2 (d) To keep during the said period at his/ her / their own expense the said premises wind and watertight and fixtures, additions and also electric fittings water mains and taps in good and tenantable repair and condition and once in every year of the said terms to whitewash / colour wash all walls and buildings which are now white or colour washed (in the case of painting the said premises with cement paint the work will be carried out once in two years) and also once in three years paint or varnish all such parts thereof which are now painted or varnished and repair all the connections of the electric installations and carry out other essential repairs, colour or white washing painting etc., and to deduct the cost thereof from the rent or recover it from Lessor / Lessors. (e) That he / she / they will not during the continuance of this demise do or permit to be done such portion or the said premises or any part thereof or anything which may be and inconvenience or annoyance to the occupiers of the premises hereby demised. (f) That in case the premises or any part thereof respectively shall at any time during the said term be destroyed or damaged by fire or other irresistible forces as to be unfit for occupation or use, the rent or rents reserved of as a portion thereof according to the nature and extent of the damages sustained shall be suspended until the said premises shall again be rendered fit for occupation and use. (g) The Lessor acknowledges receipt of Rs. (Rupees ` Being the two / three months advance rent which will be adjusted against the rent payable for the last two / three months of the tenancy or repaid to the Lessee by the Lessor when the former vacates the premises. That the Lessee shall have the further option of terminating the lease hereby granted at any time during the tenancy thereof on giving Lessor / Lessors 30 days previous notice in writing.
