WARRANTY DEED
THIS DEED, made this 21 day of June 2011, by and between MARK and ANGELIA LYBARGER whose address is 4807 Victory Court, Columbus OH 43231, herenafter called Grantors, and MARY G. WATKINS, an unmarried woman, whose address is 9707 Grandhaven Avenue, Upper Marlboro, Maryland 20772, hereinafter called Grantee. Witnesseth, that for and consideration of the sum of $1, the Grantors do hereby grant, sell, release and convey, free and clear with GENERAL WARRANTY unto the Grantee, the timeshare estate described herein; Unit Week No. 52, Unit No. 13A OUTER BANKS BEACH CLUB, INC., Condominiums, according to the Declaration of Condominium thereof recorded in the Dare County Public Registry. Each said Unit Week consists of an undivided 1/52 interest in fee simple in said Condominium Unit, together with the right of exclusive use and occupancy of said Unit during the aforesaid Unit Week(s) as defined in said Declaration of Condominium, subject to all of the provisions providing for the use and occupancy of said Unit by Unit Weeks contained in said Declaration, all of the provisions of which Declaration are incorporated herein by this reference. This being the same property conveyed to Grantor(s) herein from GERMAN LANGUAGE SCHOOL FOR CHILDREN IN SEATTLE, by instrument dated January 24, 2006 and recorded February 8, 2006, Doc ID 6190395, Official Records, Register of Deeds for Dare County, North Carolina. This is not a homestead property. This conveyance is subject to taxes for the current year not yet due and payable and subsequent years; conditions, restrictions, limitations, reservations, easements, and other matters of record in Dare County, North Carolina affecting said unit and, the aforesaid Declaration of Unit Ownership and amendments thereto of record in the Dare County public registry. To Have and to Hold the above described premises with all the appurtenances thereunto belonging to or in any wise appertaining, unto the Grantee, Grantees heirs/or successors and assigns forever. And the Grantor(s) covenant that they are seized of said premises in fee, and have the right to convey the same in fee simple; that said premises are free from encumbrances (with the exceptions above stated, if any); and that they will warrant and defend the said title to the same against the lawful claims of all persons whomsoever.
