Scope of Work-Plumbing

All work to be performed in strict accordance to the contract documents and shall
include, but not be specifically limited to the following:
Plans and Specifications by PRW Architecture, Inc. dated July 6, 2010. Instruction to
Bidders and Special Instruction to Bidders dated October 4, 2010. Exhibits B, C, D, E,
E1 and Schedule F. Geotechnical Report prepared by Shannon & Wilson, Inc. and
Materials Testing dated October 2003.
Scope of Work outlined below will also be incorporated into this agreement. These
items may or may not be clearly defined or identified in the contract documents.
(Note: Provide means furnish and install).
1. Furnish and install all work in strict accordance to the General Requirements
Division 1 complete, Division 22 complete along with all applicable specifications, local
codes and practices, and all items required in the bid documents.
2. Provide labor, materials, tools, task lighting, temp power, hoisting, equipment,
layout, transportation and miscellaneous items required to complete the PLUMBING
work per the plans in full. Provide housing and per diem, if required, for workers.
3. Clean-up. If debris is noted, Contractor will get with Subcontractor, discuss debris
and issue a 24 hour clean-up notice in writing. If in 24 hours the debris is not removed,
Contractor will have the debris removed at a starting fine of $500 plus the costs
associated with removing the debris.
4. Provide all permits, fees and taxes associated with this scope.
5. Subcontractor to be present for all inspections involving Subcontractors work.
6. Provide fines material (sand or pea gravel) for pipes to rest on in trenches.
7. Provide water heaters, sinks, lavatories, water closets, disposals, washer hook-ups,
pipes, fittings, floor drains, cleanouts, faucets, valves and all miscellaneous items
necessary to make a complete and operational plumbing system. System shall be in
compliance with all applicable codes from all governing jurisdictions. All fixtures in
type A units shall be ADA compliant.
8. Provide all necessary components for hydronic piping for the HVAC system.
Coordinate work with HVAC contractor to provide a complete and operational HVAC
system.
9. All materials are to be new.
10. Provide all pipe hangers, supports, etc. necessary for installation of plumbing
system.
11. No structural framing member may be cut, notched, moved or otherwise damaged
in any manner. Site Superintendent must be notified immediately if any structural
framing is damaged in any manner. Drilling locations must be approved beforehand.
12. Provide stub in for fire sprinkler system from 5 outside of building into fire riser
room.
13. Make connection to water supply line (5 outside of building) and bring into
building. Make connection to sewer line (5 outside of building) and bring into building.
14. Provide backflow preventers per local code. Provide pressure reducing valves as
required.
15. Provide 16 square concrete apron at grade for plumbing cleanouts.
16. Provide cut outs in roof as necessary for vent stacks. Hole is to be cut no more
than 1 from stack. Furnish required flashing and boots for vent stacks.
