GENERAL NOTES

1.

Orientation

(a) Buildings should be oriented preferably N-S so as to allow maximum light and
ventilation inside. Keeping in view the wind direction and Vassthu if desired by the
users.
(b) Care should be taken to avoid direct glare of sunlight as far as possible.
(c) Light should preferably come from the NORTH in school bldg, workshops,
laboratories or any building requiring more intensity of light.
(d) For storage accn / hangers polycarbonate sheets should be used for natural
light..
(e) The layout/siting should be in conformity of the approved Zonal plan/master plan.

2.

Plinth Level

(a) Plinth of the buildings should be decided in relation with the adjoining roads,
preferably higher than the road level so as to avoid siting of the bldgs in a low lying
area. As general principle the plinth height will be kept 45 cm from av GL.
(b) The cutting and filling of the ground should be judiciously decided, keeping
economy in view possibility of stepping of buildings to be fully explored in a places
where ground is sloping.

3.

Chajjas/Sun Shades

(a)
Sun breakers/louvers should be provided especially on the western side of
reduce heat and specifically at places where air conditioning is required.
(b) Sunken windows may be provided wherever feasible
(c) Chajjas should be sloping downwards and should extend by 100mm (minimum)
on both sides of the windows

At the junctions of chajjas and walls covering shall be provided in cm (1:3) with
admixture of WPC.
(e)

Slope of 1 in 30 shall be provided on upper sides of chajjas to avoid seepage

(f)
Upper sides of chajjas shall be finished smooth in cm 1:3 with admixture of
WPC. This operation shall be done during plastering stage.
(g) Width of Chajjas should be 550/500/ 450mm for the Ground Floor, First Floor,
Second Floor etc respectively beginning from ground floor to avoid dripping from
Chajjas of higher storeys.
4.

Porch/Portico

(a) Proper care should be taken while designing Porch/Portico. The minimum size
should be 3.6m x 5m according to the size of the building and free movement of
vehicles.

5.

Roof

Roof will be non accessible & without parapet unless specifically catered for in BOO
or due to technical reqmt. The roof will be laid on slope as under
(i) Span upto 4.0 m
- 1:40
(ii) Span more than 4.0 m
- 1:60

6.

Groove in Plaster

Groove in plaster will be provided at the junction of bk work & RCC beam/ column.

7.

Form works

Form work shall be of steel plates. Steel scaffolding will be used. No wooden
scaffolding of timber/ ballies will be used.

5.

General Features

(a) Rain water pipes should be avoided in front and if provided be concealed as far
as possible. Rain water pipes will not be concealed in walls/ columns. They will be
concealed in separate casing of bk/RCC
(b) PCC drains wherever provided in front of the buildings should be covered to give
a neat appearance.

(c) Long monotonous facades should be avoided, but if provided, should be broken
by off sets and different surface finishes.
(d) Entrance Halls, Lobbies, Foyers should be planned to enhance the grandeur of
the buildings like HQ bldgs, Offrs Mess & other impt bldgs as decided at board stage.
(e)
Buildings should be planned to incorporate the latest architectural features
including flower boxes/local materials/local Architecture to provide a distinct identity.
(f) Roof should be laid in slope .Roof projections should be 600mm all around. If no
windows are provided on either side , 300mm roof projection will be given. Roof with
parapet can be planned if reqd for architecture features.
(g) Staircase should always be planned in the clock wise direction. Width of the stair
case & location will be based on NBC.
(h) Window cills wherever provided/feasible should be finished with Kota stone/PCC
(j) Powder coated/colour GI pipe/Aluminium railing to be provided wherever feasible
(k) Ventilation and lighting in Kitchens/toilets should be planned in such a way so
that foul smell/odours to escape easily and this can be done by providing
window/ventilators at the proper place and of proper size.
(l) Shaft should be of adequate size for a man to work comfortably in case of repairs
and cutouts to be provided in the facades to provide good air and circulation and
ventilation
(m)
Heights/locations of fitting and fixtures in kitchen/toilets to be provided
judiciously to facilitate easy movement.

6.

Colour Scheme

(a) Colour schemes provided for internal/external walls should be pleasing and
samples must be put on the walls before doing the finishes. Ext colour scheme will be
followed as per stn colour scheme.
(b) Colours likely to fade in short duration should be avoided.
(c) Colours preferably should be matched in contrast to give pleasing appearance,
Pale yellow and Brick Red/Terracotta combination to be avoided.
(d) For impt buildings, the external finish may be one of the following:(i) Grit Finish
(ii) Dholpur stone/Red Stone
(iiii) Acrylic finish

7.

Single living Accn

(a) Partition in cubicals to be of Gyp board/ calcium silicate.


(b) Stailess steel wash hand basin to be provided.

(a) Mud Phuska

(a) Apply primer conforming to IS: 3384-1965 @


0.50 kg/SM to the prepared surface, till the
surface is properly impregnated and the solvent
oil in primer shall be allowed to evaporate
completely.
(b) Apply hot bitumen straight run grade 30/40
(Grade S-35) conforming to IS: 73-1961 @ 0.70
kg/SM.

(ii) If no leakage/seepage noticed then


only further treatment to the roof will be
carried out. If seepage / leakage is
observed same will rectified by presser
grouting using polymers & cement ,\.
After the grouting , the roof will be
further tested for water tightness by

(c) Polyethylene film 150 micron (heavy duty)


conforming to IS: 2508-1977, laid with over laps
bonded with cold cut back bitumen adhesive,
overlaps being not less than 150 mm. The film
shall be natural or black in colour.
(d) Apply semi-hot straight run bitumen grade
30/40 (Grade S-35) conforming to IS 73-1961 @
0.70 kg/SM over the Kraft paper and pasted on
the Polyethylene film.
(e) Blinding material, such as sand in dry
condition, @ 0.5 to 1 kg/SM shall be dusted over
the bitumen indicated in (e) above.
(g) Mud Phuska treatment min 50 mm and av th
so as to achieve desired slope . Mud Phuska to
be covered with 40mm thick brick tiles toping
grouted in CM 1:3 & pointed with CM 1:3 using
crude oil @5 % weight of cement as per SSR per

200x200mm or 230 x 230mm in size, over 20mm
thick screed in cement mortar 1:4 jointed and
pointed in CM 1:3, .

Sunken Slab

Providing and laying water proofing treatment to All Stns


sunken portion of WCs, bathroom etc by applying
cement slurry mixed with Acrylic based polymer
modified cementitious composite compound
coating of make as approved in Technical
Instruction 5/2003 :-

RCC sunken slab shall be laid in slope
of 1:20 mixed with water proofing
compound and shall be tested for water
tightness by ponding of water for 72 hrs.

(i) 15mm thick plaster 1:4 cement sand mortar


with integral water proofing compound both on
floor and wall. The surface shall then be cured
and allowed to dry.
(ii) First layer of slurry of cement @ 0.488 kg/sqm
mixed with Acrylic based polymer modified
cementitious composite compound @ 0.253
kg/sqm. This layer will be allowed to air cure for
4 Hrs
(iii) Second layer of slurry of cement @ 0.242
kg/sqm mixed with Acrylic based polymer
modified cementitious composite compound @
0.126 kg/sqm. This layer will be allowed to air
cure for 4 hours followed with water curing for 48
hours.
(iv) The sunken portion shall be filled with lean
concrete 1:5:10 using bk aggregate.

rain water harvesting measures to utilize the surplus
monsoon run-off which otherwise goes waste.

Arboriculture

ZONAL SPECIFICATIONS

Arboriculture works are to be planned and executed in


terms of policy letter issued by GOI, MOD letter No
3(4)/97/DO-II/D(Works) dt 22 Oct 2002. The salient points
are given as under : (i)
To be sanctioned by CFA in areas where some
construction activity is in progress where some
accn has come up.
(ii)

Slection of trees and plants These would be


selected after detailed examinations of local
flora, in liaison with local state horticulture and
forest departments.

Coordination with bldg work One of the main


reason for damage to young plants is lack of
coordination with construction pgme. As such

erected around newly planted trees.

Water supply Requirement of raw water


supply to nourish saplings and hedges be kept
in view while drawing water supply scheme.
Alternatively, as far as possible supply of
unfiltered water should be arranged for watering
of trees, hedges, etc..

of ply wood shall be 3.5 mm, 6mm, and 12 mm as
required. Ply may be one side commercial and other side
teak face or both side commercial, as shown on drgs.

be less than 1 Kg for 60 RM length of Newar.

Common Burnt Clay Bricks
Common burnt clay building bricks (here after termed as bricks) shall conform to the requirements laid down in IS 1077-1986. Bricks
shall have minimum compressive strength 100 Kg/CM2 (Class designation 100).
The brick shall have smooth rectangular faces with sharp corner & slight round edges, and shall be well burnt, uniform in colour,
free from cracks, flaws, nodules of lime and emit clear ringing sound when struck.
Sampling and tests. Samples of bricks shall be subjected to the following tests.
Dimensional tolerance.
Water absorption.
Efflorescence.
Compressive strength.
Sampling .for carrying out the above tests, the samples of shall be done as per IS: 5454 at random according to the size of lot a
given in Table 1 below. The sample thus taken shall be stored in a dry place until tests are made.
Samples shall be taken as per details given below:Sampling from a stack.The brick stack, the stack shall be divided in to a number of real or imaginary sections and the required

etc. and other similar situation to ease up about corners.
(iii) Apply Primer conforming to IS: 3384-1965 @ 0.3 Kg/SM to be applied on prepared surface, till the surface is
properly impregnated .
(iv) After the primer has dried the membrane will be laid by torching to the surface .
(v)

Topping of polymeric membrane


(i) Roof slab -- Brick tiles 40 mm thick bedding layer of CM 1:4 and jointed & pointed in CM 1:4 . Linseed oil @
5% by weight of cement shall be mixed in cement mortar for screed and pointing to the brick tiles laid over 50 mm
thick PCC padding type Bo . After laying the curing shall be cured with water ponding.

(vi) Laying of polymeric water proofing membrane and bonded completely to the substrate & the overlaps are then
scaled/fused by flame as per manufacture instructions.
5.

Laying procedure are as under :(a) The membrane shall normally be laid in length at right angles to direction of the run-off gradient, commencing at
the lowest level and working up to the crest. The membrane shall be first cut to required lengths, brushed clean of
dusting material and laid out flat on the roof. Each length of membrane prepared for laying shall be laid in position and
rolled up for a distance of half of its length. The hot binding material shall be laid on to the roof across the full width of
the rolled membrane as the later is steadily rolled out and pressed. The excess bonding squeezed out at the ends
shall be removed as laying proceeds.
(b) When the first half of the membrane has been bonded to the roof, the other half shall be rolled up and then unrolled
on to the hot bonding material in the same way as per Para (v) a above.

(c) The minimum overlaps of 100 mm shall be allowed at the ends and sides of strips polymeric membrane. All
overlaps shall be firmly bonded by heating and fusing the layer of asphalt and melting the protective plastic film, but
taking care not to over heat this, as too much heat can harm the central polyethylene core, which is essential for water
proofing function.
6.

Overlap fusing methodology


(i) Keep the overlap open with the help of trowel and the direct the flame uniformly inside and towards both
membranes. Working the flame in opposite direction to the advance of the applicator.
(ii) When the asphalt starts to flow, the applicator should press both membranes with his foot; on the opposite side to
the hand holding the torch until a thin string of fluid asphalt appears, indicating correct fusing and bonding. During this
phase, the trowel should be worked with a back and forth, lengthwise motion, to homogenize the bonded area.
(iii) Apply a layer of blown grade bitumen (conforming to IS : 702) 85/25@ 1.2 Kg/Sqm.
(iv) Binding material, such as sand in dry condition @ 0.5 to 1.0 Kg/Sqm shall be dusted over the bitumen.

7.

Treatment around rain water pipe/rain water pipe.


The rain water pipe outlets (here after referred as drains) can be horizontal or vertical depending on whether they are
situated in the floor or in the parapet walls. In either case, the treatment is the same, although the difficulty of
application may vary. The correct execution of a drain should include the following steps.
(a)

Cut a strip of polymeric membrane 25 cm in width and length equal to the perimeter of the drain, adding 10 cm for
the overlapping. Flame bonds the part of the strip to be inserted into the drain. i.e. approx. 15 cm.

(b)

Cut the protruding end of the drain strip vertically upwards, with the aid of a heated trowel, into as may slits as are
necessary to then be able to press it downwards and flame bond it to the surrounding roof deck. Then, with the
help of the trowel and torch, go over the exterior of the drain to obtain an even spread of the asphalt and fill in all
the pores.

Cut a square piece of polymer membrane about 15 cm larger than the diameter of the drain. Flame bonds this
square over the drain opening, as centered as possible.

(d)

Then, using the heated trowel cut the part that covers the opening of the drain in to the shape of a star with 8
peaks. Fold the peaks outwards and heat them one by one with the torch and then insert them into the drain.
Pressing them down with your fingers to ensure perfect adherence.

(e)

The last step is to go over the inside of the drain, leveling of the surface. The drains shall be at least 15 mm lower
than the substrata, so that the extra thickness caused by the various layers of the polymeric membrane do not
cause unnecessary ponding of water.

Water proofing treatment to Parapets.


In vertical finished with polymeric membrane shall be cut in suitable length and width and should be adhered to the
parapets and taking up and over the top of the parapet wall in case of RCC parapet. The lower portion of membrane
shall be taken over wall/RCC slab joint and taken up to a length 150 mm horizontally and bonded effectively with
polymeric membrane as explained above. The membrane shall be protected with 15 mm thick cement mortar 1:4
plaster and PCC coping at top of the parapet.

9.

Testing
Frequency of test At least one test consist of three sample specimen at random from each lot. The Polymeric
membrane shall be got tested from the test house as mentioned here under:(a)Chemical & Meetallurgical services
