DESIGN FEATURES

Structure

b. The building will be designed thoughtfully and beautifully planned as per vaastu by eminent Architects of repute. R.C.C. frame structure shall be designed for earthquake resistance as per the relevant IS code 1893 for Seismic zone III. All Internal partition walls will be of 115mm thick concrete block/brick environment friendly masonry. All external walls will be 150mm thick concrete block/brick environment friendly masonry.

Elevation : An Elegant low maintenance elevation shall be provided External Finish : Superior water resistant texture paint for external walls. Windows : Powder coated aluminum sliding windows with designer grills &
with safety railing. All windows will have sills of marble/granite

Staircase : Treads and Risers up to 1st floor will be with granite / marble and
all other floors will be with polished kota stone along with required skirting. Entire staircase shall be P.O.P. finished with oil bound Distemper paint.

Fire Fighting : We will install all fire fighting equipments including fire
escape doors in the staircase area and every other area inside and outside as required by the fire fighting authorities.

Water Proofing : Will be carried out by an approved water proofing agency


who will give us a guarantee of 10 years.

a. Toilets / Kitchen sink: Cement plaster with W/P compound as base coat
over a coat of chemical treatment. Brick batt coba in the sunken portion as filling, topped with finishing plaster extended on walls up to 2-0 on all sides.granite kitchen platform

b. Terrace : Antiskid ceramic tiles in terrace with safety railing

c. O/H/ Water Tanks: Water proof cement plaster on internal surfaces with metal coba on bottom of tank. d. Chajjas / Refuge floor : Metal coba water proofing over one coat of chemical treatment.

Lift Machine Room : Cement plaster and cement paint with polished kota
stone flooring and two coats of distemper paint on walls and ceiling.

Electrical Meter, Telephone & Internet Cable and Accessories Room : Cement Plaster and Cement paint with polished kota stone flooring and
two coats of distemper paint on walls and ceiling.telephone line up to the flat

Electrical : Branded modular switches, concealed electrification with branded


copper wire with separate circuit for each room, electric supply with meter

Plumbing and Sanitation through the External Ducts : C class


G.I. pipes for domestic and flushing water supply fixed on M. S. brackets in shafts. a. Complete loop of supply pipelines at terrace level with adequate no. of pressure reducing valves in shafts. b. Heavy duty PVC pipes for disposal of waste water and soil, fixed on M.S. brackets.
