Board of Directors message

At this time we would like to take this time to wish everyone of you a very Happy New Year and all the best in 2013. We have had a big turn over on the Board and find ourselves with three open positions at this time. If youre interested in joining us and making a difference, please get in touch with us through the website, speak to one of the Board members or drop us a note in the suggestion box in the mailroom. Since October, our building has been broken into 3 times. Our last break-in was on December 14th and this was by a person being chased by the police for several hours and they took refuge in our building for a couple of hours. They may have broken into one vehicle or storage room but at this time we have not been able to confirm this since we have not been able to reach the resident. If you own a storage room, we would like to suggest that you park your vehicle as close to the door as possible to prevent anyone from getting in and for all residents, please be careful not to leave any personal items in clear view and this will prevent someone from breaking into your vehicle. Make sure that your remote is also not in clear view because they could just want that so they have better access at anytime. With our surveillance cameras we were able to provide Calgary Police with enough documentation to help their investigation. If you see any suspicious characters or witness any suspicious behavior, we encourage you to report this to us as soon as possible so that we can start the investigation. Make sure to write down everything that you witnessed with date and time and place it in the suggestion box or give it to one of the Board members.

Parking lot & Park ade


Parking passes for visitors In November we provided you with new Visitor Overnight Parking Permits. This seems to be going very well. Please remember to place the duplicate copy in the suggestion box the same day that your guests arrive or they may be ticketed. Extra passes may be obtained by placing a note in the suggestion box found in the mailroom or by emailing the Board through the website

Parkade On a weekly basis, Board members walk around and make sure that residents are abiding by the bylaws. We are still seeing people leaving their shopping carts or boxes in the stalls. This is an infraction of our bylaws and you may be fined. It is your responsibility to keep your stall in clean and tidy order. We have noticed that garbage such as banana peels are left on the floor of the stall, other items such as paper or plastic bags have also been found. Our cleaners empty the garbage bins located in the parkade every Monday when they are here but one in particular seems to be overused during the week and residents do not seem to care about the cleanliness of the parkade. How difficult would it be to just walk to the next garbage bin? Or, drive to the garbage garage to clean out your vehicle. Please, do not keep putting garbage in bins that are already full. Im sure that the residents that park next to this bin will be very appreciative. When you are coming and going from the parkade make sure to stop at the entrance or on the ramp and ensure that the door closes after you and that you do not allow someone in that may not have remote access. We would also like to remind everyone that this is not the Indy 500, you should keep your speed in the parkade no faster than 15km.

ANNUAL GENERAL MEETING


The Board of Directors decided to change the month in which we hold our AGM so that we can have the end of year financials instead of being 3 months prior to the end. Please make note that our next AGM will be held on Wednesday, May 22nd, 2013 at 7 pm in the Friendship room.

By-Law refresher
It has been brought to the Boards attention that there may be several residents that have underage people living in their suite. We would like to remind everyone that this is a +45 building and our bylaws are very clear on this matter. If you are the parent of children under the age of 45, you must not have them staying here with you for more than a total of 60 during a 365 day period. Please read the bylaw below. USE AND OCCUPANCY RESTRICTIONS 62. The use and occupancy of Units shall be governed by the following terms: a) In this Bylaw: i) Occupant means a person present in a Unit or in or upon the real or personal property of the Corporation or the Common Property with the permission of an Owner for more than thirty (30) consecutive days or an accumulative total of sixty (60) days within a three hundred and sixty-five (365) day period; and iii) occupy a Unit prior to attaining his or her forty-fifth (45) birthday unless: (A) that person lives with his or her spouse who attained his or her forty-fifth (45) birthday; (B) that person has been predeceased by a spouse who had attained his or her forty-fifth (45) birthday;

A reminder that the noise bylaw in our building is the same as the City Bylaws. We would like to ask your consideration of others by making sure that you do not do your laundry after 9 pm or start your vacuuming before 8 am. We all have different schedules and sleeping habits and since we live in very close quarters we should be considerate of our neighbours. Should you experience excessive noise from your neighbours you must direct your complaint to City of Calgary Police as this is not a Board issue. Please read our noise bylaw below..

xiii) make or permit noise in or about any Unit or the Common Property or allow any odour to emanate or escape from his Unit or conduct himself in any manner which, in the opinion of the Board, constitutes a nuisance or unreasonably interferes with the use and enjoyment of a Unit or the Common Property by any other Owner or Occupant. No instrument or other device shall be used within a Unit which in the opinion of the Board causes a disturbance or interferes with the comfort of other Owners;

BYLAWS SPECIAL RESOLUTIONS


We are very close to have our 75% quota of Special Resolutions to having our new bylaws approved. If you are an owner that rents and you have not sent in your SR, please go to our website, print a copy off and send it in as soon as possible. It is important that we get these new bylaws in place as soon as possible. Thank you.

Building Updates
Painting Vic, our painter will begin painting the first floor hall on Monday, January 21st. Vic works from approximately 6 am to noon. The work could take up to one month to complete. Carpet cleaning On Monday, February 11th, NuLife will be in the building to clean our carpets. This will take the better part of the day. We ask your cooperation in making sure that you are careful not tracking dirty muddy shoes or boots through the building and if you spill, please clean it up or let us know so that we can get the cleaners in to treat the stain. We recently did a walkthrough the building looking for major stains and the place looks great compared to what we found last year. Great job folks. Cold weather warning Just a reminder that since we have hot water heating, you should be very careful leaving any windows or doors open during cold weather. If your pipes freeze and you cause a flood, you will be charged with the cost of cleaning up. Recycling Great job and thank you everyone with your recycling. We have one more thing to ask of you though. If you are throwing out large boxes, please break them down before throwing them in the recycling bin. You can imagine how much room they take when they are open and make the bin look full therefore others leave their recycling on the floor. A reminder that you can now recycle ALL of your household items except for glass.

Towne Hall Meeting


The Board of Directors will be holding a Towne Hall meeting on Wednesday, February 27th, in the Friendship room from 7 to 9 pm. We encourage all of you to come by, meet your new Board members, share your issues and get information on building updates such as:

Social Committee
Well, our Christmas decorations were lovely and thanks to everyone who helped. We also had a great visit while getting the work done and that is always a plus. 25 residents participated in out New Years Celebration and it was a lot of fun. This year we decided on a pre-set Calendar and will post upcoming events in the lobby on our sign boards. Here is a preview of what to look forward to: January 26 Pasta night March 16 St. Patricks Day Party and Pot Luck May 11 Spring Fling Pot Luck June 29 International Pot Luck September 14 Pancake Day October 26 Halloween Party November 30 Xmas Decorating Evening Watch for the sign-up sheet in the lobby. Canasta Do you like playing Canasta? Some residents started meeting on Tuesday nights in the Friendship room. We adjust the game according to how many players show up. Come on down even if youre a little rusty.

Since we are doing our best to recycle, we would like to become as paper free as we can. As you can imagine, every notice that we post and distribute to everyone costs us money in our operating budget. We would like to ask that everyone with an email send us their email address through our website. This way we can put together a distribution list that will be used only to send you information about our residence like the newsletter, information on upcoming meetings or emergency notices. If you are interested in helping us reduce our cost in paper please email us and we guarantee that your email will be kept confidential and will only be used for the purpose of updating you on Chaparral Pointe events and important information.
