(Existing / Approved Built-up area = 28,593.97 sq. m. + Proposed Built -up
area = 6,370.66 sq. m.) and w hich is less than 1,50,000 sq. m. and therefore,
as per EI A Notification, 2006, the project falls under 8 ( a) and hence EI A
Studies is not requi red for this project.

1.3. W hat are the likely impacts of the proposed act ivit y on the exist ing f acilit ies
adjacent to the proposed site? ( Such as open spaces, communit y f acilities,
details of the existing land use, disturbance to the local ecology).
Ans. The proposed project site is l ocated at Vanchi yoor village w hich is in
Thiruvanant hapuram Municipal limits, Thiruvananthapuram District, Kerala.
There w ould be no negati ve impacts on the existing facilities adjacent to the
proposed site. The proposed project has provision for (i) Treatment of
sew age and its partial recycling t hereby there is minimum discharge outside
the project premises during r ainy days and during non rainy days. (ii) The
project has made provision for rai n w ater storage pond w hich w ill be used
as concurrent source of w ater during rainy days and non -rainy da ys. (iii) By
the Bio-bin s ystem for the proposed f acilit y, the bi o -degradable solid w aste
disposal w ill be managed w ithin the site thereby no di sposal outside the
site. (v) There are various nati ve species of trees, shrubs, herbs etc.
existing at site as part of floral ecology. Some of the trees w ill be retained
and the remai ning w ill be cut for development of the proposed site. As part
of the eco rest orati on, large number of saplings of nati ve species w ould be
planted. Due to the eco restoration, the impact to floral and faunal ecology
w ill be short term.

1.4. W ill there be any signif icant land disturbance resulting in erosion, subsidence &
instabilit y? ( Details of soil t ype, slope analysis, vulnerabilit y to subsidence,
seism icit y etc may be given).
Ans. There w ill be no significant land disturbance occur due to the proposed
construction project. The project si te falls w ithin Zone -III as per the
seismologi cal classification map of India. There is no hi story of subsidence
of the project site or its su rroundings in the past.
There is a level
difference of about + 1 m.
Pre-construction Soil Investigation has been carried out for the site for upt o
1.50 m below ground level. As per t he bore hole soil investigation report
there is medium sand upt o 1m, cal ayey sand from 1 t o 2m, Silt y sand from
2m to 3m, decayed w ood from from 3 t o 4.50m, claye y sand w ith gravel from
4.5 to 6m, fine sand from 6 to 12m, clayey sand from 12 to 13.50m, sand y
silt y clay from 13. 5 to 15m, silty w eathered rock from 15 to 23.20m a nd
thereafter hard rock encountered .

1.5. W ill the proposal involve alterat ion of natural drainage systems? (Give details on
a contour map showing the natural dr ainage near the proposed project site)
Ans. There is a level difference of about + 1 m. and survey map show ing the
natural drainage of the proposed project site i s provided at Annexure 5. The
proposed development does not affect the drai nage pat tern of the site and
surroundings. The rain w ater from the site w ould be stored in the rain w ater
ponds to be constructed w ithin the si te. The excess & surface runoff from
the site w ill be properl y chan nelized to the existing nearby drain and w ill be
discharged onl y aft er de -siltation & oil removal to the drain.

1.6. W hat are the quantit ies of earthwork involved in the construction act ivit y -cut ting,
f illing, reclamation etc. (Give details of the quantities of earthwork involved,
transport of f ill materials f rom outside the site etc.)
Ans. Excavation of earthw ork for the f oundation of struct ures w ill be ca rried out.
The top soil w hich is fertile w ill be kept at site for landscaping w ork. The
remaining excavated soil w ill be used for back filling w ork and f or internal
road construction purposes.

period.
Ans. Construction phase It is expected to have about 1 00 w orkers (average)
during construction phase. The w ater requirement during construction
period i s from the w ell w ater. T he domestic w ater requirement is expecte d
to be 13.50 KL per day and for constru ction purposes w ould be about 20 KL
per da y. Further, by using of ready mi x concrete (RM C) & curing agent s, the
w ater w ill be reduced substantiall y. The major part of the construction w ater
requirement w ill be full y consumed. The sew age generati on from labourers
during construction period w ould be about 10.80 KL / day and this quantity
of domestic w aste w ould be disposed through a mobile STP to be provided
at the labour colony. The treat ed sew age w ill be used for meeting the
landscape requirement. The non bio -degradable w aste, the empt y cement
bags, other packaging materials etc. w ould be disposed to the vendors. The
bio-degradable solid w aste from the labour colony w ill be disposed through
bio-bin facilit y.

2.2. W hat is the capacit y (dependable f low or yield) of the proposed source of water?
Ans. Duri ng const ruction phase, the source is from the KW A, w ell w ater &
recycled w ater from STP & rain w ater storage t anks. With the estimated
construction phase w ater r equirement of about 33. 50 KL/ day ( 20 KLD + 13.50
KLD) extending for a period of about 36 months, this source is dependable.
The source of w ater for the proposed project during operation phase w ill be
w ater from the proposed Rain w ater collection tanks w ithin the site of for
meeting the w ater requirement for non -flushing ( during rainy da ys). Also, it
proposed to const ruct STP for t he t reatment of domestic sew age. During
non-rain y da ys, the source of w ater is from stored rain w ater & for w ell w ater
for meeting the non -flushing w ater requirement. The treat ed w ater from STP
w ould meet the w ater requirement for flushing, boiler requirement &
horticulture requirements. Therefore by these sources and by an int egrated
w ater management approach, a dependable source of w ater is ensured.

2.3. W hat is the qualit y of water required, in case, the supply is not f rom a municipal
source? (Provide physical, chemical, biological char acteristics wit h class of water
qualit y)
Ans. The source of w ater for the proposed project w ill be from stored rain w at er
during rainy days & non -rainy da ys for non -flushing purposes & treat ed
sew age for meeting the flushing w ater requirement. It is proposed t o have
Sew age Treatment Plant ( STP) for treatment of domestic sew age. Al so, it is
proposed to have WTP for filtrati on, disinfection & pH adjustment of rain
w ater before its use. The w ater qualit y of t he w ell w ater existing at the
project site is collected and anal yzed t hrough an accredit ed laboratory . It is
observed that t he anal yzed values ph ysical, chemical parameter s of the w ell
w ater anal yzed is fit after treatment for potable purposes to meet t he
drinking w ater standards as per IS 10500.

2.4. How much of the water requirement can be met f rom the recycling of treated
wastewater? (Give the details of quantitie s, sources and usage)
Ans. The proposed project has provisi on for treatment of sew age. The quanti t y of
treated w ater from STP w ill be used to meet the flushing requirement , makeup w ater for boiler & horticulture requirement. The detai ls of recycling and
its usage are provi ded in attached w ater balance chart.

2.5. W ill there be diversion of wat er f rom other users? ( Please assess t he impacts of
the project on other exist ing uses and quantit ies of consumpt ion)
Ans. Since there is minimal dependency on public supply, t here is no di version
of w ater from other users. The w ater suppl y for the proposed project is from
stored rain w ater, w ell w ater and recycl ed w ater and hence t here w ill be
minimum impact to the surrounding.
2.6. W hat is the increm ental pollution load f rom wastewater generated f rom the
proposed activit y? ( Give details of the quantities and composit ion of wastewater
generated f rom the proposed activit y)
Ans. There w ould be no incremental pollution load from w astew ater generated
from the proposed acti vit y because the w hole w aste w ater of this project
w ould be treated t hrough proposed STP w ithin the project a rea and the
treated w ater from STP w ill be partiall y re-used and minimal discharge
outside the project site. Therefore, minimal impact envisage outside the site.
2.7. Give details of the water requirements m et f rom water har vesting? Fur nish details
of the f acilities creat ed.
Ans. The ground w ater tabl e is high in the area and hence recharging of
rainw ater through infiltration pit is not possible. Rainw ater harvesting is
done through storage of roof rain w ater in a pond to be constructed. The
source of w ater for the proposed project w ill be w ater from Rain w ater /
ponds to be constructed w ithin the si te for meeting the w ater requirement
for non-flushing activities.

Ans. As per t he soil investigation report, soil quality is sandy cla y w ith
vegetation, dense w hite medium sand & dense fine sand in nature. Due to
these factors, the percolation to the ground before the site development i s
very poor. Further, it is proposed to have rain w ater storage tanks/ponds.
The excess runoff from the site w ill be properl y cha nneli zed to the ext ernal
drain and w ill be discharged onl y af ter de -siltation & oil removal to the
drain. Due t o these measures, there w ould not be any incremental l oad and
w ill not cause an y f looding or w ater logging.
2.9. W hat are the impact s of the proposal on the ground water? ( W ill there be tapping
of ground water; give the details of ground water table, recharging capacit y, and
approvals obtained from competent authorit y, if any)
Ans. The ground w ater table is high in the area and hence recharging of
rainw ater through infiltration pit is not possible. Rainw ater harvesting is
done through storage of roof rain w ater for w hich tanks w ill be constructed.
The source of w ater for the proposed project w ill be w ater from Rain w ater
storage tanks / ponds fo r meeting the w ater requirement during rainy da ys concurrent use and stored for non -rainy days and open w ell at site for
meeting the w ater requirement for non -flushing acti viti es and hence the
availabilit y of w ater is ensured and due to the reasons mention ed above, the
dependency on ground w ater w ill be minimal. Further, t here is provi sion of
use of ground w ater during non -rainy days and failure of public suppl y for
the domestic (non -f lushing) requirement. The project proposes to use w ater
from large diamet er open w ell to be constructed w ithin the premises as an
alternate source of w ater .

through surface run -off. Proper & regular housekeeping of the construction

plastic bottles & carry bags, packaging materials, hand gloves, etc.

2.12. W ill the deployment of construction labourers part icular ly in the peak per iod lead
to unsanitar y conditions around the pr oject site (Just if y with proper explanation)
Ans. The proposed project has provisi on of labor colony and the d omestic
sew age w ill be channeliz ed to the mobile STP for treatment of sew age during
the construction period to handl e the sew age. Also, it proposed to enhance
the existing bio-bi n system f or disposal of food w aste from labor colon y.
Al so, it is proposed to have a dedicat ed staff for good house keeping of the
construction site premises and the labor colon y premises. These measures
w ill ensure good hygienic conditions around the labor col ony.

2.13. W hat on -site f acilities are provided f or the collect ion, treatment & saf e disposal
of sewage? (Give details of the quantities of wastewater generat ion, treatment
capacit ies with technolog y & f acilit ies f or recycling and disposal)
Ans. The project ha s provision of mobile STP for the treat ment of sew age during
construction phase and STP of 120 KL capacit y w ithin the project premises
to treat the sew age during operation phase. The technology for the treatment
of the sew age is up to tertiary treat ment te chnol ogy. The total quantit y of
sew age generation w ill be 92.82 KL / day. The treated w ater w ill be partiall y
recycled for meeti ng the flushing , boiler & horticulture w ater requirement.
There w ill be minimal sew age discharge from the proposed project premi ses
after devel opment of the proposed project.
2.14. Give details of dual plumbing system if treated waste is used f or f lushing of
toilets or any other use.
Ans. The treated w aste w ater from the proposed Sew age Treatment Plant during
the operation phase of the project w ill be used for flushing & horticulture
purposes and for w hich dual plumbing system is proposed.

Ans. There are some local nati ve trees and different varieties of shrubs, herbs,
climbers exi sting at site. For the development of the proposed project, there
w ill be clearance of the exi sting trees & different varieties of shrubs, herbs,
grass & climbers . Further, as per The Keral a Promotion of Tree Grow th in
Non-Forest areas ( Amendment) Act, 2007, f or cutting of the trees in the list
of trees found in si te, it does not require permission.
3.2. W ill the constr uction involve extensive clear ing or modif icat ion of vegetation?
(Provide a detailed account of the trees & vegetat ion af f ected by the project)
Ans. There are some local nati ve trees and different varieties of shrubs, herbs,
climbers exi sting at site. For the development of the proposed project, there
w ill be clearance of the existing trees & different varieti es of shrubs, herbs
& climbers. As per the Kerala Promotion of Tree Growth in Non -Forest
Areas (Amendment ) Act, 2007 , no permission is requi red for cutting of
these trees.

Ans. The proposed project is Residential cum Commerci al project and it w ill not
increase atmospheric concentration of gases, the project has provision of
D.G. Sets for standby arrangement of electricit y and w ill run onl y during

the rules and regulations of Stat e Pollution Control Board and Central
Pollution Control Board.

Ans. During construction phase, there w ill be generation of dust & smoke due to
this project development . The dust generation during construction phase
w ill be controlled by enc losures at appropriate locat ions and also b y
sprinkling of w ater for suppression of dust. The gas/smoke generation
expected is from D.G. sets onl y and t he gases w ill be vented out through
stack of appropriat e height.

Ans. The proposed project w ould provide vehicle parking facilities w ithin the

guidelines. The t otal number of parki ng proposed is for 262 Cars+ 35 T/W.

entry and exit to the proposed project site . The proposed site development
w ill provide minimum dri ve w ay as per KM BR at all around t he building
blocks for eas y & smooth vehi cular movement.
The project site i s located at adjacent to 24.0 m w ide Palayam Airport road
w hich connect the site to Thiruvananthapuram Cit y . The nearest railw ay
station (Pettah Rai lw ay Station) is about 0.70 km. and Thiruvananthapuram
International Airport is at about 2 Km. aw ay from the project site .

Ans. The conceptual plan clearl y show s the internal t raffic management w ith

easy access to the building w ith provision of parki ng for physicall y

Ans. The proposed project is Residential cum Commercial project and there

movement w ithin the project site. The project has provisi on of large area for
the parking for the vehi cles and the parking arrangement w hich is planned,
that there w ould be easy movement of vehicles w ithin the projec t area and
smooth movement is provi ded for the vehicles to reduce the traff ic
congestion.

5.6. W hat will be the impact of DG sets & other equipment on noise levels & vibr ation
in & ambient air qualit y around the proj ect site? Provide details.
Ans. The D.G. sets w hich w ould be used for the project w ill be w ith sound proof
acoustic enclosures and hence there w ill be no impact to the surroundings.

any vibration impact to the site sur rounding.
The flue gases from the D.G. sets w ill be vented out through st ack of

Ans. The expansi on of the proposed project site is the part of existing inst itution
plot area. Therefore, the proposed project is not envi saged in no w ay w ork
as an obstruction of view .
6.2. W ill there be any adverse impact s f rom new constr uctions on the existing
structures? W hat are the consider ations taken into account ?
Ans. The Residential cum Commercial project is w ithin the exi sting plot area and
no new land is required for expansion. There w ill be no any adverse impacts
due to the devel opment of the proposed project .
6.3. W hether there are any local considerations of urba n f orm & urban design
inf luencing the design criter ia? They may be explicit ly spelt out.
Ans. The proposed project w ould be constructed in conformit y w ith the Kerala
Municipal Building Rules ( KMBR).
The site is falling in Corporation limits therefore, the ext ernal infrastruct ural
services viz. w ater suppl y, electricit y suppl y, st orm w ater drainage &
sew age facilit y, road connecti vit y, common solid w aste disposal facilit y, fire
fighting and health & educational i nstitutions are available w ithin the
vici nit y.
As per seismic classification, the project site falls in Zone -III. No reported
cloudburst in the area. Al so, there is no hill y area around the project site,
there is no chance of landslide. Struct ural design aspect s as per the seismic
codes IS 1893 (2002), IS 13920 ( 1993) and IS 456 (2000) as applicable w ould
be incorporated in our project.

6.4. Are there any anthropological or archaeological sites or artef acts nearby? State if
any ot her signif icant f eatures in the vicinit y of the proposed site have been
considered.
Ans. There is no report of existence of an y ant hropological or archaeological
site nearby t he project area. The proposed project is l ocated in Municipal
Corporation limits. The vicinit y map show ing the site & surrounding area i s
provided at Annexure 3.
7.0 SOCIO -ECONO MIC ASPECTS
7.1. W ill the proposal result in any changes to the demographic struct ure of local
populat ion? Provide the details.
Ans. The proposed project is residential cum commercial project. During
operation phase, on full occupancy of the project, the maximum population
expected is 2,500 persons (fixed / floating) and hence there w ill be influx of
people to the project area and surrounding.

BUILDING M ATERI ALS

Ans. The proposed project is a residential cum commercial project and the all
buildings are not a centrall y air conditioned building, the selection of
building materials plays a major role in the energ y consumption. The
proposed project w ill make all attempts to use to avoi d building material s
w ith high embodied energy. Cement bl ocks & hollow blocks w ill be replaced
w ith country made red bricks. Further, the river sand w ill be replaced by
manufact ured sand from stone crushers. The glass used w ill be low
emissi vit y and havi ng U val ue as per ECBC norms.

8.2. Transport and handling of materials during construct ion may result in pollution,
noise & public nuisance. W hat measures are taken to minim ize the impacts?
Ans. All vehicles w hich bring construction material to the site w ould possess
Pollution Under Control Certificates ( PUC). All vehicles w ould be of close
body to avoid spread of dust from the loose mat erials, and vehicles w hich
bring sand, stone dust, etc. w ould ensure that the above mentioned mat erial
are properl y w etted duri ng transport ation to avoid dust generation. Pucca
Road to be made in the construction site for the vehicle movement so that
the dust generation due to the vehicular movement w ithin the project sit e
can be minimized. Stacking of construction material shall be confined to the
project site onl y. Al l the D.G. Set s w ould have attached w ith Acoustic
Enclosure for the sound pollution control and all sound generating
construction acti vit y to be minimized. Further barricading of the site w ith GI
sheets of 10 ft height in t he si de abutting the public road during
construction phase.

Ans. The plastic ( non-biodegradable solid w aste ) w ill be used along w ith coal
tar during the construction of internal roads. This w ill increase the life of

proposed project w ill have provision of pow er saving and maximum natural
light w ill be provided to minimize energy consumption. Other measures are:
Savings in energy by t he use of LED lamps.

Appropriate setbacks are proposed in the buildings for getting natural
lighting to the interior areas of the buil ding.

ENVI RONMENTAL MONITORI NG PL AN

The envir onmental monitor ing programmed is a vital process in the management Plan
f or any construct ion project. This helps in signaling the pot ential problems that would
result f rom the proposed project and will allow f or prompt im plementation of eff ective
corrective measures. The environmental monitoring will be required during
construct ion and operational phases.
Water Qualit y and Public Health
Since water cont aminat ion leads to var ious water r elated diseases, the project
author ities shall est ablish a procedure f or water qualit y sur veillance and ensure saf e
water f or the consumers. A detailed epidem iological study related to wa ter borne
diseases shall be carried out and the data shall be complied f or ever y year in the
project area. This data would help the authorit y in f inding out the trends f or incidence
of water related diseases prevalent in the area, which would help them to take
suitable remedial measures f or reducing or er adicat ing the occurrence of these
diseases in f uture.
W ater qualit y param eters shall be monit ored bef ore and af ter the completion of the
project. Monitoring shall be carr ied out on quarterly basis to cover seasonal
var iat ions. W ater qualit y shall be analyzed by applying the standard techniques. The
parameters recommended f or monitor ing are as f ollows :
