TENANCY AGREEMENT
THIS TENANCY AGREEMENT is made this
13th
day
of
December
,Two Thousand and Eleven BETWEEN PATRICIA KAMERI-MBOTE of Post Office
Box Number 297-KNH,NAIROBI in the Republic of Kenya (hereinafter referred to
as `the Landlady) which expression shall where the context so admits include
her personal representatives and assigns) on the one part AND ESTHER PAULINE
NYAMBURA of Post Office Box Number33146-00600 Nairobi in the Republic of
Kenya (hereinafter called `the Tenant) which expression shall where the
context so admits include her personal representatives and assigns of the other
part.
WHEREAS:(a)The Landlady is the registered proprietor of all that apartment known as
Apartment B6 situated on L.R. NO.330/1292 in Nairobi area of Nairobi County
(hereinafter referred to as the Premises).
AND WHEREAS the Landlady is desirous of letting and the Tenant is desirous of
the premises;
NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:1.
THAT the Landlady has agreed to let and the Tenant has accepted to rent
the Premises for a period of four and half months (non-renewable)
commencing on the 13th day of December, 2011 and ending on the 30th
day of April 2012.

Kshs 62,000/= (Kenya Shillings Sixty Two Thousand) only per month
(excluding Service Charge) which is to be paid monthly in advance;

The Tenant shall keep the premises in good Tenantable condition and
shall hand over the premises in such condition as at the commencement
of the tenancy save for reasonable wear and tear.

The Tenant shall not effect any partition or undertake any construction
on the premises without the prior written permission of the Landlady,
which consent, shall not be unreasonably withheld.

The Tenant shall not sub-let and/or part with possession of the said
Premises or any part thereof without the prior written consent of the
Landlady which consent shall not be unreasonably withheld.

The Landlady on her part undertakes to keep the exterior of the house in
a good state of repair and to ensure that the Tenant enjoys quiet
possession save that one (1) month to the end of the tenancy period the
Tenant shall upon prior 24 hours notice in writing allow the Landlady or
her agents, servants and/or employees access into the premises at
reasonable time and intervals to facilitate any works and or inspections.

Either party shall be entitled to terminate the tenancy by giving the other
one month (30) days written notice and such notice shall be valid if
communicated through duly appointed agents.

Upon expiry of the term of tenancy herein stated the Tenant shall have
no option to renew the lease.

At the end of the term herein stated the Landlady shall refund the
Security Deposit paid with liberty to deduct any cost of redecoration
and/or repair for damage to the property occasioned by the Tenant and
or his agents/workers.
IN WITNESS WHEREOF the parties have set their respective hands on the date
and year herein before mentioned.
