Payable upon hand-over of space or upon signing of Contract of Lease, whichever comes first Equivalent to three (3) months rent, applicable to the last three (3) months of the lease term

ADVANCE RENT
Payable upon hand-over of space or upon signing of Contract of Lease, whichever comes first Equivalent to three (3) months rent, applicable to the first three (3) months of lease term

STANDARD LEASE TERMS


RESERVATION DEPOSIT
Equivalent to one (1) month rent, credited to the Security Deposit of the Lessee

UTILITIES DEPOSIT
1. Pay utilities with a mark-up of five percent (5%) to cover cost of money associated with advancing payments to utility companies; or 2. Pay one (1) month deposit equivalent to Php250.00/month, to be paid upon Hand-over of space.

FEES PAYABLE PRIOR TO CONSTRUCTION
Construction Bond at Php100.00/sqm (refundable), Vetting Fee at Php50.00/sqm (non-refundable), and Building Service Charge of Php30.00/sqm/mo. of fit-out construction (non-refundable). Such charge does not include the fees for additional labor on security, technical services and housekeeping as may be required by the Lessee or the Lessees contractor.
