faster than the average annual energy consumption. The result is increasing pressure
on utilities to build expensive new peak
power plants to meet the growing demand at
considerable cost to ratepayers.

Solving this problem in a clean, sustainable and cost-effective way has the potential
to deliver tremendous benefits throughout
the United States both on the local and
national levels. In California alone, efficiently
reshaping this demand imbalance represents
an opportunity to save billions of dollars in
system benefits. With todays new technologies, the answer may be simpler than
one might think. In California and other hot
climate zones throughout the West, Midwest
and South, as much as 50 percent of the
peak load for a typical summer day is driven
by air conditioning use (see Figure 1). Focusing on how to satisfy A/C load is the number
one contributor to reshaping overall demand
and realizing these benefits.

It goes without saying that as thermally
driven peak demand is largely determined by
A/C load, facility managers have an enormous
opportunity to impact energy efficiencymaking a significant and positive contribution to the
economy by better managing that load.

As facility managers, every action to reshape the load profile of the U.S. electrical grid
helps reshape the future of the nation.

To realize the opportunity being presented,
industry professionals need to shift significant
energy use from peak to off-peakor day to
nightwhen demand and energy costs are
lower. To do this, energy storage is a must.

cooling that draws upon each technology when

The system stores cooling energy at night
by freezing water within an insulated storage
tank. It then cools during the day by circulating
chilled refrigerant from that tank to the conventional A/C system, eliminating the need to
run the energy-intensive compressor during
peak daytime hours. During off-peak hours, the
conventional system operates as usual.

Available When Needed Most

energy demand, 95 percent of daytime A/C
energy demandtypically 40 to 50 percent of

Load management cycling and other curtailment programs require changes in consumer
behavior or can negatively impact customer
comfort and economic productivity. However,
distributed thermal storage solutions transparently shift energy use from high-impact
daytime hours to low-impact nighttime hours.
This enables commercial buildings to slash
peak electricity demand, manage energy
costs and reduce the environmental footprint
without compromising comfort.

For the building owner and facility
manager, such a system extends the life of
heating, ventilation and A/C systems andas
the smart grid becomes more prevalent with
the potential for increased use of variable
time-of-use ratessaves money on cooling.
At the same time, the building achieves a
smaller carbon footprint with its associated
positive environmental impact.

Out-of-the-box Thinking
There are a number of answers available
but none that surpass thermal- or ice-based
energy storage in the completeness of its
solution, return on investment, simplicity and
environmental friendliness. Ice storage takes
advantage of the natural efficiencies gained
by generating energy at nightwhen the
cooler temperatures make the entire energy
system more efficientand storing it for use
the following day. Effectively lossless, thermal
storage does not suffer from the alternating

Spring is season for roof inspections


According to David Hawn, president of
RCI Inc., Raleigh, N.C., roof maintenance
is the key to realizing the full life cycle of
a roofing systemand thats good for the
environment. By detecting minor defects
and repairing them early, it is possible to avert
major problems in the long run.

A roof inspection is the single most important activity that an environmentally conscious
building manager can do, Hawn explained. A
premature roof failure places a heavy burden
on the environment, considering the energy
costs for manufacturing new roof materials
and the waste associated with the removal and
disposal of spent ones. Hawn said.

Many facilities managers are qualified to
perform roof inspections. A basic survey for
obvious damage is better than no examination
at all. Damage often occurs near flashings,
wherever the roof meets a wall, or a drain or
other penetration.

If you dont get the full life out of a roof
then you are doing damage to the environment, Hawn said. A certified roof consultant
will not recommend replacing a roof that hasnt
reached the end of its service life. Thats
where experience comes in, he added. A
roof consultant can tell when a roof is still good
and when it should be replaced. He will help
the building owner eke out a few more years of
service life whenever possible, which is especially appreciated in difficult economic times.

Nearly all roof consultants agree that
a roof should be inspected twice a year:
just after winter and just before winter. The
advantage of inspecting a roof in the spring
is that maintenance and repair work can be
conveniently scheduled over the summer. It
is better not to wait too long or else it may be
too late to complete the repair work before
winter returns, Hawn said.

entire building envelope. They have deep
knowledge of roofing, waterproofing and
exteriors. By their code of ethics, RCI members are objective in their project and product
recommendations. RCI members know how
to cooperate with manufacturers to obtain accurate technical information about the reliability
and performance of building products and their
suitability for a particular application. Additionally, many of the associations members hold
the professional designation of Registered Roof
