Project Manager & Authority Level: Curtis Smith is the project manager. He has full
authority of the project scope, schedule and
budget. Curtis is a professional project manager
that specializes in construction projects and has
established strong partnership with many of the
best construction companies in Calgary. Curtis is
confident of delivering a quality home for Ross and
Sarah Framework through his recommended
general contractor.

Project Background/Purpose:
Ross and Sarah Framework planned to build a new home in Cochrane Lake that they can
enjoy for several years to come. They are currently living in the Wildwood area of Calgary, but
have planned to move to the new home within the next year so as to escape the busy city life.
And also want their two children, Evan, their 14 year old son who enjoys mountain biking and
Jody, their 12 year old daughter who is very interested in horseback riding, to experience
more of a country environment. The Frameworks are also avid campers that have spent
many weekends exploring the mountain areas north of Cochrane. In lieu of this, they have
purchased a one acre lot in Cochrane Lake after several evaluation of neighbourhoods just
outside Calgary. They would like the house to be completed within eight months.
Project Deliverables:
As a family, the Frameworks have identified the following features (key deliverables) for their
new house:
Ranch style bungalow design, with approximately 2400 square feet of living space,
and a fully developed walk-out basement.
Passive solar design to gain as much heating value as possible from the sun. From
their investigation into passive solar design they know that the widest part of the home
should face south and have several large windows to maximize solar gain from the
suns rays. The insulation, building materials, and location of indoor spaces should
also be designed as part of solar heating system. Even the landscaping needs to be
aligned with the solar heating goals.
Relatively large fitness room and home office in the basement.
Kitchen cabinets, bathroom cabinets, baseboards and casing of oak hardwood.
Flooring in the living room, dining room and family room of oak hardwood. Kitchen and
all bathroom floors will be ceramic tile with a preference for larger tile where
appropriate. Carpet will be used in all other living areas including the fitness room.
Exterior wall material will be stucco with brick trim.
Backyard should include a large concrete patio with maximum sun exposure and a
built-in fire pit.
Project Objectives:
The objectives of the Cochrane Lake Home Construction Project are:
A new house that the Frameworks can be enjoy for several years to come.
The Frameworks would like to escape the busy city life.
Children would be able to experience more of a country environment.
Home construction to be completed in eight months.
The Frameworks would be able to move into their new home early next year.
Project Scope:
In Scope:
Design of House and Landscaping.
Obtain approval and permits.
Site preparation and excavation.
Installation of foundation.
Installation of framing systems.
Install exterior finishes.
Mechanical preparation (rough-in) and installation of mechanical systems.
Insulation and Air Sealing.
Install interior finishes.
Install landscaping.
Perform walkthrough.
Out of Scope:
Procure construction materials.
Site clean-up after construction.
Moving into new house after completion.
Assumptions:
Ross and Sarah believe that construction of their new home will be completed within
eight months (24-28 weeks).
Design of home with engineer approval will be completed in 3-4 weeks.
Obtaining approvals and permits in 4-6 weeks.
The Frameworks will move into new home in 1-2 weeks after completion.
Ross and Sarah will not be able to dedicate much of their time to the project
management activities.
The Frameworks believes there will be favourable weather from May through early
next year.
Constraints:
Timeline of eight month completion.
The time needed to ensure quality of the new home.
Budget amount of $650,000 with intention to minimize cost overruns.
Availability of Resources and Materials.
Strong winds typical in the construction area.
Disturbances from the community residents.
