Home price growth continues and has spread to more of the country.
Foreclosures continue to decrease.
Sales increased significantly from the previous month, quarter, and year.
We discuss housing markets in Seattle, Washington and Portland, Oregon.

March Housing Performance


Housing performance in June saw continued improvements in home prices. These improvements spread
across even more markets. Sales increased significantly. While foreclosure numbers are improved over
previous year numbers.

Home price growth was positive in 40 of the 42 reported counties over the last month, quarter,
and year.
Sales increased in 40 of the 42 reported counties over the last month.
Sales increased in 36 of the 42 reported counties over the last quarter.
Sales increased in 30 of the 42 reported counties over the last year.
Foreclosures decreased in 20 of the 42 reported counties over the last month.
Foreclosures decreased in 25 of the 42 reported counties over the last quarter.
Foreclosures decreased in 30 of the 42 reported counties over the last year.

Housing Outlook
Despite concerns about the continued strength of the recovery and job security, potential tax increases,
and uncertainty about domestic fiscal issues, home price growth rates have increased and continue to
spread across more of the country. The moderate underlying fundamental home price drivers and
economic uncertainty will eventually contribute to reductions in demand for housing and dampened
home price growth, although the timing of this is very uncertain.

and reaching the debt ceiling
again in the near future.
Longer term fiscal uncertainty
remains due to unsustainable
deficit levels.
Euro Zone fiscal issues
continue unresolved.

Focus: Seattle, Washington and Portland, Oregon


Seattle, Washington and Portland, Oregon home to nearly 6.2 million metropolitan area residents
has recently seen very strong housing performance. Year-over-year home price increases for both
Seattle and Portland over 17%. Over the same period, sales activity increased 21.1% in Seattle and
17.4% in Portland. Seattles economy is diversified and is comprised of a mix of new technology
companies and industrial companies. Portland also has a diversified employment base. Employment
growth and the economic recovery have benefitted housing performance in both of these markets.
