Minchinhampton Common
The National Trust has applied to the Secretary of State
for Environment, Food and Rural Affairs for consent under
section 38 of the Commons Act 2006/section 23(2) of
the National Trust Act 1971 to carry out restricted works
on Minchinhampton Common. The Planning Inspectorate
will decide the application on behalf of the Secretary of
State for Environment, Food and Rural Affairs.
The proposed works are: To re instate damage to the
SSSI and SAM, and installation of wooden stud and stone
boulders along 340m of the north verge and around the
existing parking area, and along 120m of the south road
verge on the junction island; and secondly the creation of
an earth bank along the southern edge of the road island
over a length of 50m.
The works will be located opposite Beaudesert School,
Minchinhampton Common, and will aid in the repair
of the Common from prolonged vehicle damage.
The wooden posts will be 150mm round, spaced at
1.5 meters and set back fromthe highway approximately
304mm. These posts will encompass an existing parking
area where visitors to the Common will still be able to
continue to park.

Rooms during normal ofice hours until the fourteenth

THE M4 and its folding hard-
top roof make up the replace-
ment for the old M3 Convert-
ible.
The new number is part of
BMWs efforts to separate
its four and two-door cars,
which now wear odd and
even numbers respectively.
The old M3s eight-cylinder
V8 engine has been down-
sized to a mere 3.0 litres,
but its now turbocharged to
reach even headier perfor-
mance figures.
BMW says their task, in
line with customer feedback,
was to make the M4 Convert-
ible lighter, more efficient
and more aggressive.
The M4 certainly makes a
more dramatic entrance. Its
dimensions, especially its
width, boost its road pres-
ence close to that of older
M5s, but it does make the
new model something of a
handful on narrower roads.
There are a few small spac-
es for bits and pieces in the
cabin, and if youre aiming
to use those rear seats youll
be surprised by the long bas-
es that give good under-thigh
support. Theres actually
more there than you think.
Theres quite a lot of extra
weight on board in the guise
of chassis strengthening to
compensate for the loss of
the roof, it translates into a
slight reduction in the M4
Coupes explosive perfor-
mance.
In corners its hugely com-
posed thanks to very well
tuned suspension and wide,
grippy tyres. Most drivers
are unlikely to find them-
selves reaching its limits of
adhesion very often.
Without anyoptional extras
the M4 stands alone in terms
of its breadth of capabilities
for the price. This one has
thousands of pounds worth
of extras and pokes its nose
into some exotic territory. It
offers its best value with as
few options as possible.

THIS summer has not been its
traditional quieter period, in
fact for Besley Hill Town &

just gone, has been the best
August sales month across all
price ranges since we opened

selling seasons appear to have

Robert Gardner, Nationwides
Chief Economist, said: UK
house prices edged up by 0.8
per cent in August, marking
the sixteenth successive
monthly price rise. As a result,
the annual pace of house price
growth is up to 11 per cent
from 10.6 per cent in July.
For most sellers it is not now
about whether they are able to
sell in todays market rather
how much for.
This decision has to be bal-
anced against not dismissing a
good offer on the table and
thereby looking a potential
gift horse in the mouth.

Q: I HAVE now decided I
would like to sell my prop-
erty, but what questions
should I ask my Estate
Agent before committing
myself to one?
A: When moving it is
imperative that you pick the
right estate agent. You want
an agent that is going to do
your property justice and get
you the best price. Before you
sign anything and enter any
agreement with an estate
agent there are a number of
important questions you
should ask.
The first question you
should ask is whether they
are a member of any
ombudsman schemes. In the
UKthere are no compulsori-
ly legislative regulation
schemes and hence member-
ship to a body such as the
NAEA(National Association
of Estate Agents) or the OEA
(Ombudsman of Estate
Agents) is essential. These
types of organisations
ensure their members follow
strict guidelines and have
comprehensive complaints
measures in place.
Find out howviewings will
take place, obviously you
knowyour property better
than anyone. Research how-
ever has shown that houses
that are viewed in the pres-
ence of an estate agent do
sell quicker, this is definitely
worth bearing in mind.
Usually a balance of the two
will maximise the viewings
and increase your chances of
a sale.
Ask your estate agent the
prices of similar houses in
the area. Any agent worth
their salt will be able to
answer this question in a
knowledgeable way, if they
cannot, it may be time to ask
another agent. Although the
answer to this question may
vary greatly due to market
fluctuations, its purpose is
not to gain a figure but to
work out the level of knowl-
edge possessed.
Ask howyour property will
be marketed; websites are
increasingly being used in
the industry and to maxim-
ise the chance of a sale,
online marketing is essen-
tial. The older methods of
local newspaper advertising
are still worthwhile but find-
ing an estate agent who is up
to date with technological
developments is highly
important.
Also ask howyour property
will be presented. Will your
agent produce high quality
property details along with

Take note of the quality of
their photography. Are their
images grey, overcast and
poorly taken? Look for agents
who refresh the images of
their property stock with
light, sunny well balanced
images.
Try to find out what the
notice period is should you
want to change your agent.

before you can make the
change to another agent.

allowed for the agent to sell
your house unless you are
utterly unhappy with the ser-

particular estate agent.
According to research it is
estimated that eighteen per
cent of sales fail to reach
completion. This is normally
down to the buyers so a fig-
ure belowthis percentage
will reveal howdevoted an
agent is to pursuing a sale
and help progress it.
It may seema given, but ask
howoften your agent will
keep in touch. Selling your
house can be stressful and
not being able to get hold of
your agent can make the pro-
cess more so. Test the water
by making enquiries before
the house has gone on the
market, if they take their
time getting back to you, you
can presume they give buy-
ers the same level of service.
Finally a vital question that
needs to be answered is the
time the average property
takes to sell. If properties are
on the books for no time at all
it may be an indication that
your agent is underselling.
The opposite can be asserted
if properties are on the
books for extended periods
of time.
