DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

That this DEED OF DONATION, made and entered into by and between PLACIDO P. LARUAN, of legal age, Filipino citizen, widow residing at Sison, Pangasinan hereinafter called the DONOR, and BRENDA D. LARUAN, daughter of the DONOR, likewise of legal age, single, Filipino citizen and a resident of Bahohg, La Trinidad, Benguet hereinafter referred to as the DONEE.

WITNESSETH:
That the Donor is an owner of a certain parcel of land covered and embraced by TAX DECLARATION NO.00533, located at Camagsingalan,Sual,Pangasinan, with property Index No. 013-41-008-09-013, with an area of THREE THOUSAND EIGHT HUNDRED FOURTY SEVEN (3847) SQUARE METERS and bounded as follows: North: East: Ass. Lot No. 43 South: Calombuyan River West: Ass. Lot No. 50 Ass. Lot No. 48

That for and in consideration of the love and affection which the DONOR has for the DONEE, and as an act of liberality and generosity, the DONOR hereby voluntarily and freely gives, transfers and conveys, by way of donation, unto said DONEE, her heirs, executors, administrators and assigns, all of the rights and interests which the said DONOR has in the above-described real property, together with all the improvements which may be found therein, free from all liens, encumbrances and charges whatsoever. That the DONOR has reserved for himself sufficient property to support himself in consonance with his standing in society. That the DONEE hereby receives and accepts this gift and donation made in her favor by the DONOR, and she hereby expresses her appreciation and gratefulness for the kindness and generosity of the DONOR. That the property covered by TAX DECLARATION No. 00533 not having been registered under Act No. 496 nor the under the Spanish Mortgage Law the parties have agreed to register this instrument under the provision of Act No. 3344. Finally the parcel of land subject of the DONATION are now in possession of the respective donees. IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto signed this DEED OF DONATION this ____ day of November 2009 at La Trinidad, Benguet.

ACKNOWLEDGMENT

At the Municipality of La Trinidad,Benguet this ____ day of November 2009, personally appeared the above named parties, together with their instrumental witnesses, exhibiting to me their valid TIN card and CTC with numbers as indicated below their names and they have acknowledged to me that the same is their free and voluntary act and deed.

This instrument refers to a DEED OF DONATION of ONE (1) PARCEL OF LAND consisting of Two (2) pages including the page on which the acknowledgement is written and signed by the parties and their witnesses on each and every page. WITNESS MY HAND AND NOTARIAL SEAL.
