disadvantages to having them
installed within the home. They are very expensive to install. Thousands of dollars per unit, with
limited qualified contractors making it difficult for an owner to ascertain accurate and fair
pricing. The cost is less on new construction, but still expensive. (Advantages) When a sprinkler is
activated inside the home, water is released. (This means that) Anything within the area of the
activated sprinkler incurs water damage. Electronics, (and ) irreplaceable furniture and memories
may be lost by the damage. (What) False alarms ( however rare) do occur, activating the sprinklers

and releasing water into the home. (What) If a head on one of the sprinklers is accidentally
damaged; a flood within the home could occur. This could cause thousands of dollars in water
damage and potentially serious structural damage if the water sits too long and gets into the
walls, ceilings, floors and insulation (and potentially causing mold mitigation in the future).
(Advantages) Not all fires are created equally. It is dangerous to add water to a grease fire or an
electrical fire. If a grease or electrical fire triggers the sprinkler system, this could trigger the
growth of the fire, causing more fire and smoke damage within the home. (What)
The most common detection of a fire is the sound or signal of the smoke detectors going
off. Smoke detectors only alert you that there is a fire nearby, and do not actually do anything to
help prevent the fire from spreading. The hope is that you are able to get out of the house safely
and call 911. (Advantages) It typically takes response units 9-12 minutes from when the 911 call is
placed to arrive at the home. Now only high pressure hoses, applying 125 gallons of water can
save the house. (Advantages)
In Scottsdale, Arizona, a 15 year study followed the effectiveness of homes with fire
sprinklers versus homes without the system. The homes with the sprinkler systems on average
had $2,166 in damages due to the fire. The homes without the systems averaged $45,000 in
damages. (Advantages)
New sprinkler systems have burst discharges. These discharges only allow water to be
released directly over the fire and for as long as the fire is burning (What) Sprinklers do not have
to be refilled like fire extinguishers. Extinguishers are only as good as contents within them, which
do expire. Water never expires so the contents within the sprinklers are always readily available.
(What) Commonly the rooms around the inflamed room are safe from fire, heat and smoke
damage. This means that the gases produced from the fire do not spread throughout the house
causing harm to the residents. (Advantages) Unlike outdoor sprinklers, indoor sprinkler systems
do not have to be shut off in the winter. Measures are taken when they are being installed so they
do not freeze. (Advantage)
Even though an activated home sprinkler system can cause water damage to the area
around the activated sprinkler and costs of instillation is high, isnt the difference in damage costs
worth the money? Sprinkler systems should be a mandatory instillation in every home. If they
were perhaps some of the 85% of deaths related to home fires would be dramatically reduced.

Justification
Robb and Brienne Stark are a younger artistic couple that have just
purchased a home to be renovated. The house is a blank canvas and the couple
would like to fill it with a Scandinavian modern feel to it while incorporating their
creative and artistic sides.
Scandinavian modern incorporates a very simple black and white palate
with pops of color. The lines of the design are very straight while being edgy.
The design concept for this home was to keep it simple with colors and have
bold statement pieces that stand out. The primary colors are black and white with a
little splash of gray here and there. The pops of colors will be blues and reds. The
reds are pulled from bright red lips captured in photographs while the blues are
captured from jazz music.
Scandinavian design features mostly white walls. The design plan used
white walls but allowing one light gray painted wall in the living room tying in the
natural gray wood color chose for the ceiling beams as well as one light gray
wallpapered wall in the office.
The furniture chosen for the house is black, white and gray. The metal pieces
on the furniture are black steel to tie back into the design concept. Throw pillow and
curtains will provide the pops of blues and reds to each room, giving the room some
life and character.
This design makes the home flow from room to room. The white walls with
the open floor plan makes the home feel large, open and airy, even though the home
doesnt offer windows on each wall.
With each set of plans the design was tweaked a little. The end result was
very similar to the beginning plans with some minor changes made to halls, room
openings and furniture arrangements. Each plan made the concept more vivid. The
end result fits the couples design demands as well as adding some artistic flare that
features their creative sides.
Reflection
This class has provided me with a lot of new knowledge. It was nice being
able to combine all of my past knowledge I learned in all of my classes into one class.
It really tested what I learned and was able to retain from my previous classes.
I feel as though I am taking a lot of new information with me from this class.
I now have a better understanding of study models. Before I had yet to create a room,
and even though this was one of the most challenging assignments I have done, it
really helped me see the layout of the room and how the space can be developed.
I have a better understanding now of my finishing designs in AutoCAD. I
struggled a lot with my title blocks, but I feel as thought I have a better
understanding of them now and the way we lay them out.
Even though my drawings look like drawings done by a small child, they
really allow me to see the way the room has come together. This ties in with seeing
everything together on the presentation boards. They shocked me when I saw all of
my choices on one board and how well they all flowed together. I was very happy
with the end result and I feel as though I achieved the clients design requests.
I think this class has prepared me for the real world. It has shown me all
of the progress I can achieve in one project. It was fun seeing my design come to life.
I know I have a lot more to learn, but I am confident in what I have retained thus far.
