A. INTRODUCTION
This document specifies the various design considerations and assumptions for the
Structural Engineering Design of New Town Heights at B.T.M. Extension, Bangaluru.
The proposed complex consists of a residential tower of Ground + Twenty Seven
storeys, with Two basements and provision for helipad at the top of the roof .
B. STRUCTURAL SYSTEM
The structure is proposed to be designed as a RCC Frame Beam-Slab Structure for the
building. The Retaining Walls shall be RCC walls. Column sizes are provided to
control deflection under seismic/wind loads. Ductility detailing not required be done
due to seismic zone II as per code provisions.
C. METHOD OF ANALYSIS AND DESIGN
The buildings are designed as 3-D structure with filler brick work for different load
combinations with columns and shear walls. The slab panels are designed as per
coefficients in IS 456-2000. The analysis & design of idealized model is carried using
Staad.Pro 2006 computer program providing design for beam & columns as per IS
456-2000. For Seismic analysis slab at each floor has been idealized as rigid
diaphragm so that all frames sway equally under lateral loads, with masses lumped at
the joints with 5% damping. Seismic Coefficients are as applicable to Seismic Zone II
as per IS 1893-2002.
D DEAD LOADS
The dead loads for the RCC members are considered on the basis of the density of
RCC as 25 kN/cum. The density of masonary is considered as 24 kN/cum.
The allowance for the floor finish is considered as 50 mm for the typical floors.
Loading provision for false ceiling and other finishes shall also be considered.
Toilets in residential storeys shall be sunken by 350mm. Balconies are 100mm sunk.
However, beams in the toilet areas shall be kept shallow to the maximum extent
possible to facilitate easy outlet of sanitary services.
The average roof finish is considered to be 150 mm thick.

SIESMIC LOAD
Begur is located in Seismic Zone II as per IS:1893-2002. The Seismic Loads are
considered for Zone II as per IS: 1893-2002 with the following factors:

The structure shall be designed for the following load combinations as stipulated by
IS:456-2000 :
1.5 DL + 1.5 LL
1.2 DL + 1.2 LL +/- 1.2 EQX
1.2 DL + 1.2 LL +/- 1.2 EQZ
1.5 DL +/- 1.5 EQX
1.5 DL +/- 1.5 EQZ
0.9 DL +/- 1.5 EQX
0.9 DL +/- 1.5 EQZ
For the wind load design case, the earthquake loads will be replaced by wind loads for
all of the above load combinations.
FIRE RESISTANCE
Fire Resistance provisions for Structural members as per IS:456-2000 are provided.
K MATERIALS OF CONSTRUCTION:
RCC WORKS
The cement used for RCC work in the sub structure & super structure will be OPC
confirming to IS: 269. All RCC works will be mechanically vibrated to produce
dense, sound and durable concrete as per specifications. The water used in all stages of
construction shall strictly confirm to IS:456-2000. Use of fly ash as per IS codes is
permitted for Design Mix of concrete.
All reinforcement bars will be HYSD bars of Fe500 grade as per IS 1786.
LEAN CONCRETE
Lean Concrete of minimum 100mm thickness of lean concrete mix 1:4:8 using 20mm
down size graded crushed stone aggregate) shall be provided under all RCC

foundations. Mud mat shall be extended 100mm on all sides beyond the edges of
footings.
