Expansion Program

FSBO System helps its Alaska clients sell their home on their own and save the agent commission, using proprietary technology that has been proven for more than 17 years. Savings are compared to a normal 6% commission. Naked sellers who merely listed their house on MLS through us. Creating Success
In Phase 1, completed in the spring of 2012, we converted our home-selling technology into a personalized, interactive, intuitive seven-step online tutorial, reference e-book and customer support system for use throughout the Lower 48 and Canada.
In Phase 2, summer and fall 2012, were testing our price and marketing message, and the user interface. In Phase 3, beginning January 2013, well implement a multimedia public relations, advertising and on-line marketing program that will increase Company awareness, increase sales and achieve profitability by March, 2014. We will focus on markets that have emerged from the housing collapse. Achieving profitability will take less than 12 new clients per day. See Chart A. Our Phase 3 goal is 2% of the North America market, about 250 new clients per day, by March, 2016. At that point we project a gross profit of $14,000,000 on total annual revenues of about $24,000,000. See Chart B.

The Investment
We are raising $760,000 for Phase 3 operations by issuing 380 new member interests at $2,000 per interest, for a total of about 35% share of the Company. We will reinvest our Phase 3 profits to fuel growth. The most obvious exit strategy would be to sell the Company to an Internet-based home-listing company (e.g. FSBO.com, Owners.com) or an Internet-based provider of professional services (such as AmeriTrade, LegalZoom or H&R Block).

FSBO System is the Future of Real Estate!


The potential market for the FSBO System program is much larger than 250 new clients per day. Real estate is the last bastion of the middleman, and at some point it will take the same path as Internet-based do-it-yourself stock trading, tax preparation, airline ticket sales and routine legal documentation. The national housing market is finally rebounding. Because FSBO System works better than listing with an agent, inevitably, at some point -- perhaps within only a few years -- FSBO System technology could be used for up to 50% of residential transactions.

Giving Back
Our clients save huge amounts of money many save $30,000 to $50,000 for a few weekends of easy work. They started asking if wed accept tips. Rather than that, we established the FSBO System Foundation, Inc. a tax-exempt 501(c) (3) charity, to accept voluntary contributions from our clients and employees. Recipients have included Habitat for Humanity, Childrens Lunchbox and the victims of Hurricane Katrina and the Indonesian tsunami.

Our Team
Kirk Wickersham, Manager. Kirk is a Yale-educated attorney and real estate broker, Regent of the University of Alaska, and member of the Alaska Commission on Postsecondary Education. He is a former Trustee of the U of A Foundation, and former Chair of the Alaska Real Estate Commission. He created the FSBO System in 1995, is an investor in the Company, and works full time for the Company.

Jonathan Butzke, Website Producer and Director. Jon is the founder and owner of Talking Circle Media in Anchorage, which has provided film, video and website production for national and international audiences since 1989. Jon has had an integral part in developing the key components of the media tools throughout the history of the FSBO System and is an investor in the Company, as well as a client that has sold property using the FSBO System.

Dr. Jeffrey Miller, Chief Technical Officer. Jeff holds a Ph.D. from the University of Southern California and is an Associate Professor of Computer Science and Engineering at the University of Alaska Anchorage. He is a principal, with his brother Mike, in Miller Coding, LLC. His experience spans from startup companies to Fortune 500 corporations, traversing the ranks of junior programmer, senior programmer, director of engineering, chief architect, and founder of his own technology company. Jeff has worked with the Company for over two years and is an investor in the Company.

Kathy Day, Public Relations. Kathy is the owner of Anchorage-based KDPRvirtual.com with over 20 years in public relations and marketing. She will manage the Companys Phase 3 marketing and advertising campaign. Importantly, she is a member of PR Consulting Group, a network of public relations professionals in the 46 largest markets in the United States, which gives her the capability to produce both national and market-specific campaigns.
