When you instruct us to proceed, our team will
begin by searching our database for a match.
All prospective tenants are immediately contacted
by text, email or telephone and interviewed.
We will also organise for your property to be professionally
photographed inside and out and we will create room

And as required by law we will commission an
Energy Performance Certificate (EPC) on your
behalf if none exists.

Gas, electrical and fire safety
advice from Heywoods
With regard to gas and electrical safety, our lettings
experts will ensure that your property complies with
all current legislation.
We employ recognised contractors who will carry
out any work required at competitive rates and can
organise any inspection report on your behalf.
Renting & Landlords
Gas Safety (Installation and use)
Regulations 1998.
The owners of a property containing gas installation pipework must ensure that it is safe prior to
letting out a residential property. This involves ensuring that a gas safety check is completed prior
to occupation by tenants and is then carried out annually.
The gas safety check MUST be carried out by a recognised Gas Safe registered engineer who
holds the necessary ACOP certification.
The gas safety certificate produced is held by the agent on file and a copy is provided to the
tenant(s).

Electricity
It is a statutory duty for landlords and agents to ensure that all electrical wiring and equipment
present in a residential property is safe for use and maintained adequately.
Two main Acts of Parliament which impose a statutory duty on landlords with respect
to electrical safety are:
The Consumer Protection Act 1987
The Health and Safety at Work Act 1974
Secondary legislative items under The Consumer Protection Act include:
The Low Voltage Electrical Equipment Regulations 1989
The Electrical Equipment (Safety) Regulations 1994
The General Product Safety Regulations 1994
The Plugs and Sockets (Safety) Regulations 1994
We recommend an electrical safety check is conducted prior to the letting of a property and that a
regular inspection programme is implemented.
Oil and Solid Fuel
No specific legislation applies to oil and solid fuel. We recommend that appliances are serviced
annually to ensure their safety.
The Furniture and Furnishings (Fire Safety)
Regulations 1988 (as amended in 1993)
All upholstered furnishings; e.g. sofas, armchairs, footstools, mattresses and pillows
supplied as part of the tenancy must comply with current fire resistance standards.
Items such as carpets, curtains and bed linen are not included. Also any furniture manufactured
prior to 1950 is exempt providing it has not been reupholstered with illegal fillings.
Such furnishings must carry the appropriate fire resistance labels (and be permanently
attached to them), to show that they comply with the regulations. Any furnishings which
do not comply with the regulations must be removed from the property prior to occupation.
Smoke Detectors
Properties built after June 1992 must have mains linked smoke detectors on each floor.
Older properties do not fall under these regulations. We would recommend therefore
that a let property has at least one fully operational battery operated detector on
each floor as a minimum requirement.

Collect and process the rent and send out statements, inform yourself

Manage the transfer of the utilities into the tenants name
Write to the tenant to inform them that their contract is due for renewal
and ask what they wish to do
