PROJECT DESCRIPTION
McKenzie Towne has been recognized as one of the
worlds most exceptionally planned communities by
the Urban Land Institute. Nestled in the heart of this
model of new urbanism, Site I shines as an example of
green design in a modern community. Site I is home to
three eco-conscious tenants; Breathe Hot Yoga, Servus
Credit Union and South Family Dental. With McKenzie
Towne Site I, Group2 and First Capital Realty have
proven that sustainable design can be both innovative
and practical for all buildings.
SUSTAINABLE SITES.
Located in one of Calgarys most walkable
developments, Site I is also connected to mass transit
and bike networks. Electric vehicle charging stations
encourage the use of alternative vehicles. Site lighting
has been designed to minimize light pollution and
reduce the impact on nocturnal wildlife. The roof has
been designed to refect sunlight, lowering cooling
loads and reducing the urban heat island efect.
WATER EFFICIENCY.
Water is treated as a precious resource at Site I. Low-
fow fxtures mean the project uses 35% less water than
typical buildings.
ENERGY & ATMOSPHERE.
By combining high performance windows with an
excellent building envelope and HVAC system, energy
required for heating and cooling has been reduced by
30% at Site I. The remaining energy is purchased from
renewable sources through Bullfrog Power.
MATERIALS & RESOURCES.
Care was taken to construct Site I using the most
environmentally friendly materials and methods.
Whenever possible, components containing recycled
or local content were used. The building contains
wood products certifed by the Forest Stewardship
Council for being sustainably grown, harvested and
manufactured. 71% of all construction waste was
diverted from landfll through recycling and re-use
programs.
INDOOR ENVIRONMENTAL QUALITY.
To ensure the health and well being of occupants, only
paints and sealants with low or no volatile organic
compounds were used. The building was designed to
provide occupants with a thermally comfortable indoor
environment with access to outside views.
