Construction of a hotel complex around thermal

Investment description

According to the project, hotel complex will be constructed

around the thermal water spring at the area of 10
hectares.
It is planned to Construction of a hotel at the area of
4.800 m encopassingwellness and spa center, sports
fields, sports hall with a swimming pool and other water
sports activities requisites including big aqua park.

Ownership status and The land planned for construction of the hotel complex in
opportunity to rent or Nikolicevo covers an area of 10.38.82 ha and is mainly
privately owned and used as farming land (about 85%).

The Municipality will help with parcelcs to be combined ,
and the land to be purchased from from private owners
and change of land use .
Estimated cost of
investment

Total cost of investment amounts to 4.500.000

and it includes the following elements:
- Land - 500.000 (5/m2).
- Infrastructure - 500.000.
- Construction of a hotel - 2.900.000.
- Indoor swimming-pool hall - 600.000 .
Investment cost of aqua park will be evaluated after
defining the area and dimensions of the swimming-pool,
as well as other supporting facilities (diving boards, sliding
boards, etc.) and it has not been calculated within the
quoted total cost.
There is the possibility of phase construction of the
mentioned spa center
construction over total area of 10 ha is not allowed, only
part of the planned area could be constructed according to
adequate action plan that will obey the planned dynamics
of investment and the planned area.

Accessibility/available
infrastructure

There is an asphalted road leading the location of future

complex.
There is no other infrastructure and infrastructure network
will be constructed from the nearby village some 300 m
away from the location.

Connectivity

Location of the complex is 80 km away from the highway,

110 km away from the airport in Nis, 15 km away from the
airport in Bor, 70 km away from the port in Prahovo, only
300 m from the main road, 7 km away from the town
center, police and bus station, 5 km away from fire
station, 7 km away from passengers railway station in
Zajecar, 3 km away from water flow, only 7 km away from

the hospital - Health Care Center.

Thermal water spring temperature is over 35 C. It is

located by the newly constructed road between Zajecar
and Bor at the outskirts of Nikolicevo village. Mineral water
is rich in medicinal characteristics and in sulfur. The site is
accessible but not constructed.

. Thermal water springs in the village of Nikolicevo the

City of Zajecar are 7 km away from Zajecar in the NorthEast. There are eight (8) thermal water springs at this
location their total capacity is 0.45 liters per second and
their temperature ranges from 19C to 28C. After drilling
two deep holes a spring with a capacity of about 20 liters
per second and the temperature of 35C was discovered..
Chemical composition of the water points to hydrocarbonated waters of sodium group. Thermo mineral
water springs are an exceptional resource for investments
into spa tourism.
Strategic development plan of the Cty identifies tourism as
one of great potentials of economic development. The City
is recognized as a tourism center of the Region and
destination favorable for tourism development. In favor of
this, there is the fact that there is (at the territory of the
City of Zajecar) the archaeological site Felix Romuliana
listed at the UNESCO World Heritage List. It is visited by
50.000 tourists on average. City of Zajecar as a tourist City
is annually visited by hundreds of domestic and foreign
tourists. Over 100.000 overnight stays have been
recorded. The City of Zajecar has a well skilledlabor to be
employed in tourism.
As a significant encouragement a new investment package
has been prepared for investors into Zajecar by the
Serbian Government. For standard-scale Greenfield and
Brownfield projects in the manufacturing and exportrelated services sectors, non-refundable state funds are
offered amounting to 10,000 per new job created in
Zajecar recognized as an area of special interest for the
Republic of Serbia.
For the purpose of attractinig a large number of investors
a Decison on City building land lease fee exemptions for a
period of time deffined by number of new jobs created
has been made by the City of Zajecar.
Some additional incentives towards invetsors are allowed
by the City

investment.
