2 Gold Street is located downtown in NYCs Financial District, a timeless area steeped in history, full of narrow streets, saltwater breezes and old-world architecture. 2 Gold is a 51-story glass tower loaded with luxurious amenities and vintage design. TF Cornerstone needed 2 Gold to be positioned as the premier residential building in lower Manhattan.

silver chose to take an illustrative approach with a modern take on the 1920s and 30s. The look was inspired by the buildings location and The Rockwell Groups design for the interior common spaces. The distinctive branding strategy was designed to tap into the charm of the area, while helping to differentiate the brand from the myriad of computer-rendered imagery that is so pervasive in the category. The brand was successfully implemented across an integrated campaign including online advertising, website, sales yers and oorplans. 2 Gold continues to outpace the companys other holdings.

99 John Deco Lofts rise above the all too common condominiums on the market today. This unique collection of modern loft condominiums located in the heart of the Financial District was originally designed by the same architects who created The Empire State Building. The classic limestone and granite pinstripes on the exterior envelope the newly renovated residences inside to create a timeless essence of old New York and modern downtown living.

bringing nycs latest neighborhood renewal to life


Manhattans industrial west side is emerging as New Yorks newest urban frontier for residential developers. The former auto body district is giving way to an artistic, multi-ethnic, cultural neighborhood replete with coffee shops, drug stores, galleries, boutique retail and acclaimed restaurants. The developers strategy was to open this residential rental property slightly ahead of the renewal. This meant that the neighborhood might be a bit unpolished and our target was going to be young people looking to live the urban experience.

silvers branding for 455W37 was inspired by the edgy, urban vibe of the neighborhood and the Baryshnikov Dance Theater across the street. Using bold, bright colors against a rich blue background, the project exudes youthful excitement, yet still feels premium. For the website intro and banner campaign, silver employed typography animation. In each of the marketing elementsthe brochure, website, online banners and window signagethe design makes a huge impact and certainly gets noticed. In fact, leasing ofce trafc has exceeded expectations in this slow market and the banner ads currently running on NYTimes.com are generating a dramatic 8% CTR.

As the neighborhood begins to find its own, the design for this campaign uses a sleek, modern style for the exterior juxtaposed with a warm organic natural feel on the inside. Each of the two glass towers were designed to maximize views, provide an abundant array of amenities and a sophisticated but energetic experience.

TF Cornerstone, a family-owned real estate firm that holds a solid portfolio of luxury residential buildings, modern office spaces and highly visible retail locations throughout New York City and Washington, D.C. was looking to reach renters and buyers on the Web with a user-friendly site that eases their search for a new home.

Winner of the Website of the Year for a Builder award, presented by the National Association of Home Builders, the TF Cornerstone website combines a clean professional image with a sales-driven approach. silvers goal was to create a website that would be self managed by the client as well as provide all the information a person would need when researching apartments in New York City. The site is intended to entice email inquiries, bringing visitors one step closer to becoming tenants.

For almost 20 years, Waypointe existed only on paper and as a dream in the developers mind. When we rst met with Seligson Properties, the project didnt even have a name yet and was hardly known in the city of Norwalk. silver was charged with creating an identity and promoting the project in a way that would help lure investors, sway politicians and most importantly, build goodwill within the city itself. We started by taking the developers vision of bringing the north and south sides of the city together and marrying it with the rich heritage of the area. Hence, Waypointe was born. The new identity was then introduced via an integrated marketing plan involving sales & leasing materials, advertising PR, and the leasing ofcea stunning space that has since won a Gold Davey Award for innovative design. Set in the heart of the Waypointe neighborhood, the space looks more like an inviting cafe than your typical leasing ofce. Complete with a coffee bar and a 30ft. mural illustrating the new vision for the neighborhood, the ofce serves as a friendly meeting place for locals to come and learn about the project.
