January, 2010
What an incredible year this has been! We are celebrating the first anniversary of our business partnership and it has been a
remarkable year for our clients and for us. There is no question that sales in Santa Fe have been depressed in 2009, but take a look
below – real estate is still selling and we’re proud that our clients are a major part of that success story.
Santa Fe has seen a slide in both the number of sales city and county wide as well as in the median price. The number of sales
in the city and county has declined by 8% after a 27% drop from 2007 to 2008. The median price declines 11% from 2008 to 2009
after a decline of 9% from 2007 to 2008. These statistics compare the first 11 months of each year (the data available to us on
December 1st as we write to you). It appears to us that, although we are not out of the woods, we may be working our way toward
some stability in the local market if we are spared another wave of foreclosures or other economic dislocations.
Here’s more good news: We have closed over 20 sales as we write this in early December and have more under contract set to
close in December and January. Sotheby’s International Realty has seen a noticeable increase in sales as well as in properties under
contract during the last quarter of 2009 compared to 2008. In fact, we have closed twice the number of properties in November of
this year compared to last November!
We often hear people say that all you have to do is list your house with whatever broker is close at hand and get it into MLS
and if it’s going to sell, it will sell. We hear people say that any broker will do when you’re looking for a house because they all have
access to MLS. We think our success and the success of Sotheby’s throughout Santa Fe proves otherwise.
Another myth we’d like to dispel – there are no sales made in the winter. Our clients have had exceptional success in the first
quarter of years past. Waiting until spring to buy or list your house isn’t a proven strategy by any means. Mortgage rates are at all
time lows, financing is available and property is selling right now.
Call us and let us know how we can make your real estate needs a reality.

the Northern New Mexico form. “In some
ways, this house is very traditional in its
layout, but what’s not traditional is that this
portal has a flat roof (as opposed to a shed
roof), but this has the advantage that you
block less light coming into the house. And
I think it’s a simpler look.”
There’s also a very dark roof that
contrasts with white-painted portales.
“The dark roof is really important because
it tilts up and it can be very bright in the
