Cobden Chambers is a new, exciting development in Nottinghams Creative Quarter, designed to promote, encourage and support the very best in contemporary craft and design in Nottingham, the East Midlands and beyond. Comprised around a large, central sun-trap of a courtyard, the Chambers is made up of The Terraces, Cobden Place, and the Bodega. The Terraces is a beautiful Victorian building, housing up to nine individual units, each of which can be used for retail space, as workshops, as studios, or a combination of all three. These units will be home, exclusively, to small businesses who design and make their own products; from fashion designers to jewellers; from fine artists to crafters, and anything a bit quirky and leftof-field; the unifying element being their strong sense of design and passion for quality. It is to become one of only a few place in the United Kingdom open to the public, where designers can produce and sell their work on the premises. Visitors to The Terraces will have the opportunity to buy direct from the designer, and even see the products being created. The Terraces will be a real destination shopping experience, with something to excite the senses around every corner and something new to see with every visit. The Courtyard will play host to pop-up street food vendors, markets and street art, drawing visitors into the Chambers and creating a dynamic, vibrant atmosphere. There will be seating to enable local workers to take their lunch breaks in this little oasis in the centre of the city, encouraging greater footfall and awareness of the space. License Information
Licenses Licenses are offered on an initial three monthly rolling contract. Occupancy can be cancelled by three months notice by either party. If a Licensee so wishes, a longer term contract can be drawn up at the discretion of the Licensor. Licensees Obligations As with any other commercial lease, the Licensee is required to undertake certain obligations. A summary of these are as follows: To pay rent on time To pay VAT on rent To pay a deposit of two months rent prior to receipt of the keys. Where the Licensee is a retailer, to stay open for trade from 10am 5.30pm Monday to Saturday each week (subject to revision) To comply with the Licensors estate rules (as detailed in the license) To comply with the Licensee Policy To allow the Licensor to enter on reasonable notice To discuss with the Licensor before making any additions or alterations to the outside of the premises or communal areas To keep the premises insured against public liability claims by third parties Not to underlet
Licensors Obligations Just as we ask that Licensees observe their obligations, as Licensor we respect the Licensees rights and observe the following obligations in the interest of continued good Licensor and Licensee relations. To permit the Licensee to peaceable hold and enjoy the use of the premises without interruption To provide estate services where reasonably possible To repair, maintain and decorate structures To insure the premises and the estate.
Service Charge The Licensor occurs costs in running The Terraces relating to insurance, waste removal, security and maintenance of common parts etc. Unlike most Licensors, we do not relay these costs back to the Licensee by way of Service Charge.
Parking
Vehicles can enter Pelham Street for loading and unloading only before 10.00am and after 4.30pm. There is on-street pay and display parking around the city with pay machines close by. Broad Street and Heathcote Street are the closest on-street parking areas to Pelham Street. On-street parking is free after 6.00pm. The nearest 24-hour secure public car park is very nearby, on Fletcher Gate. The Licensor also has private, secure car parks in The Lace Market available to rent.
Public transport Pelham Street has excellent public transport links. There are bus stops on George Street, Milton Street and Parliament Street. Trams run very regularly from the railway station. The nearest tram stop is on Fletcher Gate, which is one stop from the station, with a short downhill walk to Cobden Chambers. Use The units are let for use as retail/workshop/design studios, with an emphasis on high quality producers and retailers.
