Instructions

1. The phone number at the cabin is (828) 675 - 4207. To make outgoing calls, use your calling
card or 1-800 numbers. Yancy County does have 911 services. The address here is 2160
South Toe River Road, Burnsville, NC 27814.
2. Check-In time is 3:00 p.m. Eastern Standard Time. An earlier time may be available if you
check with us.
3. You are in the Pisgah National Forest, so please be aware of the environment. All food and
trash must be kept indoors in order to avoid attracting wildlife.
4. You can dispose of trash and recyclables at the Yancy County Convenience center off
highway 80 north towards Celo, or anywhere you legally can. There will be a $10.00 charge
per trash bag left at the cabin.
5. Keep pets close, in the cabin, or on a leash. Please pick up after your pets in any
inappropriate areas.
6. NO indoor candles, please. If you would like to make a fire in the fireplace, wood must be
brought with you. We recommend “Pine Mountain” or similar brand artificial logs. They are
easy to light, burn clean and last a very long time. For use of the outdoor fire pit, please
have the hose from the back of the house at the ready to extinguish the fire at all times.
Never leave a fire unattended.
7. Please no smoking in the cabin!
8. We have provided coffee, filters and creamer. But we can’t be sure they are not depleted.
9. The brown and black couch in the second bedroom folds down to a full size bed. Pull the
couch away from the wall and lift up the bottom until you hear a click, then it will fold flat.
10. Please call Kim and Ken at 1-800-379-0013 if you need anything. You can also call our local
contact managers, Brownie or Sallie at 828-675-9718.
11. Please do not flush anything that is not supposed to be flushed. Remember, there is only
one toilet!
12. If for some reason you are unable to enter Serendipity, there is a telephone mounted on the
back of the house by the A/C unit. Our 800 phone number is listed there and you can call
us. Remember that cell phones will most likely not have service here.
13. Please leave furniture and items where you found them.
14. Please do not put food or grease down the drain, we are on septic.
15. Please check expiration dates on condiments and other food items left in the cabin before
consuming.

Departure time is 12:00 noon Eastern Standard Time. Before you leave, please….

1. Strip the beds that were used and leave any dirty linens on the floor or start a wash.
2. Leave any dirty towels on the floor, or start a wash.
3. Take trash with you, there will be a $10 charge per bag left with us.
4. Leave clean dishes in the dish drainer or start the dishwasher.
5. Leave key on the kitchen island and lock door with the thumb lock.
Tips
1. Stop at a grocery store coming in to the cabin, or bring a cooler full of food from where you
are coming from. Sometimes you just don’t want to leave the cabin to eat out after you are
settled. There are not a whole lot of restaurant choices that are close by. There is an Ingles
shopping center in Burnsville and a Food Lion in Marion. There are convenience and gas
stores along Highway 80 within about five or ten minutes. Spruce Pine, Burnsville and Little
Switzerland are all within about 20 – 40 minute drive. The Mt. Mitchell Golf Club has a bar
in the public entrance off Hwy 80. Don’t forget the phone cards if you need to make long
distance calls. We left supplies like coffee and condiments, but we don’t know if they have
been replenished. If you are going to use the BBQ, you will need a small bag of ready to light
charcoal, just in case. The grill is in the back please pull it away from the house to use.
2. The Park Service has a headquarters on 19 West just before Ingles and has the most up-to-
date info on the park and trails.
3. There is a payphone in the Black Mountain Campground. Make a right out of the drive and
follow the forest road to the campground entrance. Check your phone card rules, some take
a huge amount of your minutes if you use a payphone (but not the case in the cabin).
4. There is no cell phone service at the cabin, or in Burnsville (at least we don’t get it!). The
Blue Ridge Parkway and Marion seem to get service for us (Sprint). We also pop in and out of
service on the overlooks. This is why we recommend phone cards.
5. Take garbage with you when you go out. It is easier to dispose one bag at a time rather than
ten and you can’t store the garbage outside.
6. We have tried unsuccessfully to light a fire in the fireplace with firewood. We are from
Florida! Firewood is often damp and full of bugs so you need to keep it on the porch in the
metal tub. If you want real firewood for the fireplace or the outdoor ring, putting a “Pine
Mountain-type” log on top will start the fire well, or pick up some fire starters. We have
found that the best, most reliable, cleanest burning and longest lasting logs are those “Pine
Mountain” types (any brand will do). You just light the corner of the bag, and you are good to
go for hours! They can also be kept indoors.
7. The leather couch has a recliner on each end.
8. There are games, toys, books, puzzles and videos under the TV armoire. The table with all
the drawers under the radio is a game table. Please take care to keep all the pieces together.
9. For our littlest guests, there is a tub spout cover and bath mat in the bathroom vanity.
There are no other childproof measures taken, so keep a keen eye on them.
10. If you have a special bond with your pillow, bring it along!
11. If you are bringing pets, we have a pet food dish and water dish kept in one of the cabinets in
the kitchen if needed. Please wipe up the excess water by the water dish before it soaks into
the floor. Please do not allow pets on the bedding or couches. We are very happy to give
your pet a fantastic vacation too! Any excessive dog hair or damage will require extra
cleaning and will be taken from your deposit. We have had dogs chew furniture and toys, etc.
so crating your pet might be a good idea if you are going out for a while.

I. Coming from I-40:

A. Through Marion

1. Take 221 to Hwy 70 West until you come to Hwy 80 just outside Marion. Go north toward
the Blue Ridge Parkway.

2. Go past Lake Tahoma and travel through a beautiful forested area on a curvy road,
passing several trout farms where you could stop and fish for your meal. They'll clean the
fish for you and you can take it with you.

3. You travel under the Blue Ridge Parkway, which is 4.5 miles from the cabins. Continue
north on Hwy 80 through a small community named Busick. You will pass a small store and
restaurant. Continue until you see a sign that says "Black Mountain Campground". Follow
the sign.

4. Turn off Hwy 80 (see Picture #1). You'll see


condos on the edge of Mt. Mitchell Golf Course.
You are now on South Toe River Road and are
about 2 miles from the Cabins. This road
changes from asphalt to gravel as you enter
Pisgah National Forest (see picture #3 on last
page). Continue on the gravel for about 1 mile.
You will pass a picnic area by the South Toe
River on your right. Continue until you cross a
bridge. Serendipity will on your right, the
driveway is just past the sign on the mailbox
(see picture #4 on last page). Picture 1

B. Through Old Fort

1. Take Hwy 70 off at Old Fort and continue north on 70 until you reach Hwy 80. Turn north
toward the Blue Ridge Parkway.

2. Turn off Hwy 80 (see Picture #1). You'll see condos on the edge of Mt. Mitchell Golf Course.
You are now on South Toe River Road and are about 2 miles from the Cabins. This road
changes from asphalt to gravel as you enter Pisgah National Forest. Continue on the gravel
for about 1 mile. You will pass a picnic area by the South Toe River on your right. Continue
until you cross a bridge. Serendipity will on your right, the driveway is just past the sign on
the mailbox (see picture #4 on last page).

II. Coming from I-26 (west of Asheville) or I-40 west of Asheville:

1. Connect with I-240 traveling east and continue on 240 until you reach 19/23 North. Pass
by Weaverville and Mars Hill exits.

2. Exit to the right with Hwy 19 as it turns toward Burnsville.

3. Continue on Hwy 19 passing through Outer Burnsville toward Spruce Pine. Travel for 4.3
miles east of Burnsville

4. Turn south onto Highway 80 (South) and travel for.6 miles passing through Micaville and
turn at the Micaville Cafe, staying on Hwy 80 (south). Stay on Hwy 80 for 11.6 miles through
Celo and Hamrick communities. Pass the Carolina Hemlocks Campground. You'll see Mt.
Mitchell Golf course on your right.

5. When you pass Albert's Inn, veer off hwy 80 and


go to the stop sign (very short distance, see picture
#2 to right). Turn off Hwy 80. You'll see condos on
the edge of Mt. Mitchell Golf Course. You are now on
South Toe River Road and are about 2 miles from
the Cabins. This road changes from asphalt to
gravel as you enter Pisgah National Forest (see
picture #3 on last page). Continue on the gravel for
about 1 mile. You will pass a picnic area by the
South Toe River on your right. Continue until you
cross a bridge. Serendipity will on your right, the
driveway is just past the sign on the mailbox (see
picture #4 on last page).

III. Coming from Spruce Pine

Take 19 West out of Spruce Pine until you reach the turnoff for Hwy 80 South. Turn south
onto Highway 80(South) travel for .6 miles passing through Micaville and turn at the
Micaville Cafe, staying on Hwy 80 (south). Stay on Hwy 80(south) .6 miles through Celo and
Hamrick communities. Pass the Carolina Hemlocks Campground. You'll see Mt. Mitchell Golf
course on your right. When you pass Albert's Inn, veer off hwy 80 and go to the stop sign
(very short distance). Turn right onto South Toe River Rd. You'll see condos on the edge of
Mt. Mitchell Golf Course. Turn off Hwy 80 (see picture #2 above). You'll see condos on the
edge of Mt. Mitchell Golf Course. You are now on South Toe River Road and are about 2 miles
from the Cabin. This road changes from asphalt to gravel as you enter Pisgah National Forest
(See picture #3 on last page). Continue on the gravel for about 1 mile. You will pass a picnic
area by the South Toe River on your right. Continue until you cross a bridge. Serendipity
will on your right, the driveway is just past the sign on the mailbox (see picture #4 on last
page).

IV. Coming from the Blue Ridge Parkway

Check road conditions and closures. http:/www.nps.gov/blri/

Exit the Blue Ridge Parkway at Hwy 80 North towards Burnsville. Exit is at milepost 344,
four miles north of the Hewat Overlook. Continue north on Hwy 80 for about 2.5 miles through a
small community named Busick, where a small store and restaurant are located continue going
down the mountain until you see a sign that says "Black Mountain Campground." Follow the sign.
Turn off Hwy 80 (see picture #1 on first page). You'll see condos on the edge of Mt. Mitchell Golf
Course. You are now on South Toe River Road and are about 2 miles from the Cabins. This road
changes from asphalt to gravel as you enter Pisgah National Forest (See picture #3 below). Continue
on the gravel for about 1 mile. You will pass a picnic area by the South Toe River on your right.
Continue until you cross a bridge. Serendipity will on your right, the driveway is just past the sign
on the mailbox (see picture #4 below).

Rental Agreement
THIS IS A VACATION RENTAL AGREEMENT UNDER TITLE NORTH CAROLINA VACATION RENTAL ACT
(VRA). THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND
INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND
EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR
TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR
ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL
(G.S. 42-A) VRA DOES NOT APPLY TO RENTALS FOR BUSINESS OR EMPLOYMENT PURPOSES.

Landlord’s Obligations and Responsibilities - The Landlord is responsible for the following duties and responsibilities with
regard to the property: (A) Comply with all current applicable building and housing codes. (B) Make all repairs and do
whatever is reasonable or necessary to put and keep the property in a fit and habitable condition. (C) Keep all common
areas of the property in a safe condition. (D) Maintain in good and safe working order and reasonably and promptly repair
all electrical, plumbing, sanitary, heating, ventilating and other facilities and major appliances. (E)Provide operable smoke
detectors. Landlord shall annually place new batteries in a battery operated smoke detector.

Tenant is expected to care for the property as if it were their own. Tenants are notified that the North Carolina ”Vacation
Rental Act” provides certain obligations on the Tenant regarding care and use of the property and Tenant agrees to be
bound and responsible for the provisions contained therein. In additions, Tenant acknowledges that unless Agent is
notified on day of check-in of any damage or cleaning concerns, then thereafter, all damages or concerns to the property
during the occupancy will be Tenants responsibility and must be reported to AGENT and paid prior to departure.
Rearranging of furniture is permitted, as long as it is put back the same way it was found. Tenant must leave the property
in a clean condition

Tenant has been provided a copy of the cabin instructions/rules. A copy of the instructions/rules is posted in the cabin and
on the cabins web page.

A copy of the North Carolina Vacation Rental Act is available in the cabin as well as on the cabin’s web page. If the
Tenant or any member of his party violates any of the terms of this agreement, the Agent may, at the Agent’s sole
discretion, terminate this lease with no refund of the used portions of the rents unless the property is able to be re-rented,
and may enter the premises and remove Tenant, the members of his party and their belongings. Tenant is notified that
they will be subject to an expedited eviction procedure pursuant to the “Vacation Rental Act”.

LOST, STOLEN OR ABANDONED ARTICLES. Neither Agent nor Owner shall have any responsibility for lost, stolen or
abandoned items.

INDEMNITY: The Tenant agrees to release and indemnify the Owner and His Agent from and against al
liability, should anyone be injured upon the premises during the term of the lease, resulting from any
cause whatsoever, except in the case of personal injury caused by the negligent act of the Owner, his
Agent or the Agent’s employees

ACKNOWLEDGMENT - Tenant acknowledges they have reviewed and understand the terms of this lease and agree to
be bound thereby. By receiving this paper in the welcome packet, tenant agrees to all its terms.
