DEED OF EXTRA-JUDICIAL SETTLEMENT OF THE ESTATE OF

DON JUAN A. DELA CRUZ



KNOW ALL MEN BY THESE PRESENTS:

This extra-judicial settlement of the estate of Don Juan A. Dela Cruz
made and executed this 23rd day of August 2013 between the following
persons:

1. Juan F. Dela Cruz Jr., Filipino, of legal age, married to Miranda B.
Kerr, and a resident of 50 Trinidad St., Lingunan, Valenzuela City.


2. June F. Dela Cruz, Filipino, of legal age, married to Adriana C.
Lima, and a resident of 62 Trinidad St., Lingunan Valenzuela City.

3. Juanita F. Dela Cruz, Filipino, of legal age, single and a resident of
12 SanDiego St., Canumay, Valenzuela City.


WITNESSETH: That:

WHEREAS, the above-named persons are the legitimate children and
surviving heirs of the late Don Juan A. Dela Cruz, copies of their
respective birth certificates are attached herein as annexes A, B and C.

WHEREAS, That the decedent died in Valenzuela City on April 30,
2013 without any will and leaving no indebtedness.

WHEREAS, at the time of his death, Don Juan A. Dela Cruz left the
following described properties:
Property I
A parcel of land located in Lingunan, Valenzuela City, covered by
TCT No. 123456 of the Registry of Deeds of Valenzuela City, the exact
description of which is indicated on the face of the title, a copy of which is
attached herein as annex D.
Property II
A parcel of land located in Canumay, Valenzuela City, covered by
TCT No. 789123 of the Registry of Deeds of Valenzuela City, the exact
description of which is indicated on the face of the title, a copy of which is

attached herein as annex E.
Property III
A parcel of land located in Malanday, Valenzuela City covered by
TCT No. 456789 of the Registry of Deeds of Valenzuela City , the exact
description of which is indicated on the face of the title, a copy of which is
attached herein as annex F.

NOW, THEREFORE, the above-named persons hereby decreed and
adjudicate among themselves the above-described properties in the
following manner:
1. Juan F. Dela Cruz Jr. - Property I
2. June F. Dela Cruz - Property II
3. Juanita F. Dela Cruz - Property III

(i) This extra-judicial settlement does not include any personal
property.
(ii) In compliance with the provision of the Rules of Court, the above-
named persons agree to have this document published in a newspaper
of general circulation, once a week for three (3) consecutive weeks.

IN WITNESS WHEREOF, we hereunto affix our signature this 23rd day
of August 2013 in the City of Valenzuela.
