2013 FCHOA Budget


Theres been a huge learning curve that came along with the volunteer role of being a part of the Forest Chase HOA Board of Directors. Its taken us six long months to get our bearings in the organization, figure out the strengths and talents of the members, earn trust, raise communication, and dig a bit deeper in to the history of the neighborhood. We arent even close to being done yet with the stated goals. However weve reached a point in the finances where we feel like we need to report, reflect, and set some serious goals for the future. Weve spent many hours pouring over the books. Our new treasurer Ginger Pearson, and our consulting and past treasurer, Stephen Guerra, have been such a valuable asset to the FCHOA. Please say thank you to them for their service to our community! On the next page you will see two columns. One is for the 2012 year and the other is for this 2013 year. We have tried to project spending and expenses for the entire year, however sometimes changes or issues arise. These projections are based on last years expenses, estimates, or contracts weve had re-written for the 2013 year. Weve also trimmed some fat from the spending by renegotiating contracts with our vendors, A perfect summer day is when the sun is shining, the breeze is blowing, the birds are singing, and the lawn mower is broken. ~James Dent

being creative with spending, self auditing of expenses, and trading ad space in our quarterly newsletter. To reach and meet our 2013 budget we will need to collect $18,203. We divide the membership funds collected and they are allocated for civic or pool expenses. That means that $225 of the $300 pool membership dues are used for the pool. While the remaining $75 is devoted to the general fund for HOA expenses. We have decided to split the expenses to track more easily where monies are coming in and where they are going out. As of June 24, 2013 we have 46 civic and 51 full members. This is the highest participation in years, we appreciate the enthusiasm and support! We feel very strongly about being financially transparent and we are open to conversation if you have any questions. We also look forward to your financial support since we can not tackle this budget alone. Improvements to Forest Chase

Jamerson Rd. Entrance The NEW and beautiful sign at Jamerson Rd. is complete. The high winds this Winter did cause an issue and minor damage. A special thank you to Chris Burke for the speedy repair on the sign. The lights are on a timer in an effort to save $ on electricity! The rain gauge saved us tons of water money! Jims Rd. Entrance Area The stacked rock column of the Jims entrance was repaired and painted to stop the rot on the wooden sign. Thank you Williams family! The communication board is up and running again with a new lock. If you have something to hang inside, just ask. Do not tape on the outside of the board. Send an e-mail FCHOAinfo@gmail.com. Please e-mail us at FCHOAinfo@gmail.com Pool Property Cleanup Day We had a cleanup weekend at the end of April in an effort to spruce up the pool and get it ready for the Summer swim season.
I just want to thank all of the families who came out to help clean OUR pool this weekend. Due to a bad weather scare for Saturday, Cindi Williams put out an all call for helpers on Friday evening. Thank you to Karen and her son Jordan and the Guerra family who joined the Williams and Greco families for all of your hard work! We got so much done that allowed for us to add additional tasks to our clean up on Saturday that may not have gotten done otherwise.

Saturday morning I was shocked and pleased. Numerous families showed up to help. Thank you to the Zurita family, Mandigo family, Haley family, Ginger and John Pearson, Alex and Addy, Williams family, Greco family, and anyone else who I may have failed to mention by name. We did such an amazing job cleaning up the pool and surrounding areas. Everything looks AMAZING! You may join the pool online any time or in person. Beware of dog bites: Tips to keep you and your children safe
There are tremendous responsibilities and potential liabilities that come with owning a dog. The Centers for Disease Control and Prevention reports there are approximately 4.7 million dog bites per year, resulting in 800,000 injuries that require medical attention. Half of those injuries are to people under the age of 18. Dog behavior is a serious concern for everyone. Insurance companies often pay civil judgments for dog bites that happen on their customers properties. Those payments affect insurance premiums that policyholders pay. Dog bites cost the property/casualty insurance industry roughly $413 million in 2010. Since 2003, the cost of these claims has risen nearly 37 percent. When you consider those types of claims account for nearly one third of homeowners liability claims, it is important to do everything you can to prevent dog bites. The Centers for Disease Control and the U.S. Humane Society offer the following tips on how to prevent dog attacks. Share this information with your loved ones for protection in a variety of situations: For owners: Responsibility as a dog owner begins before the puppy or dog is brought home for the first time. Research dog breeds and select a dog suitable to your family and lifestyle. If you are buying a puppy, ask to meet the parents and observe the setting in which the young dog was raised. Train or socialize your dog. Dont play aggressive games with your dog. Spay or neuter your dog. Seek professional advice if your dog starts to become aggressive, such as growling or nipping. Closely supervise children when around dogs. The size of a child may cause a dog to act in a dominant way toward a child. For everyone: If a strange or threatening dog approaches, stand still. Dont run or scream. Try to back against a tree or car. If you have time, climb on a car or up a tree. Then call for help. If the dog moves away, you can then move away carefully. If a dog knocks you down, lie on the ground with knees tucked to your chest and a fist over each ear. Remain very still and quiet. Dont stare. Staring threatens dogs. Be aware that about 80 percent of dog bites occur in the victims home or at a friends home. These friendly dog bites account for the majority of treated dog bites.

Snakes
There was a flurry of interest recently on the Forest Chase Facebook Forum about snakes in our neighborhood, so I thought this would be a good newsletter to talk snakes! Springtime is the best time to see snakes in Forest Chase. Snakes will bask in the sun on cool spring days, and most snakes become more nocturnal as the summer heat hits. If you come across a snake, LEAVE IT ALONE. Most snake bites occur when a person is trying to harass or kill the snake. It is ILLEGAL to kill non-venomous snakes in Georgia.

Water Snake in my yard, his head on his back. The most common snakes in Forest Chase are the Northern water snakes in our creek. They are not venomous, and live mostly on fish. They are easily mistaken for copperheads, and once in a while I talk to a neighbor who heard the creek is full of copperheads. Geocaching: Fun For All Ages

What is Geocaching?
Geocaching is a real-world, outdoor treasure hunting game using GPS-enabled devices. Participants navigate to a specific set of GPS coordinates and then attempt to find the geocache (container) hidden at that location.

At its simplest level, geocaching requires these 8 steps:


1. Register for a free Basic Membership. 2. Visit the Hide & Seek a Cache page. 3. Enter your postal code and click search.

What do I need to go geocaching?


The only necessities are a GPS device OR a GPSenabled mobile phone so that you can navigate to the cache, and a Geocaching.com Membership.

How many geocaches are there?


There are officially 2,066,514 geocaches worldwide. How many do you think are wihtin a 15 mile radius of Forest Chase Neighborhood? There are thousands!

We found a cache in a bird decoy! 4. Choose any geocache from the list and click on its name. 5. Enter the coordinates of the geocache into your GPS Device. 6. Use your GPS device to assist you in finding the hidden geocache. 7. Sign the logbook and return the geocache to its original location. 8. Share your geocaching stories and photos online.

What are the rules of geocaching?


If you take something from the geocache (or cache), leave something of equal or greater value. Write about your find in the cache logbook. Log your experience at www.geocaching.com.

What kind of cache should I look for on my first adventure?


Cache Type: Traditional Difficulty Rating: 1 Cache Size: Regular or Large You should also check to see that other geocachers have recently logged finds on the cache page (also called the cache listing). This indicates that the geocache is most likely still in place and findable. Find logs are indicated on the cache page with a smiley face.

They should provide you with proof of their company insurance, a knowledgeable explanation of the product that would be used, and a thorough understanding of how it should be installed. The contractor should also guide you through the process and consult with you to determine the best product for your particular project. Time for Replacement?


Siding materials vary greatly when it comes to their recommended replacement time line. In addition to considering the type of siding on your house, your amount of maintenance and areas climate are also factors when it comes to making your decision.
