This chapter will describe the detailed components of the project as well as all
associated infrastructural requirements.

Site Ownership
The Parc de Mont Choisy IRS Phase 2 Site belongs to Compagnie Sucrire de Mont
Choisy (now Compagnie de Mont Choisy Limite) authenticated by Notary Public Me
Didier MAIGROT, whose certificate is attached in Appendix A. Mont Choisy Property
Development Limited, the Promoter of the IRS Project, is a subsidiary company of
Compagnie de Mont Choisy as per the letter, attached in Appendix A, signed by the
Company Secretary.
2.2.2
The Parc de Mont Choisy IRS Phase 2 site forms part of the greater Mont Choisy
Domain which is privately owned by Compagnie Sucrire de Mont Choisy Lte (now
Compagnie de Mont Choisy Limite). The site is shown in Figure 2.2.2.1, a
reproduction of the Northern part of Ordinance Survey Mauritius at scale 1:25 000.
The Mont Choisy Domain is partly under sugar cane cultivation and partly under bushes
and trees.
It is accessible via the Mon Choisy - Cap Malheureux B13 Coastal Road which
connects to Grand Baie Road (A4).
The Mont Choisy Domain extends over 682Ha0134 m as shown in the ownership plan
prepared by SAGITERRA Ltd and reproduced in Appendix B.
It will be noted that the plot earmarked for the Parc de Mont Choisy Phase 2 IRS
occupies an extent of 4Ha0902m and is bounded as follows:
To the North, East and West by lands belonging to Compagnie Sucrire de Mont
Choisy Lte (now Compagnie de Mont Choisy Limite), which will be used for the
future Golf Course

prepared by SAGITERRA Ltd, sworn land surveyor and reproduced in Appendix B.

Site Occupancy
With reference to the topography survey in Figure 2.2.5.1, the Parc de Mont Choisy
Phase 2 Site features two (2) stable blocks and four (4) Residential Units.
Part of the site, of an extent of 20,345m is currently under sugarcane field.

Site Topography
The Site has been surveyed with a minimum of bush clearing, over the 4Ha0902m.
The topography survey is given in Figure 2.2.5.1, levels being referred to Mean Sea
Level.
The Topography Plan, duly signed by Sworn Land Surveyor Girish BEECHOO of
SAGITERRA Ltd, is attached in Appendix B in pursuance to Clause 18 (1) (c) (ii) of
the EPA (2002).

The Promoter

The development strategy of the Parc de Mont Choisy IRS Phase 2 will be the
responsibility of Mont Choisy Property Development Limited.
2.4.2
The Promoters have appointed the following Consultants to provide legal, engineering
and project management services in connection with the Project.
2.4.2.1
Project Management
The project management will be carried out by Mont Choisy Property Development
Ltd.

The Master Planning and Architectural Works of the Parc de Mont Choisy IRS Phase 2
has been entrusted to:
HG Arts Ltd of Suite 003G, Grand Baie Business Quarter, Chemin Vingt Pieds,
Grand Baie will be the local representative, (Architect of Record).

Environmental Consultant

Civil and Structural Engineering services have been assigned to Servansingh Jadav &
Partners Consulting Engineers Limited, 7, Remy Ollier Street, Beau Bassin.

The Quantity Surveyor assigned to the project is MLC Quantity Surveyors (Pty) Ltd,
Block 1, 1 Clarens Fields, Medine Business Park, Black River Road, Bambous.

SAGITERRA Ltd are responsible for the topographical surveys, in compliance with
Clause 18(1) (c) (ii) of EPA 2002.
2.4.2.8
The landscape creation, design and development tasks have not yet been assigned.

cover of the site with a view to establishing the Floral Baseline Data for the Project.
