DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS: This DEED OF ABSOLUTE SALE is made, executed and entered into by: XXX, of legal age, single/married to XX, Filipino, and with residence and postal address at Davao City, represented by his attorney-in-fact XXXX, as evidenced by Special Power of Attorney docketed as follows; Doc. WITNESSETH; WHEREAS, the VENDOR, through his attorney-in-fact, is the registered owner of a parcel of land and improvement thereon located at Davao City and covered by Transfer Certificate of Title No. T-0000 containing a total area of 0000 Square Meters, more or less, and more particularly described as follows: TRANSFER CERTIFICATE OF TITLE NO. T-0000 A PARCEL OF LAND (Lot 3-D-1-C-1-C, psd-11-096937) being a portion of Lot 3-D-1-C-1, Psd-11-088532, situated in the Barrio of Cabantian, City of Davao, island of Mindanao. Bounded on the NE., along line 8-1 by Lot 1080, Cad. 102; on the SE., along line 1-2 by Lot 3-D-1-C-1-B of the subd. plan; along lines 2-3-4 by Lot 3-D-1-C-8, Psd-11-088532 Alley, along line 4-5 by Lot 3-D-1-C-2; along line 56 by Lot 3-D-1-C-3, both of Psd-11-088532; on the SW., along line 6-7 by Lot 3-D1-B, Psd-11-075666; on the NW., along line 7-8 by Lot 1411, Cad.102. thence. . . . . . ....... S. 59 deg. 24W., 9.78 m. to point 2; N. 36 deg. 16W., 32.48 m . to point 3; S. 82 deg. 03W., 3.19 m. to point 4; S. 75 deg. 27W., 12.18 m . to point 5; S. 75 deg. 25W.,17.56 m. to point 6; N. 36 deg. 15W., 13.95 m . to point 7; N. 82 deg. 05E.,46.06 m. to point 8; S. 36 deg. 15E., 38.17 m . to point of beginning. Containing an area of 0000 SQUARE METERS, more or less. Points referred to are indicated on the plan and are marked on the ground as follows: Points 1-2 by P.S. cyl. conc. mons. 15x50 cms. And the rest by OLD P.S. cyl. conc. mons. 15x40 cms. Bearings, true; date of original survey June 29, 2001 and that of the subdivision survey May 29, 2006 executed by Geodetic Engineer Basanio P. Magno Jr. And approved on June 28, 2006. WHEREAS, the VENDEE has offered to buy the above-described parcel of land and the VENDOR has agreed to sell the said property which is part of the absolute community of property of the VENDOR and her spouse.

NOW THEREFORE, for and in consideration of the sum of EIGHTY THOUSAND (P80,000.00) PESOS, Philippine Currency, hand paid by the vendee to the vendor, the VENDOR, through his attorney-in-fact, DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the said VENDEE, her heirs and assigns, the above-described portion of a parcel of land together with all the improvements found thereon, free from all liens and encumbrances of whatever nature including real estate taxes as of the date of this sale.
