RENTAL AGREEMENT

THIS AGREEMENT OF LEASE IS MADE AND EXECUTED AT


Hyderabad ON THIS 15rd OF August, 2014 (15-08-2014) BETWEEN:

Hereinafter called the THE LESSOR of ONE PART (which expression
the Lessor/s shall wherever the context so requires or admits means and
include his/her/ their heirs, executors, administrators, legal representatives
and assigns) and

Hereinafter referred to as THE LESSEE of OTHER PART (which


expression the Lessor/s shall wherever the context so requires to admits
mean and include his/ her/ their heirs, executors, administrators, legal
representatives and assigns) is as follows:
The Lessor is the sole and absolute owner of the premises bearing,
hereinafter referred to as the SCHEDULE PREMISES.
The Lessee and the Lessor have agreed to accept the lease of the
premises subject to the terms and conditions setout.
NOW THIS AGREEMENT WITNESSETH:
1. RENT: The monthly rent payable by the Lessee to the Lessor for
the Schedule Property shall be Rs.19000/- (Rupees nineteen
thousand only)
2. DURATION OF LEASE: The Schedule Property is leased to
Lessee for residential purpose only for a lease period of Eleven
(11) months only from 15st day of August 2014, and is subject to
renewal after expiry of 11 months under mutually agreed terms and
conditions by the Lessor and the Lessee with an enhancement of
minimum 10% of the monthly rent or market correction as per
prevailing rates whichever is higher.

3. DATE OF OCCUPATION: By the Lessee is 15st day of August


2014.
4. DEPOSIT: The Lessee has paid an amount of Rs.57000/(Rupees Fifty seven thousand only) by way of Cash/ Cheque
bearing No.., dated..., drawn on:
Bank is Interest free Security
Deposit. The Lessor shall, however refund the deposit amount
after deducting charges,penalties and damage charges( if any) to
the Lessee, if the Lessee vacates the premises prior to the lease
period or on termination of lease period whichever is earlier.
5. MODE OF PAYMENT: The rent should be paid in advance by 5 th of
the month by cheque. The Lessee will be giving 10 post dated
cheques for the term of this agreement.

ELECTRICITY & MAINTENANCE & OTHER CHARGES: The


Lessee shall pay the same to the concerned department every month
regularly.
7. TAXES: The Lessor shall pay all existing and future taxes such as
house tax, ground tax, betterment charges, cess charges and any
other taxes levied by the appropriate authorities in respect of the
said premises.

MAINTENANCE: The Lessee shall keep the premises fittings and


fixtures in good conditions and shall not cause damages or
breakages to the premises, fixtures, and fittings in any way
whatsoever except for reasonable wear and tear only. The lessee
will be responsible for Amc/servicing charges on Glass hob
,Chimney and others if any .The lessee will make good any
damages incurred for the fixtures , the keys lost if any for the
cupboards, rooms,paint work ,etc

SUBLETTING: The Lessee shall not assign, transfer, sublet or part


with the possession of the premises or any part thereof to any one
else without the prior permission of the Lessor.

10. USE OF PREMISES: The Lessee shall use the premises for
Residential Purpose. They shall not use the same for any
godown/commercial purpose.

11. ADDITION AND ALTERATION: The Lessee shall not make any
additions and alteration in the premises without written consent of
the Lessor. If any damage to the Schedule Premises or the fittings
and fixtures of the premises is noticed, then the Lessor out of the
Security Deposit of the Lessee shall recover such cost of the
damage.
12. INSPECTION: The Lessee shall permit the Lessor to inspect the
premises by giving prior intimation at all reasonable hours of the
day,
13. EARLIER TERMINATION OF LEASE:
a.The Lessee/Lessor can terminate the lease during its
operation by giving prior written one (1) month notice.The
rent will not be adjusted in security deposit after giving the
said notice and The security deposit will be refunded only
after eviction Handover and deduction of charges ,Return of
Keys and completion of repair work/Paint work if any etc.
B.The Lessor shall be entitled to terminate the lease in case of
default by the Lessee in payment of rent and other charges
including Electricity charges, maintenance charges for a period
of one consecutive months or for not complying with the terms
and conditions of the lease. In such cases, the Lessee shall
immediately vacate the premises without raising any objection
and without causing any delay.
a. That the both parties here to have mutually agreed that the
tenancy shall be terminated by giving one month notice in
writing and the flat has to be vacated before the end of the
calendar month, incase its later after the month start then he
will have to bear the rent of the said month also.
14. If The Lessee vacates before 11 months, he has to give two
months notice and pay one month rent as penalty or deduct the
same from the security deposit. (will not be applicable upon
renewal of agreement)
15. The Lessee shall pay a sum of Rs.1,500/- (Rupees one
Thousand five hundred only) while vacating the schedule
premises towards cleaning charges or the same amount will be
deducted from the security deposit.

vistas Consisting of: Three bedroom, hall, kitchen, attached bathroom,
toilets with water and electricity facility, R.C.C. roofed building following
fittings and fixtures.

All communication regarding the flat regarding issues for clarity if any
should be done on

signatures to this Agreement of Lease on the day, month and year herein
