&e fully a''reciate from the outset that these Terms and Conditions are long and detailed and (e a'ologise for that)
Ho(ever* they are there for your 'rotection as much as ours) &e (ant to make our services and costs as trans'arent
as 'ossible to avoid any misunderstanding in the future) This document therefore seeks to e+'lain everything about
our services and costs so you have a clear understanding of the agreement bet(een us and 'rovide a reference
document for the future)

/n these Terms and Conditions the follo(ing e+'ressions shall have the follo(ing meanings:,
) Company , Alarmtek 0ecurity 0ystems
)1 Customer , The 'erson* organisation or com'any being a signatory to this Contract and referred to in
these Terms and Conditions as
You or Your
)% remises , The 'remises referred to in the 0ystem -esign Pro'osal or (here the security system sub2ect
of this contract is installed)
)4 Installation , The installation is the security system as s'ecified in the 0ystem -esign Pro'osal or the
security system sub2ect of this
contract)
)3 Contract , The documents forming this contract may include the 0ystem -esign Pro'osal* 4uotation*
Acce'tance form* 5aintenance
0chedule and these Terms and Conditions)
)$ Alarm !ecei"ing Centre , A continuously manned remote centre to (hich alarm activations are
signalled 6Remote 5onitoring7 and 'assed to the relevant authority (e.g Fire, Police, Keyholders)) The Centre
is o'erated by Custodian 5onitoring 0ervices) They are inde'endent from the Com'any but have been
chosen by the Com'any to 'rovide remote monitoring services to our customers)
)8 System #esign roposal , means the design s'eci.cation (hich de.nes the level of 'rotection and
e9ui'ment installed as 'art of the
0ecurity 0ystem installation)
)8 re"entati"e $aintenance : means the routine ins'ection of the installation to con.rm that it
continues to function in accordance (ith the 0ystem -esign Pro'osal and to identify and rectify any items
found faulty* (orn* or in need of scheduled re'lacement) The Com'any o;ers different ty'es of Preventative
5aintenance contracts o;ering di;erent level of cover)
)! Correcti"e $aintenance : means the res'onse to a customer re'orting a fault (ith their security system
and the subse9uent re'air of
such faults* including false alarms from security systems)
)# Accreditation : means the accreditation given to the Com'any by an inde'endent ins'ection body (ho
ensure our com'liance (ith <uro'ean Regulations for the installation and maintenance of 0ecurity 0ystems)
This is a Police re9uirement for systems fitted (ith remote monitoring)
) SSAI% : means the 0ecurity 0ystems Alarms and /ns'ection Board* by (hom (e are regulated and
accredited and ins'ected to ensure continued com'liance (ith their standards and such other regulations
(hich (e are re9uired to ado't) &e are no longer a member of 00A/B) Although A== our installations are
carried out to <"3#% regulations)
)1 olice Compliant Company : means an installation Com'any (ho are on a list of >Com'liant
Com'anies? held by individual Police
@orces* enabling them to install alarm systems in that Police area (ith remote monitoring o;ering Police
res'onse)
)% Insurance : The Com'any carries limited liability insurance in connection (ith its business* details of
(hich are available u'on re9uest)
)4 Normal &orking 'ours ( means 5onday to @riday #!:## hrs to 8:## hrs (excluding Statutory olidays)

1) Berbally issuing an instruction to the Com'any to carry out (ork is a >Contract? and signi.es the
acce'tance of these Terms and Conditions along (ith any other re9uirements de.ned in the 0ystem -esign
Pro'osals 60-P7) @or the 'ur'oses of clarity (here the re9uirements of the 0ystem -esign Pro'osal conflict
(ith any 'art of these TCCs* the 0-P (ill take 'recedence) All other items and conditions not contained in or
im'lied by the Contract are e+cluded) "ot h ing in th e se TC Cs* eit h e r s ta te d o r im ' lie d s h a ll d e tr a c t fro m
the Cu sto m er ? s s ta tu tor y ri gh ts ) Dur Terms and Conditions may be u'dated occasionally and the
=atest TCCs can be vie(ed on our (ebsite and su'ersedes all others)

%) , The 9uoted cost of the installation may
be revised if:

than agreed)
%))% ,, Eou change the 0ystem design

%))4 ,, Eour 'remises are in some (ay unsuitable for the installation to be com'leted in the form described in the
0ystem -esign Pro'osal* for reasons or circumstances that (as not a''arent at the time of the original survey or
there are circumstances (e (ere not a(are of at the time of 'roviding our 9uotation)
%)1 , All tele'hone line installation* rental and call charges are the res'onsibility of the customer) The tele'hone must
be ca'able of making outgoing calls* not have call barring or other s'ecial service on it* (hich may 'revent the
o'eration of the remote signalling e9ui'ment)
%)% , /f you change your tele'hone service 'rovider once the system has been installed (e (ill need to test the
o'eration of the remote signalling
device to ensure com'atibility) Redcare monitoring is only
available on BT lines)
%)4 , All monitored systems that utilise a -igital Communicator* are re9uired under <uro'ean Regulations to
communicate automatically (ith the
Alarm Receiving Centre every 14 hours* to ensure that the signalling is in (orking order) These calls are made on a
non,geogra'hical tele'hone to the Alarm Receiving Centre (ho have o'ted for a tele'hone number in the #88# range)
Eou may see these charges on your tele'hone bill and you are res'onsible for these charges : (here your 'rovider
makes a charge for such calls)

%)3 , The addition of Broadband onto the tele'hone line on (hich your alarm is connected* (ill disru't the ability of
the alarm to dial out) Eou (ill need to arrange for the Com'any to fit an A-0= .lter to your alarm communicator* for
(hich a cost (ill be levied)

The follo(ing duties must be carried out by the Customer before installation starts to enable the Com'any to
successfully install the 0ystem) The Customer must:,
4) , Dbtain and 'ay for all necessary consents and licences for the installation of the 0ystem 6such as landlord?s
consent7G by signing this contract you guarantee that you have full authority to allo( us to install and maintain the
installation and no other consents are re9uired)
4)1 , Aive the Com'any free access to the 'remises on the date and time agreed to install the 0ystem* and arrange
for easy access to all (orking areas and surfaces for the Com'any engineers to carry out the necessary (ork to install
the 0ystemG
4)% , 0u''ly ad2acent to the intruder alarm control unit* a non s(itched fuse 14#v s'ur outlet* unless the Com'any?s
engineer has been re9uested
to fit this device by the Customer and this has been noted on the
4uotation or in the 0-P) There (ill be a charge for this service of H43)##
to su''ly C install)
4)4 , Advise the Com'any of the e+istence of concealed (ater* gas* electricity* tele'hone or other services 6if any
kno(n about7 and 'oint out to
the installation engineer their location before (ork
commences)
4)3 ,The Com'any (ill use reasonable skill and care in identifying any concealed services not so 'ointed out) The
Com'any (ill only be liable for damage to these services or for resulting damage to the e+tent that it does not take
such reasonable careG
4)$ , Be res'onsible for the lifting of any Ioorboards or floor coverings other than car'ets) "ote that the Com'any
cannot be held res'onsible for
any damage as a result of lifting and re,.tting car'ets or be res'onsible for any 'ro'osed Iush fitting of units
and making good thereafter)
4)8 , /f the Customer (ishes the Com'any to use any e+isting e9ui'ment as 'art of the 0ystem* it (ill be assumed
to be in full (orking order)
&here the Com'any on installation discovers this is not the case* any (ork re9uired to bring such e9ui'ment u' to an
acce'table standard (ill be charged for on a time and material basis* only after agreement (ith the Customer)
4)8 , &here damage could be caused (hich may not be immediately a''arent to our o'eratives* the Com'any
cannot be held liable (here it has
not been notified of such a
'ossibility)

4)! , /t is the res'onsibility of the Customer after the installation is com'leted to re.t any floorboards* car'ets or
other Ioor coverings lifted by the customer before installation and to carry out any building (ork* cutting a(ay*
decoration or making good unless s'eci.cally stated in the 0'eci.cation 60-P7* other than any re9uired by the failure
to e+ercise reasonable care and skill by the Com'any its em'loyees or agents)
4)# , The Customer (ill 6on or immediately after the /nstallation -ate7 notify the Com'any and Police in (riting of
the addresses and tele'hone
numbers of 'ersons (ho hold keys or codes for the 0ystem and the 'ersons res'onsible for the o'ening and closing of
the 'remises and u'on any
change notify the Com'any and Police immediately in (riting) The Com'any shall not be res'onsible or liable for
any loss or damage caused or resulting from any failure to notify the Com'any or Police)
4)#) The customer must ensure there is ade9uate 'arking facilities* and they are res'onsible for A"E 'arking fees
and congestion charge fees)
4) , At all times after the installation is com'leted the
Customer (ill:,
4)) , D'erate the 0ystem in accordance (ith the
instruction manualG
4))1 , &here a''licable* 'ay any line or e9ui'ment charges due to third 'arties 6and
increases from time to time7G
4))% , Pay for all electrical su''lies to the 0ystem and remain res'onsible for the u'kee' and maintenance of all
electrical su''lies to the 0ystem
4)1 : Eou should notify us in advance* if a third,'arty intends to (ork on the tele'hone system at your 'remises as
this may a;ect the alarms

3) , The Com'any (ill install the 0ystem at the 'remises or site s'ecified in the 4uotationJ0-P
on the antici'ated date)
3)1 , The Com'any reserve the right to ask for a de'osit and (here this is re9uired it (ill be sho(n on
the /nstallation Agreement)
3)% ,The Com'anies engineers are very e+'erienced and (ill use reasonable endeavours to install the 0ystem
neatly and to conceal cables (herever 'ossible* but (here this is im'ractical the cables (ill be surface run)
3)4 , The 0ystem (ill be installed in accordance (ith the recommendations contained in the current ><uro'ean
0tandards for /ntruder Alarms in
buildings? current from time to time on the date on (hich the installation starts) Any change made in the 0tandard for
intruder alarms (ill not be deemed to be retros'ective to e+isting installations)
3)3 , Dn installation* the Com'any (ill give one brie.ng and demonstration of the 0ystem to the Customer or hisJher
re'resentative) ('here (ill &e an additional charge i) )urther instructions are re*uired.)
3)$ : @ollo(ing installation (e (ill issue you (ith a >Certificate of Com'liance? or a >Certificate of Conformity? to
confirm that the installation has been com'leted in accordance (ith regulations etc)
3)8 , &here a deduction from cost has been made by the Com'any for installation of first fi+ (iring by a third 'arty*
our engineers can only check
the 'osition of such (iring against their original s'ecification) &e cannot check or be held res'onsible for the
integrity of the (iring as inevitably
the (ire runs are concealed behind 'laster* under floors etc) Please be advised that the Com'any (ill only become
a(are of any 'roblems (ith the integrity of the (iring (hen our engineer attem'ts to 'o(er u' and commission the
system)
3)8 , Carry out at the Com'any?s e+'ense any re'airs or re'lacement to the 0ystem (excluding existing e*ui"+ent
o) the !usto+er incor"orated into the syste+) re9uired by any faulty materials or (orkmanshi' (ithin t(elve months
of the /nstallation -ate)
3)! , At the re9uest of the Customer and (ithin a reasonable time after such re9uest* carry out such further (orks to
the 0ystem as are necessary
to kee' the same in o'eration or to modify* u'grade or re'lace the 0ystem at a 'rice agreed by the
Customer and the Com'any)
3)# , D;er to undertake any modi.cation* alteration or u'grading of the 0ystem re9uired to com'ly (ith any
re9uirement or regulations of the
Police or other authority sub2ect to costs determined by survey and agreement bet(een the
Customer and Com'any)
3) : The com'any #./S N.T o'erate a 14 hour call our system) Any calls outside our
trading hours are fully chargeable)

$) : 5onitoring and 5aintenance contracts are on a one year fi+ed term basis running from the date of installation)
The Com'any (ill offer ongoing contracts and (ill send details and a 9uotation for the follo(ing year?s charges* at
least four (eeks before e+'iry of the annual term) The Com'any shall have the right to increase such charges at each
rene(al from year to year* (ith charges revie(ed on

Fanuary each year)
$)1 , The Customer (ill 'ay the 5onitoring Charge for the .rst year on recei't of an invoice issued by the Com'any
once connection has been made to the Alarm Receiving Centre)
$)% , The Com'any (ill carry out 5onitoring and 5aintenance services as set out in the /nstallation "otes and as
agreed in (riting bet(een the
Customer and the
Com'any)
$)4 , The Customer may terminate 5aintenance C 5onitoring at any time* by
giving at least 8 days (ritten notice) Any reasons (ill be given)

$)3 , 5aintenance Contracts on unmonitored systems are o'tional and the customer may rene( or not rene( as

Preventative 5aintenance
contract in 'lace 'roviding $ monthly ins'ection visits)
$)8 , The Com'any (ill carry out routine maintenance ins'ection during the hours of #!:## to 8:## 5onday to

on a date 'reviously agreed (ith the Customer and in accordance (ith the relevant

$)! : @or customers (ith our >Com'rehensive? and >0tandard Plans?* non,chargeable call,outs of our engineers* only
relate to such call,outs during
"ormal &orking Hours) @or our >Com'rehensive 5aintenance Plan?* (e (ill only re'air or re'lace e9ui'ment* at our
discretion* free of charge*
(here it is found faulty* due to fair (ear and tear 6i)e) not damaged7) The Com'any?s liability under these
5aintenance Plans is strictly limited to

$)# , All call,outs outside our "ormal &orking Hours (ould normally be chargeable* regardless of the 5aintenance

'remises at your re9uest* in the event of a breakdo(n etc* such calls (ill normally be chargeable) 60ub2ect to contract
ty'e7) &here >free? call,outs are included in your maintenance contract , /f (e attend at your re9uest and no fault is
found : that call may then be chargeable at our discretion)
$) , The Preventative 5aintenance contract may not include charges for any re'lacement 'arts* sub2ect to contract

$)1 : Any call for us to attend your 'remises in an emergency (ill normally be affected (ithin 4 hours or before the
system ne+t needs to be set*

8) , D(nershi' of the installation and the <9ui'ment (ill 'ass to the Customer on 'ayment of
the balance of monies)
8)1 , The Customer (ill not assign* sell* charge* mortgage* 'ledge or attem't to 'art (ith 'ossession of any 'art of
the Com'any <9ui'ment nor any interest in it nor encourage or allo( any 'erson to ad2ust* tam'er* alter or interfere
in any (ay (hatsoever (ith the Com'any <9ui'ment)
8)% , The Com'any is entitled to transfer or assign all or any of its rights in this Agreement and to 'erform any
of its obligations through nominated subcontractors although the Com'any (ill still be res'onsible to the Customer
for its obligations)
8)4 , Any variation or modi.cation of any of the terms and conditions of this Agreement must be evidenced in
(riting and signed by a duly
authorised re'resentative of the
Com'any)

8) , /f the Customer commits any breach of its obligations under the Contract and fails to remedy the same (ithin %#
days of notice by the Com'any re9uesting the breach to be remedied* or if any 'ayment due under this Contract is
more than 8 days in arrears the Com'any may terminate the Contract by giving the Customer 8 days notice in (riting
of the termination) This (ill not 're2udice the Com'any?s right to reclaim the 'ayment outstanding) /n such
circumstances 8 days notice of cessation of any Remote 5onitoring (ill be given)
8)1 , The Com'any may terminate this Agreement immediately* (ithout advice or notice of (ithdra(al* should any
agreed 'ayment fail to be
made (ithin 8 days of an invoice or direct debit due 'ayment date or if the Customer goes into li9uidation*
becomes bankru't* makes a
voluntary arrangement (ith hisJher creditors or has a receiver or
administrator a''ointed)
8)% , The Com'any reserves the right to terminate the Agreement immediately if the 0ystem or the 'remises are
destroyed or so substantially
damaged that the Com'any is unable to reasonably continue its
obligations hereunder)
8)4 : <ither the Customer or the Com'any may terminate this contract by giving a minimum of 8 -ays notice in
(riting) &here the contract is terminated by the Customer* any unused 'ortion of the years 5onitoring andJor
5aintenance contract (ill not be refundable
8)3 : This contract is non,transferrable and should you move from your 'remises the contract (ill cease and (ill not
be automatically transferred to the ne( o(nerJoccu'ier* nor (ill any refund given) /t is the Customer?s res'onsibility to
cancel A"E 0tanding Drders and -irect -ebits* (ith their bank or building society) @ailure to do so (ill result in the
com'anies account being credited) N. refunds (ill be o;ered in such a case)
8)$ , /f the Com'any is not 'aid the balance of the /nstallation Charge as set out in Para 8)* it may remove the
0ystem from the Customer?s
'remises) /n this event* the Customer (ill be res'onsible for any breakage or other damage* in 'articular for the
re.tting of any floor boards* car'ets or other Ioor coverings and to carry out any building (ork* decoration or making
good* arising from the removal of the <9ui'ment unless the same is caused by the failure to e+ercise reasonable care
and skill by the Com'any* its em'loyees or agents)

!) , The 0ystem is intended only to reduce the risk of loss or damage to the 'ro'erty and in2ury to 'ersons on the
'remises to the e+tent that is reasonably 'racticable by use of such e9ui'ment) The Com'any gives no undertaking
to the Customer that the 0ystem may not be com'romised or circumvented or that the 0ystem (ill 'revent any loss
by burglary* theft or other(ise) The Com'any does not guarantee that 'articular loss* damage or in2ury can and (ill
be 'revented by use of the 0ystem and the Customer is advised to arrange sufficient insurance cover to cover such
an eventuality)
!)1 : The Com'any has 'rovided limited insurance cover for itself (ith indemnity claims made against it in res'ect
of accident* in2ury* loss or
damage) Cover also e+tends to >@ailure to Perform? or (rongful advice given un(ittingly* further details of our
insurance cover (ill be 'rovided u'on re9uest)
!)% : The Com'any acce'ts no liability for claims falling outside the ambit of the indemnity referred to in !) and
the customer is advised to
arrange suf.cient insurance cover in res'ect of any such
claims arising)
!)4 : The Com'any does not acce't any res'onsibility for the costs or re'lacement of any 'art of the system
resulting from fire* flood* accident*
neglect* misuse* malicious damage* or electrical 'o(er
surges 6lightening7)
!)3 : =ike all electronic e9ui'ment* although rare* the system or its com'onents could fail to (ork as designed to
do) The Com'any is therefore
unable to guarantee that it (ill be o'erational at any s'ecific time or for any s'ecific 'eriod) The Com'any (ill
'rovide details on re9uest as to
ho( a Customer can 'erform regular tests to verify that the e9ui'ment contained in the installation is o'erational
bet(een routine maintenance ins'ections carried out by the com'any)
!)$ , The Com'any shall not be liable for any loss or damage su;ered by the Customer ho(ever caused* (hether
as a result of any failure to
e+ercise reasonable care and skill* breach of these terms* false statement or other(ise or resulting from any
unauthorised entry or burglary* theft* robbery* damage* disturbance or any other cause* in e+cess of the insurance
cover (e hold)
!)8 , The Customer shall be liable for the cost of any key holding charges regardless of the nature of the call including
any alarm e9ui'ment failure)
!)8 : The Customer shall ensure that "D 'ets or children obstruct the engineer?s ability to installJre'air the security
system)
!)! : Batteries are "DT 'art of this maintenance agreement) Any batteries re9uiring re'lacement (ill be charged at
the com'anies going rate regardless of maintenance 'ackage)

!)# : The Com'any (ill "DT be liable for 'arking e+'enses or Toll fees) The Customer must bear the res'onsibility of
such additional costs)
!)#) : The com'any &I77 N.T take o; their foot(ear) /t is a health C safety re9uirement to ensure foot(ear is
al(ays ke't on) The customer shall be res'onsible for car'et coverings in this instance)
!) , The Com'any (ill have no liability for any loss suffered by the Customer as a result of a call not being received
at the Alarm Receiving Centre* if this is due to the fault of BT or other communications 'rovider* a failure in the
electricity su''ly to the 0ystem or the Alarm Receiving Centre or as a result of the Com'any?s 'remises being
evacuated* due to causes such as .re* bomb alerts or gas leaks)
!)1 , The Com'any or its insurers shall not be liable or investigate any claim for loss unless the Customer has
given (ritten notice as soon as is
reasonably 'racticable 64 days7 after its occurrence or it coming to the Customer?s attention and the Customer shall
give the Com'any andJor its insurers every facility to investigate such occurrence)
!)% , The Com'any shall not under any circumstances (hatsoever be liable for any loss or damage ho(ever caused
(hich (as not caused directly by a breach of these terms or a failure to e+ercise reasonable care and skill on the 'art
of the Com'any)
