RENTAL REQUIREMENTS

CONDITIONS

All Applicants applying for an apartment must be a minimum of eighteen (18) years of
age or older.
Applicants must have a verifiable social security number, current visa or other
federally issued paperwork stating status in the United States.
Applicants will be required to sign a Crime Free Addendum, and will be held to all
conditions stated.
Occupancy standards are 2 occupants per bedroom plus 1 additional occupant.

INCOME

Applicants combined income must equal 2.5 times the monthly rent.
Applicants must provide proof of monthly income in the form of; current employment
pay stubs, offer letter if new employment, tax returns from the prior year if selfemployed or works for tips, proof of student loans, 3 months of bank statements
showing consistent amount of 6 times the monthly rent, SSI letter, VA Benefits letter.

RENTAL HISTORY

Applicants must have at least 6 months verifiable current rental history.


Applicants with no previous rental history or history less than 6 months may be
approved on a conditional basis.
Applicants with a history of more than 5 late payments in a 12 month period may be
declined.
Applicants may not have ANY unpaid rents and/or prior outstanding landlord debt.
Applicants with negative rental history may be approved on a conditional basis or
possibly declined.

CREDIT AND BACKGROUND CHECK

A Credit Report and Background Check will be completed for every person eighteen
(18) years of age and older residing in the apartment.
All credit and background information is supplied through Resident Data / Credit
Retriever.
Credit scores will be based on overall credit worthiness; including acceptable account
ratios, rent to income ratios and the Fair Isaacs score provided by the credit bureaus.
Felony drug, murder, terrorism, and sex related convictions will result in denial.
Other felony and misdemeanors may be accepted after 7-3 years depending on the
offense.

All pending Felony charges will result in a denial.


Falsification of the rental application or failure to answer completely can result in a
denial.
Bankruptcies must be discharged.

CONDITIONAL APPROVAL

Applicants that are approved on a conditional basis may be asked to fulfill one or all of the
following conditions in order to have an approved application.

Written receipt of any outstanding rent and/or landlord debt.


Pay an additional security deposit and/or admin fee based on rental verification.
Have a qualified co-signer sign the lease to guarantee the rent.
Provide additional identification or address information.
Make all payments in guaranteed funds.

CO-SIGNER QUALIFICATIONS

Co-signers must have income equal to 5 times the monthly rent amount.
Have a mortgage in current standing or rental history for 3 years.
Background must be clear of any felony or misdemeanor arrests or convictions
against a person or property.
Bankruptcies must be discharged for more than 3 years.

paying a non-refundable application fee of $30.75 that will not be returned to me for any
reason.
