Introduction

This report outlines and describes the design basis criteria and design philosophies for the various building services of the VVIP Villa at Seeb. The HVAC, Mechanical, Electrical, Public health and Fire engineering services will be developed to meet the operational requirements, to provide the correct environment for the staff and to ensure that fire safe and fully controlled and conditioned spaces are provided as required to meet the expected level of servicing, zoning and flexibility.

EQUIPMENT:
Chillers Four nos. of Air Cooled screw type liquid Chillers shall be provided at the Chiller yard. The Chiller configuration shall be 03 nos. duty and 01 no. standby, so as to ensure at least 33% of redundancy is available all the time. Chilled water Circulating Pumps Horizontal long coupled centrifugal pumps will be used for both primary as well as secondary chilled water circulations. The Secondary Pumps will be variable speed in order to maintain constant chilled water pressure in the network, based on the pressure signal receiving from the furthest point of the Index Route. Each Primary Pump will be dedicated to each chiller. Chilled water Pressurization Dedicated Pressurization System will be used to maintain the Chilled Water pressure in the system always positive. Pumps will have duty & stand-by arrangement. The system will be equipped with properly sized Pressure Vessel and the operation will be automatic

Chemical Dosing The chilled water system will be provided with automatic dosing system to control pH, conductivity, etc. The system will be automatic pulsing method and located in the main chilled water pump room.

Air Handling Units Chilled water re-circulating Air Handling Units shall be used for the first and second floor area Air Conditioning. Chilled water Fresh Air Handling Units shall be used for supplying treated fresh to the ground floor areas.The treatd fresh air supply system will maintain posity pressure inthe areas as required. 100% fresh air system will have copper/copper construction of cooling coils. Ceiling concealed Chilled Water Fan Coil Units Chilled water Fan Coil Units shall be used for the ground floor bedrooms, common areas and corridors Air Conditioning. Ground floor Common rooms, Stores The Common rooms and Store areas shall be Air Conditioned by ceiling concealed chilled water Fan Coil Unit. Fresh air shall be fed from the dedicated Air Handling Units located in the Ground floor plant area. Home automation system shall be provided for temperature control. First floor Bedrooms The Bedrooms shall be Air Conditioned by central air handlers located in the ground floor plant area. The Bedrooms shall be Air Conditioned by central air handlers located in the mezzanine floor plant area. Air distribution through linear bar grilles / slot diffusers, all as per ID requirements. Induction type Variable Air Volume (VAV) units shall be used for individual room temperature control.

Private Majlis The Bedrooms and the associated areas shall be Air Conditioned by central air handlers located in the ground floor plant room. Air distribution through linear bar grilles / slot diffusers, all as per ID requirements. Lobby / Corridor / Common areas The lobbies, corridors and common areas shall be Air Conditioned by central air handlers located in the ground floor plant room. Air distribution through linear bar grilles / slot diffusers, all as per ID requirements. Kitchen The Kitchen will be air conditioned by ceiling concealed chilled water Fan Coil Unit. The extract system shall be based on double skin hood and the supply and extract fans located on the roof terrace. Plant areas The Plant areas shall be air conditioned by means of cabinet type ceiling suspended chilled water fan coil units. Ground floor indoor Car park area The Ground floor indoor car park area shall be air conditioned by means of cabinet type ceiling suspended chilled water fan coil units. In addition to the above, an extract ventilation system operating based on the CO sensors shall also be provided to ensure the indoor air quality at the space all the time. . Extract Ventilation (Toilets / Kitchen) The toilets / kitchen shall be ventilated as per the ASHRAE standards. Regulators shall be provided with all exhaust fans to reduce noise level. a) Toilets b) Kitchen : : 6 Air changes (For ducted systems) 20-30 Air changes or as per the Hood sizes.

Fire Philosophy & smoke management a) Smoke detectors shall be positioned everywhere in the building. A fire condition sensed by the smoke detectors shall, through the fire annunciation panel, signal the AHUs to switch off. b) Fire smoke dampers shall be positioned in all ductworks crossing firewalls, with the exception of smoke exhaust ducts. They shall be triggered from a fusible link connection sited in the damper in the event of a fire emergency. Air Filtration Based on ASHRAE Standard 52.1, for AHUs: Primary filters (Flat Panel): 25% Arrestance Secondary filters (bag): 85% Dust Spot Recirculation, FCUs shall be provided with only cleanable aluminium panel filter. Seismic Vibration Control All mechanical equipment, pipe work within plant rooms shall be mounted on vibration Isolators in accordance with seismic codes (Zone 2A) Chilled water to Cooling Coils Chilled water inlet temperature: Chilled water outlet temperature: Chilled water Pipe sizing: For Pipes up to 50mm dia.: Water velocity not to exceed 1.22 m/s Pressure drop not to exceed 600 Pa/m For Pipes above 50mm dia.: Water velocity not to exceed 2.4m/s Pressure drop not to exceed 400 Pa/m AHU / FCU Coil face area: Chiller plant location The chillers will be located at the far end of the site to minimize the noise impact on the office building. Domestic Cold Services

From the Public Authority for Water (PAW) mains, an incoming supply shall be connected to the main water storage tank via filter media located in the Ground floor plant area. From the main water storage tank, the potable water shall be supplied to the draw off points in the main building by means of a Cold water service pump set located adjacent to the main tank. A cold water transfer pump set will feed potable water to the overhead tanks of the Guest Villas, Soldiers accommodations and Guard House etc. These water storage tanks shall have one day storage capacity to serve the lower floors via a booster pump set to maintain the pressure requirement of 2 bars. Water supply pipe sizing: For pipes up to 50mm dia.: Water velocity not to exceed 1.22 m/sec, Pressure drop not to exceed 600 Pa/m For Pipes above 50mm dia.: Water velocity not to exceed 2.4 m/sec, pressure drop not to exceed 400 Pa/m Water Meters: One main Water meter shall be provided at the incoming PAW supply to the main water storage tank. Domestic Hot Water Services Hot water for the Toilets / Pantries / Kitchen etc. shall be via Central water heaters with a circulator pump set located in the respective plant rooms. The cold feed for the water heaters shall be fed from the cold water service pump set. Hot water shall be stored at 60 C. Pipe work Copper (within the building) Hot Water Return Hot water return uses a pump to continuously circulate hot water through pipes, so that there is instant hot water when a hot water faucet is turned on. Sewer Drainage System: Sewer drainage works shall be designed and installed in accordance with BS 5572 Code of Practice for sanitary work and to the satisfaction of the local Drainage Department.

The internal drainage system shall comprise of two stacks (soil and waste) with a separate vent pipe. All drainage pipes from the building shall be discharged into a series of manholes and finally connected to an underground Sewage Holding Tank for alternative days bowsering or to the public sewer main (If a public sewer main is available at this location). A separate rain water system shall be designed to collect surface water from roof of building, and discharged free at ground floor level outside the building. Floor drain shall be provided in all bathrooms, kitchens and Mechanical plant rooms. Ablution hose with spray shall be provided adjacent to each WC in all bathrooms. Condensate drain from AC units shall be connected via U-trap to the nearest floor drain. Roof Rain Water Drainage: Roof rain water drainage shall be accomplished by means of providing rain water down pipes. These pipes will then pass though the wall cavity or through service shaft and terminate with vermin flaps above the finished ground level with a clear height of 150mm. Down pipers will be designed to meet 75mm/hr rainfall. Water Feature / Ponds Localized underground tanks and submersible pumps will be used for functioning of water features in the premises. A make-up water connection network with isolation valves shall be provided for maintaining water levels in the water bodies. Drain from the water feature / ponds will be discharged to the waste water service lines through control valves. Swimming Pool An automatic make-up water connection with isolation valve shall be provided for maintaining water levels in the Pools. Drain from the swimming pools will be discharged to the waste water service lines through control valves. Swimming Pool will be provided with Heating & Cooling system for water and Temperature and Humidity control in the Pool Deck Area if the space is enclosed and not exposed to outside.Energy Saving features will be included as practically as possible in these systems It is assumed that these Water Heating and Indoor air conditioning will be carried out by a Specialist Contractor. However,the Systems will be shown on MEP Drawings tentatively and the Performance of the Systems will be included in details to enable the Specialist Contractor to select the systems accordingly.

Fire fighting systems:


System Design The tank shall be sized to store water for three days domestic water consumption along with the minimum fire reserve as required by the local Civil Defence Authority. All systems shall be designed in accordance with the requirements as set out in NFPA and to the requirements of the ROP Civil Defence Authority. The various systems recommended for this project are: a) Automatic fire hose reels. d) Portable Fire extinguishers. In addition to the above, various Passive Fire Protection systems shall also be provided in accordance with the British standards BS 476: Part 22: 1987, BS EN 1364-1: 1999 & BS EN 1364-2: 1999. Fire water services (External dedicated network) Source of water From PAW Main Pipe work GI for within the building and HDPE / HP uPVC for underground application. System description: Fire Extinguishers: Portable Fire extinguishers CO2 and AFFF shall be provided in each fire cabinet and in service rooms and CO2 and Fire blanket in Kitchens, to the satisfaction of the local Civil Defence Authority. Automatic Fire Hose Reels: This system shall primarily be for use by the occupants and used as a first aid means of fighting a fire whilst awaiting the arrival of the Local Fire Brigade. Fire hose reels of 30m hose length shall be located such that these are readily accessible and that these can cover all areas of the building with no part being more than 6 meters from the hose reel nozzle when the hose is uncoiled. Minimum required pressure at the furthest hose reel shall be 2.0 bar. Fire Hose Reel Pump set: An electrical main pump and a diesel standby pump shall keep the fire hose reel system pipe work pressurized for instantaneous availability of water. This pump set shall be located in the Ground floor plant area.

The pump flow rate shall be 2.3 lps, Pump head shall be calculated based on the total system resistance. The fire fighting equipment and devices shall be UL/FM listed. Seismic Vibration Control: All mechanical equipment and pipe works shall be mounted on vibration Isolators in accordance with seismic codes (Zone 2A).

Landscape irrigation system


The landscape irrigation shall be with booster pumps and irrigation controllers. The Drip irrigation system shall be adopted for all trees and large Plants and Sprinkler system for lawn areas. The water for this purpose shall be stored in the GRP tanks located in the ground floor plant area for minimum one day operation. The water for drip irrigation systems shall be with TSE water from the Haya (confirmation is awaited) and for sprinkler irrigation potable water shall be used. The booster pump set will be automatically controlled by programmable logic controls for necessary operation. The irrigation system will be interfaced with the BMS for monitoring.

LPG system
A Bulk LPG tank shall be provided at the MEP services compound for at least 15 days consumption. The tank shall be installed underground and a vaporiser shall be provided to convert LPG from lower temperature to above dew point temperature. The standard for design and installations of all LPG systems shall be strictly in accordance with NFPA 58. The underground LPG distribution by PE (Polyethylene) pipes and seamless carbon steel shall be used for within the building application. Automatic gas leak detection and warning system shall be provided in the Kitchen for emergency.

Ground Floor Ventilation Services


Particaular attention will be given to the Ventilation Services in the Ground Floor areas. Kitchen hood supply and extract, Bakery hood extract, Laundry Dryer outlets, will be taken to the roof above the Family Area. The Kitchen Hood Extract will be provided with activated carbon filters to minimise the smells discharging to the surrounding area on the roof.

2.3

Building Management System (BMS)


The Building Management System shall be a PC based System. It shall combine the latest state of the art technology with simple operating techniques and shall be used to manage and monitor the building services installation. The BMS PC shall be located in control room, which shall monitor or monitor and control the following systems through the BMS network. The BMS shall include the Elevators, Low Voltage Systems (CCTV, Access Control, SMATV, etc) Sun Shades, Automated Louvers, Automated Doors and/or windows of Special Rooms. BMS system shall be integrated with Home Automation System.

2.4

Acoustic Aspect
The Service Compound will consist of air cooled type chillers and generators which are very noisy during operation. Therefore the following alternaives can be taken into consideration; a) Selecting low noise type chillers with compressors shrouded with acoustic enclosure. This will require additional components and the cost accordingly. b) Relocation of the Service Compound to the furthest location possible. This will minimise the acoustic treatment on the chillers and the generators.

General

This section of the report is describes the Electrical Services proposed for Villa Q Sultanate of Oman.

3.2

Scope of Design systems


Infrastructure 11 kV Electrical power supplies cabling to the site, 11kV Substation and all accessories as per Local Electricity distribution authority (MEDC) requirements. Main Telecommunications cables to the site, Main Distribution Frame and accessories as per Omantel and other authorities. Electrical Systems: Electrical power distribution within building. Power to all Work stations and equipment. Power quality and Power factor correction system Internal and external lighting controls. Standby generator power distribution and Emergency Lighting. Uninterrupted power supply system. Lightning protection and earthing. Lift.

The following systems will be included in the design:

Extra Low Voltage Systems: Telephone, data,internet, and WIFI (Shall be per Amiri Guard reqts) Fire detection and alarm Public address and voice evacuation. CCTV and Security System and access control (Shall be per Amiri Guard reqts) SMATV ( Shall be IPTV) Audio-Visual system.

Home automation system(HAS): Lighting (on-off and dimming) ACs Curtains Audio-Video System(kaleidescape server to be incorporated) All VIP areas shall be covered by HAS

All wiring devices on all VIP areas shall be typical with the HAS finishes per ID/Enduser approval

3.3

Design Conditions
Standards

Electrical services will be designed in accordance with the Oman Electricity Regulation (OES) and the following International Standards as applicable to different project systems: 1. BS7671: 2008 Requirements for Electrical Installations by the Institute of Electrical Engineers, 17th edition and its Amendments (IEE Wiring Regulations). 2. Code for Lighting related recommendations and standards (CIBSE). 3. Recommendations of other relevant BS and EU standards; recommendations of IEC, CENELEC, ISO, and UL, as referred. 4. Omantel and other telecommunications Standards. 5. Civil Defence Authority (Royal Oman Police) regulations for Fire Detection and Alarm systems, NFPA 72. 6. NFPA 101 life safety code. Climatic Conditions All equipment and installations will be able to operate correctly within the temperature and humidity range experienced on the site. Indoors 1. Design temperature within buildings: 40 o C 2. Electromechanical Plant rooms: 55 o C Outdoors 1. Design ambient temperature in summer: 52 o C 2. Maximum sun radiation temperature in summer: 84 o C 3. Minimum ambient temperature: 0 o C

Technical Conditions All equipment and materials installed shall be suitable in every respect for operation on the following: Mains supply: 415/240 Volts 6%, 50 Hertz 4%, Solidly earthed neutral.

Infrastructure Design The 11kV intake, Ring main Units, power transformers and cables up to the transformers and from the transformers to main low voltage boards (LV panels) will be provided as per regulations. All necessary plant rooms, builders works and cables provision and carriers will be provided and included in the construction contract of the project. Electrical Power Supply and Distribution The substation in the ground floor will contain 11kV Ring Main Units and Transformers. Adjacent to the substation there will be associated Low Voltage (LV) switchgear, and generators. The Substation location will be planned to be easily accessible and to comply with the required access by Authority. Main electrical room location is proposed at the nearest point from the substation/Chiller yard to minimize the cable length and cost. The sub distribution electrical room location in ground floor MEP area side. Substation capacity will be determined according to an estimated power demand calculation and will be confirmed for submission to MEDC. Electrical power will supply lighting, small power, air handling equipment, and lifts, plumbing equipment, and Extra LV systems equipments. Power distribution system inside building will utilise LV switchgears, motor control centres, final distribution boards, and XLPE or PVC insulated copper cables. Separate distribution boards will be provided to individual areas with MCC panels used to cater for major mechanical and public health systems. It is envisaged that major items of plant will have hours-run meters. Trend logging or automatic recording of such data will be provided. Rest of the building will be divided into electrical zones, and each zone will be provided with electrical Sub Main Switchboard(s) and Distribution Boards (DBs) serving electrical loads within respective areas for power distribution systems. To ensure uninterrupted operation under emergency / fire condition, power to emergency services and life safety systems (e.g. fire protection systems, automatic sprinkler pumps, etc.) will be fed through fireproof/LSF wiring systems. The expected total connected load as per the preliminary analysis found to be 3400 kVA

Power to Equipment Each item of equipment or group of major equipment will be served from dedicated Motor Control Centres (MCC) housing motor starters, control and protection equipment or sub main switchboard according to the type of served loads. Power Requirements for AV, etc,. Will be given as per the equipment layouts and equipment specifications as detailed by the specialized consultants Small Power requirements includes general use electric outlets, and small power equipment outlets e.g. small plumbing equipment, shall be fed from the nearest final power DBs for service floors Small Power Small power outlets, 13 Amps, 3 pin, shall be provided in all areas as per the architectural/ furniture layout. 2 nos. of combined (small power, telephone) floor outlet boxes will be provided in the Main reception counter, below the conference table etc, An ELCB will be provided with every small power outlet circuits as per MHEW regulations. Outlets in the Pantry will be provided 300mm above worktop level. Sockets will be weatherproof type in basement, pump rooms, Pantry and any other wet areas, etc., Metal clad type switches & socket outlets will be considered to all places that might have a mechanical damage risk like Electrical rooms, Plant rooms etc., All TV and data outlet shall be provided by dual power outlet each. Lighting System Lighting points will be provided at agreed locations and to the schedule as developed by the Interior Designer. Industrial fluorescent luminaries will be used for plant rooms and electrical rooms. Lobbies and Corridors will be provided with equally spaced decorative type down lighters for uniform and pleasant illumination. External bollard lights will be provided based on the landscaping and main entrance area Car park area, Plant rooms, roads and landscape lighting shall be provided with weatherproof type Lighting switching will be by either by manual switching or under automatic control to suit occupancy pattern Lighting control

The external lights will be connected to light sensors which switch the lights ON once daylight reduces below a preset level. lighting control system will be integrated with BMS for central control. A provision controlling of the lighting via the BMS will be provided and Clients security requirements for some external lighting will also be operated / controlled by photo cell. Lighting control in all the meeting rooms to be movement sensitive and the external lightning to be of a photocell type. Lighting System shall be linked to the BMS to be able to switch off general areas of the Building. Dimming System Dimming system will be provided with dimmer racks, dimmer plates etc. to control and create specific ambience level in different areas.(Shall be controlled by home Automation System) Generally, the lights in the following areas will be controlled by dimming systems. Entrance lobby, Reception areas, Majilis, Dining, Gym,bedroom majilis.

Emergency Lighting Emergency and Escape routes exit lighting are provided throughout the designated egress routes and a maintained emergency lighting will be provide with shelf battery system. Wiring to the luminaries will be by fire retardant cable like LSF/LS0H Emergency lighting will be design as per the latest requirement by the ROP Civil Defence in Oman. Energy Saving Systems Electrical The following techniques are applied to save energy and hence less running cost for the whole building. Energy Saving Lamps Compact fluorescent lamps will be provided wherever possible.T5 lamps (14W). Power Factor Correction Power factor correction capacitors are used to increase the power factor of the system from 0.8 to 0.9 and hence to avoid wastage of reactive power. External Lights are controlled by twilight sensors and timer controls which switches on all external lights when the external light level fall below the set value.

Stand By Diesel Generator System Stand-by generator room is proposed to be at Ground floor/ near to the substation , complete with a day tank. An automatic switching system is designed to allow for immediate transfer of the essential electrical loads from utility supply source to generator side in case of main power failure. Stand by diesel generator, will be designed to allow for necessary back up power supply for the IT Data centre, Fire and Life safety systems, specifically smoke control systems and feeders for all of the extra low voltage systems, specifically fire detection and telephone services etc. Such types of mentioned loads are considered to be of an essential types of equipment, and this equipment must stays workable during emergency cases and building evacuation , such as fire conditions and / or others similar crisis times. The standby diesel generator will be provided with fuel tank of storage capacity for 16 hours operation of the set at rated conditions. The generator will be prime-rated with continuous 1 hour operation in every 12 hours at 10% overload condition.

The power distribution system takes conditioned power from the Uninterruptible Power System (UPS) and distributes it throughout the facility to individual loads. Power for rack or cabinet mounted equipment will be dedicated, two or more 32 amps circuit will be provided to each rack or cabinet. Due to the fact that UPS depends on batteries as a redundant power supply and Batteries are fire hazard, UPS will be provided with separate individual room. Power factor correction of linear loads A high power factor is generally desirable in a transmission system to reduce transmission losses and improve voltage regulation at the load. It is often desirable to adjust the power factor of a system to near 1.0. When reactive elements supply or absorb reactive power near the load, the apparent power is reduced. Power factor correction may be applied by an electric power transmission utility to improve the stability and efficiency of the transmission network. Individual electrical customers who are charged by their utility for low power factor may install correction equipment to reduce those costs. Applicable Standards The capacitor banks shall conform in design, material, construction and performance to the latest editions of the IEC standards, their corresponding British / European (BS EN) standards. Earthing and Bonding and Lightning Protection Lightning protection system will be designed to suit the shape of the building and ensure that each part is adequately protected as recommended by the relevant British standards and local regulations. An earthing and bonding system will be provided for all electrical equipment e.g. switchboards, distribution boards, motor. Containment, and motor control centres, and miscellaneous equipment as switches, light fixtures, power socket outlets, and all metal parts of the buildings and finally bonded to earth electrodes for final earth faults discharges into the ground mass. For telecommunications system equipment, a separate grounding / bonding conductors systems will be designed and ended by its own earth electrodes which will be interconnected to the main earthing electrodes network. Any additional requirement for modifying the earth/soil resistivity in line with the requirements of the telecommunication suppliers requirements will be added in the specifications at a later stage. Lift ELEVATOR MODEL Elevator shall be new traction type machine-room-less passenger elevator. Control system shall be variable voltage variable frequency motor drive and distributed computerized car controller series G, for low speed elevator [VFGL].

The new MRL shall use a new flat type traction machine, slim type control panel and compact door operator. Traction machine, Controller and governor shall be located at the top of the elevator well. A hall inspection panel, which shall be used for inspection operation and emergency operation, shall be provided at the highest landing serve behind hall button panel.

Tele/Data and WI-FI communications Cat-6+ structured cabling system will be proposed for the distribution of Data/ telephone services with IP Telephone System. A State of the Art Communication System Network including the need for minimal wiring will be considered with fiber Optic Cabling Technology. Voice,data ,wi-fi and TV outlets will be provided for each area with suitable numbers for the Villa and areas served throughout the building along with necessary electric socket outlets. It is proposed that each voice / data ,wi-fi outlet shall be served by 4 twisted pair, cat 6 copper cables (two used pairs and two spare for future use). Cable structures system shall comprise main back bone cables to bring Omantel services from the main distribution frame located in the main data room up to each intermediate distribution frames arranged and aligned in a vertical manner. Network cabling rooms will be provide, where the cable exceeds 90mtr span and all the network cable/IT room will be mutually connected by single/multimode fibre optic linkage to the main server. Each Intermediate Distribution Frame (IDF), will house the Telecommunication Patch Panels. From the Panels, the data and telephone cables will be carried on a dedicated cable basket and distribute to the villa rooms at high level and into individual outlets on the wall. The Lift intercom/telephone: All lifts will have an intercom system/telephone connected to the reception. Fire Detection and Alarm System Analogue, addressable fire detection and alarm system will be provided to comply with Civil Defence requirements. Fire detectors, manual stations, alarm sounders, and others system peripherals will be addressable types. Two level Fire Alarm System will be implemented i.e.; intermittent for initial alarm and then continuous for real fire / bomb threat situation. The main Fire Alarm Control panel (FACP) will be situated in the Security Room and the repeater panel will be located in the reception or the telephone operators room to help them locating fire conditions and others recorded information. Smoke Detectors and Break Glass Alarms shall be provided and linked to the Security Control Room. Interface units will be utilised to allow for necessary interface with fire protection system equipment, smoke control system equipment, etc, for necessary actions specified as per local requirements. A secure voice evacuation system will be provided by integrating with the BGM/PA systems. In the event of fire, a pre-recorded evacuation messages will be played back automatically as per the fire zoning chart and fire evacuation schemes/details. Additional emergency manual announcements will be made from microphones located in the security control room.

Public Address and Background Music (BGM) System The BGM system will be available to all lobby areas, corridors, lifts and common areas. Public address facilities will be provided for all general areas and will be zoned separately. A secure voice evacuation system will be provided by integrating with the BGM/PA systems and the evacuation messages will be addressed as per the fire zoning chart and fire evacuation schemes/details. Main system console will be located in security control room. Generally, speakers will be flush mounted in ceiling spaces suitable to match interiors. BGM for VIP areas should be from Kaleidescape server. Service areas shall be from PA.

CCTV system & Automatic Gate Barrier The system will follow as per AMIR guard security system specification. SMATV System TV system capable of receiving free to air and encrypted TV signals will be provided. SMATV system will be IP based TV instead of SMATV. AV System All necessary containment provision for the AV cabling and power provision will be provided as per the AV system specialist requirements.
