On the Camino del Monte Sol

This is one of those lovely, old properties along Camino del Monte Sol that boasts
deep grounds with a parklike setting. Architect William Lumpkins designed, built,
and lived in the house — the current owners have the house plans dating to the early
1960s but are unsure when it was actually built. The art collector Robert Tobin, who
owned the property in the 1990s, installed a koi pond and other water features on
the nearly 1.5-acre site. Architect Steve Shaw helped the current owners (who desire
anonymity) with remodeling work. This involved replacing stained-concrete floors
with brick floors; remodeling the kitchen, including adding a long island with a top
of galvanized steel and two Sub Zero refrigerator drawers; and changing out the old,
paper shoji screens in the master bathroom: the doors to toilet rooms and closets are
wood frames holding panels of delicate reeds inside double-paned, frosted glass.
Access to the gated and fenced property is via a stone driveway leading down to
the 3-car carport and a front yard with gravel paths, ornamental grasses, and tall pine
and aspen trees. A pair of doors open into a courtyard with a weeping cherry tree, a
waterfall, a greenhouse, and a central pond filled with koi. Huge, flat-topped stone
blocks serve as steps across the pond to the front door.
The 4,185-square-foot, double adobe house with four bedrooms and four
bathrooms has an intimate feel that is accentuated by Lumpkins’ incorporation of a
rounded building element that holds cozy, semicircular seating areas on both floors.
To right from the front door is a sitting room, kitchen, and dining room. The
kitchen equipment includes a Sub Zero refrigerator with two freezer drawers, a
6-burner Dacor range, two Dacor ovens, a Kitchen Aid microwave oven, an Asko
dishwasher, and beautiful wood cabinets in the kitchen and in a walk-in pantry.
Many of the rooms in the house have different ceiling treatments. In the dining

room, the ceiling is coved plaster on vigas; and in the kitchen, it’s tamarisk stems set
herringbone-style on vigas.
Straight in from the front door is the living room. It has a white, gently arched

Camino del Monte Sol, with ceiling; two sets of handsome, arched-top wood windows; and a distinctive and
spacious fireplace.
At left from the front door, a short stairway leads up to the master suite. The first

aspens space is one of the semicircular sitting areas, which were designed with whimsical,
rounded windows. The master bedroom looks out of 7-foot-tall corner windows to
the rear property and the mountains beyond. The master bath is two-sided, with a
large glass shower in the middle.
Below the master suite is another round sitting area with a half-circle banco and
hobbit-house windows; then a cozy bedroom and bathroom. The climate-controlled
greenhouse annex beside the koi-pond courtyard leads to a guest apartment that has a
small, complete kitchen and two outside entrances.
Outside the dining room, there is a nice big, covered, brick-floored patio. Just
beyond it is a constructed waterfall and stream to the lower part of the large, rear
yard. There are two wells on the property and much of the acreage boasts the sound of
bubbling (recirculated) water. There are rock paths through ornamental junipers and
down to an orchard (pears, apples, cherries, apricots) and lawn. In the rear corner is a
fenced parterre with one of five long, concrete beds planted in roses.
