Provide a recommendation to Council regarding approving the Final Plat of Section Nine of the
Nottingham Estates Subdivision as recommended by the Troy Planning Commission. This plat was
submitted by Jessica Minesinger for Nottingham Development, Inc. The Final Plat is in general
conformance with the Preliminary Plan approved by the Planning Commission.

SUBJECT:

FINAL PLAT RECOMMENDATION, NOTIINGHAM ESTATES SUBDIVISION SECTION NINE

At the January 13, 2016 meeting of the Troy Planning Commission, the Final Plat of Section Nine of the
Nottingham Estates Subdivision was submitted for review and recommendation. This plat was submitted by
Jessica Minesinger for Nottingham Development, Inc. The Final Plat is in general conformance with the
Preliminary Plan approved by the Planning Commission. Other details reviewed are:

Section Nine consists of 15.152 acres;


There will be 25 buildable lots on 8.741 acres, and eight flood plain lots on 3.658 acres. The flood plain
lots will be linked to the buildable lots but are not considered buildable;
The zoning is R-38, Single-Family Residence District, with a minimum lot size of 12,000 square feet,
with actual lot sizes ranging from 12,022 square feet to 27,780 square feet;
Fees-in-lieu of dedicated green space have been accepted by the City; and
There is right-of-way dedication of 2. 753 acres- Haverhill Drive and Loxley Lane.

Information reviewed by the Commission is attached, including a copy of the plat map and a location map.
By unanimous vote the Troy Planning Commission recommends to the Troy City Council that the final plat of
Nottingham Subdivision Section Nine be approved, including the dedication of right-of-way. This matter is
forwarded herewith for consideration of Troy City Council.
