Real state challenges

URBANISATION in Pakistan is rising exponentially. Studies by the Planning

Commission of Pakistan show that by 2030, about half of the population shall be
living in cities and other urban settlements.
In developing countries especially Pakistan, this is facing many burden of Afghani
refuges and domestic rural people are shifting to urban areas, so there need a
proper, full managed housing according to shifting and growth rate from rural
areas to urban areas.
According to the article there is A backlog of nine million housing units exists in
Pakistan. This is the large difference and Pakistan is a country which currently
facing many other problems has a big issue of housing facility to the people.
lake of finance: in Pakistan per capital income is very low, if a person is shifting
from rural to urban, they by sake of earning so they dont have finance from which
they can invest and build their own houses or buy from others. So this is the most
challenge which government is facing because of low income family people. So
government must have to provide housing loans so they can manage by their own.
unauthorized property dealers: in Pakistan the property dealers are dealing with
customers, in actual they have license but they are not regarding the rules and
regulation of government, they are always searching their more and more interest,
so they are trying to farads with the customers so therefore the housing in Pakistan
is not developing so they people are facing the problems. So government must
have to enforce rules, regulation and properly monitor their activates.
Old fashion or unplanned old building in cities: in Pakistan many houses have been
built in old fashion and unplanned, so these takes lots of space and are having lack
of strength to build next floors, if government properly manages and design before
building the buildings. This problem will be solved.
In the past, land was considered a social asset: with the developing world the
demand for land increases, so the dealers are charging higher charges for the piece
of lands, if they customers are buying the lands on higher costs so they are facing
the errection of building according to government requierements it was due to
financial problem of higher land costs. So govenemnt must have to fix price of
land in a specific regions.
Corporations are not providing shelter to their employees: if the corporation are
providing employment facilities to their employees so they must also facilitate
them colonies, which should be accordingly built and which will overcome some
of the burden on urban areas.
Political intervene: there are some groups or construction industry which is facing
political intervene by any source, i.e not instantly approval of permission, have to
documented many papers, time consuming, and charging commission from the
constructors. If these parties have been controlled these would be solved.
Government policies: in actual providing shelter is the bacic need of the people in
a country, so govenemnt has to allocate some from the budget, erect the building
and sell to the people in appropriate price, which should be affordable to the people
and also profitable for the government, by doing this the govenement will get
benefit of both fulfilling the basic need and getting profit.
