DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS: That this DEED OF DONATION, made and entered into by and between GEORGE CAWIS, of legal age, Filipino citizen, single and with residence and postal address at San Isidro, Laur, Nueva Ecija hereinafter called the DONOR, and LOURDES DIEGO TALLAYO, likewise of legal age, Filipino citizen, widow, with residence and postal address at #58 East Quirino Hill, Baguio City hereinafter referred to as the DONEE.

WITNESSETH:
That the Donor is an owner of a certain parcel of land covered and embraced by TRANSFER OF CERTIFICATE OF TITLE No. CLOA-GOL-23963 located at San Isidro, Laur, Nueva Ecija, with an area of FOUR THOUSAND NINE HUNDRED EIGHTY THREE (4, 938) SQUARE METERS more or less and particularly bounded as follows: SW: along lines 1-2-3--------------------------- lot 56, Psd-03-107478 (AR) NW : along lines 3-4-5-------------------------- Creek NE: along lines 5-6-7---------------------------- lot 93, Psd-03-107478 (AR) SE: along lines 7-1------------------------------ lot 58, Psd-03-107478 (AR) (For complete technical description a copy of the Title is hereto attached and marked as Annex A and made part of this document.) That for and in consideration of the love and affection which the DONOR has for the DONEE, and as an act of liberality and generosity and the fact that the DONEE is now the tiller of the land, the DONOR hereby voluntarily and freely gives, transfers and conveys, by way of donation, unto said DONEE, her heirs, executors, administrators and assigns, all of the rights and interests which the said DONOR has in the above-described real property, together with all the improvements which may be found therein, free from all liens, encumbrances and charges whatsoever. That the DONOR has reserved for himself sufficient property to support himself in consonance with his standing in society. That the DONEE hereby receives and accepts this gift and donation made in her favor by the DONOR, and she hereby expresses her appreciation and gratefulness for the kindness and generosity of the DONOR. Finally the parcel of land subject of the DONATION is now in possession of the respective DONNEE. IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto set their hands this ____ day of ______________ 2009 at La Trinidad, Benguet.

ACKNOWLEDGMENT REPUBLIC OF THE PHILIPPINES) La Trinidad,Benguet ) S.S. At the Municipality of La Trinidad, Benguet this ____ day of ___________ 2009, personally appeared the above named parties, together with their instrumental witnesses, exhibiting to me their Community Tax Certificate with numbers as indicated below their names and they have acknowledged to me that the same is their free and voluntary act and deed. This instrument refers to a DEED OF DONATION of ONE (1) PARCEL OF LAND consisting of TWO (2) pages including the page whereon the acknowledgement is written and signed by the parties and their witnesses on each and every page.
