Foundation 1) The veneer ledge has a negative slope on the south and southeast sides of the structure. This condition will cause water to stand behind the exterior veneer / cladding. This condition should be further evaluated and corrected as necessary. 2) Reminder: IRC Foundation Drainage - R401.3 Drainage. Surface drainage shall be diverted to a storm sewer conveyance or other approved point of collection so as to not create a hazard. Lots shall be graded so as to drain surface water away from foundation walls. The grade away from foundation walls shall fall a minimum of 6 inches (152 mm) within the first 10 feet (3048 mm). Roof Structure Framing 3) The cut ends of the rafters do not rest fully against the top ridge board. The top ridge board is not properly sized for the rafters that rest on them. This condition does not meet current building standards. 4) One of the jack rafters in not in contact with the hip board over the northeast corner bedroom. Wall & Ceiling Framing 5) The wall insulation is missing in the 6) One of the joist hangers over the back porch does not have enough fasteners (nails) in place. 7) The bottom plate storm straps are not fastened to the bottom plates. This condition should be further evaluated and corrected as necessary. 10) The electrical and plumbing openings in the fireblocking needs to be properly sealed in the interior walls between the front living area and the wall cavity at the stairwell and in the interior wall of the master bathroom shower area. 11) Joist hangers are needed at the master bedroom, master bathroom and dining area box ceilings. 12) The fireblock in the chimney chase area has been breached with flex ductwork. This condition does not meet current building codes. Stairwell 13) The risers for the stairwell do not have a consistent height. Some of the steps are up to .5-inches off from the next step. This condition does not meet current building codes and should be corrected for reasons of safety. Roof Covering 14) The water heater vent pipe roof level flashing details are not properly installed into the roofing material. This condition should be corrected prior to installing the sheetrock to help prevent water damage. 15) The dripedge flashing details are improperly installed over the felt paper on all sides of the roof structure.

Plumbing 16) The plumbing pipes and distribution lines are not properly protected at the first and second floor top plates and second floor bottom plates. The metal protect plate should drop 2-inches below the top plate and should extend 2inches above the second floor bottom plate. This condition was observed throughout the house. 17) The cleanout in the kitchen exterior wall and the master bathroom exterior wall need to be turned outward so the cleanout can be accessed from the exterior wall. 18) The PCV liner for the master bathroom shower bench is poorly installed at the corners of the bench. This condition should be corrected to help prevent future water problems at these locations. Mechanical 19) The flex ducts turn too sharply in various locations through the structure. The dripedge flashing details are improperly installed over the felt paper on all sides of the roof structure.

The water heater vent pipe roof level flashing details are not properly installed into the roofing material. This condition should be corrected prior to installing the sheetrock to help prevent water damage.
