Why NOW is the BEST Time to List Your Home


It has been an interesting run here in the Southwest Florida Real Estate Market! Weve truly come full circle and, as you may have been seeing in the news, the national real estate market is turning around. Our local market is as well! There is much to be excited about, especially if youre thinking of selling your home. If you havent listed your home already, you may be missing out though. The point is that waiting until season to list your home is a mistake and Im going to discuss why. But first, lets look at why this is a great time to sell your home. National speaking, weve had several new reports come out that suggest that home prices are increasing. Take, for example, the data recently released by S&P Dow Jones Indices for its S&P/ Case-Shiller Home Price Indices. This report has showed that for May 2012, average home prices increased by 2.2 percent in May 2012 over April 2012 for both the 10- and 20-City Composites. What does this mean? On a monthly basis, all 20 cities and both Composites posted positive returns and 17 of those cities saw those rates of change increase compared to what was observed for April. Seventeen of the 20 cities and both Composites also saw improved annual rates of return. Taking a closer look at the cities, Miami and Tampa are two Florida cities that were hard-hit in the downturn, but are now showing positive annual rates of change. June data for existing home sales, new home sales, housing starts and mortgage default rates were mixed results, but all are better median closed price increased by 9% in June 2012 over June 2011. Inventory declined at least 12% in each price category from the second quarter of 2011 which had 7,208 properties compared to the second quarter of 2012 with 6,310 available properties. The days on market continue to trend downward, especially in the $500,000 to $1 million market which shows a 37% decrease from June 2011 to June 2012. According to the Realtor Association of Greater Fort Myers and the Beach, there were 1,086 sales in Lee County, including Bonita Springs and Estero, in June 2012 at a median price of $139,000, down from 1,154 sales in May 2012 at a median price of $144,111. The median price showed a substantial increase from $117,000. One thing that is common among markets in our market, as well as regional and national markets is the dwindling inventory. Low inventory, combined with rising home prices, has culminated into a time that is just ripe for selling! It makes no sense to wait until season! Heres why 1. Low inventory means less competition for sellers. Right now, we are experiencing low inventory in many communities in the Naples, Bonita Springs and Estero markets. Every month, we are continuing to see inventory numbers decreasing. What does this mean if youre a seller? Quite obviously, this means less competition in your neighborhood! New Wal-Mart Superstore Coming To Estero!


The final meeting between Estero residents and the Wal-Mart design staff was held recently and the design staff presented illustrations depicting the proposed building and its surroundings. The aerial view shows that the parking lot will be in front of the store, Estero Parkway is on the right side of the picture. The left side of this picture is the Vines indicated by grey coloring. There will be water views from Estero parkway and behind the store and a beautiful water fountain will be installed in the lake on the Estero Parkway. There will be three entrances and exits to this store: two from Estero Parkway but only the entrance closest to U.S. 41 will have a three-foot high marker. The exit from Wal-Mart onto Estero Parkway will be both a left and right turn exit. To turn onto Estero parkway heading to Three Oaks Parkway will line-up across from the entrance/exit from other strip mall across the street (where Uptown Larrys entrance and exit is located). A right turn will take you to U.S. 41. There will be no sign by Osprey Cove entrance exit. Construction Dates Applications for building permits will be filed by October or November. After the widening of U.S. 41 is completed, the land will be cleared and construction should begin sometime in March or April with completion estimated sometime in the second quarter of 2014.

Who are those fall buyers? Not only are they winter residents who arrived early to find a property, but they are also our international visitors from Canada, South America and Europe. These buyers have been watching the market all summer long and are ready to buy. They know that if they wait until winter, they may be facing a big influx of other buyers. Listing your home now means getting in front of these fall buyers and possibly getting a contract in place. 3. Listing now means you may get a better price on your home that you thought. I mentioned above that less competition means more buyers, right? In addition to that, more buyers with less inventory means that you could get more for your property than you thought. Less inventory means that buyers may be competing to get the home they want. For buyers, that means potentially more money on the table. Why wait until season and leave money on the table? With the real estate market turning around, especially in our local market, there is no good reason to wait until season to list your home. However, there are several great reasons to list your home now! Remember: Less inventory plus more buyers equals more money! Latest Trends In Short Sales

Jursinski & Associates Over the last several months, there have been a number of trends emerging in the short sale world. Most borrowers who engage in loss mitigation are doing so for one main goal: to eliminate deficiency liability and mitigate damages. The deficiency liability is the difference between the amount of the outstanding mortgage balance as of the date of the sale (including all associated court costs and attorneys fees) minus the net closing proceeds from the sale (contract price minus the commissions and closing costs). As such, a short sale is typically the fastest and most effective approach to accomplish a mortgage workout on the deficiency and to mitigate damages. Many individuals ask why that is the case. The basic principle is that the lender is receiving cash from a buyer today rather than taking back the property themselves avoiding additional carry costs, fees and other expenses while having the ability to engage in negotiations on the deficiency balance with the borrower/ seller during the short sale process. This approach is far less costly for the banks and the borrowers and allows the property to go to a buyer and not sit in the Banks inventory as an REO for months on end. While there are a number of current trends in short sales, some of them are particular important for borrowers. One of those trends is that lenders have become far more particular on the contract price. In previous months, the lenders range of the acceptable contract price was wider and the lender was far more likely to review a comparative market analysis from the sellers agent for a value dispute. However, the attitude of the banks now are that the prices are on the rise and that they dont have to accept this lower contract price today as they could potentially net more in a year. The fact that the lenders believe that the market prices are growing is positive and inspiring news; however, it appears that the prices they are setting for these properties are more inflated than true current values. Unfortunately, this inflation on the price is to the detriment of all parties; the seller cannot liquidate the property, the buyer is rejected, and the bank is faced with foreclosing on the property, creating yet again a negative cycle. Another, more positive trend in short sales are that some lenders are willing to forego the traditional arms length requirements are previously implemented. Some lenders only require a net amount at closing and regardless of whether the borrower is affiliated with the buyer themselves (a member of an LLC, for example) and establishing that certain lender, the lender doesnt care who buys the property. This has become an approach that many borrowers are now taking advantage of in residential properties as this was an approach previously taken by many lenders only on commercial loans. Lastly and most importantly, more borrowers are engaging in short sales as a viable loan default workout scenario, or, at the very least, should be engaging in short sales format. If the borrower is upside on their primary residence (negative equity) and has been declined for modifications time after time, the best and most effective method would be to pursue a short sale before the end of 2012 to take advantage of the Mortgage Debt Forgiveness Relief Act. This Act, in short, states that if the borrower is relieved of debt liability (deficiency liability) on their primary residence before the end of 2012, the borrower does not have to pay income tax on the forgiven debt. This forgiven debt is phantom income to the borrower and can be an extremely negative effect in that the borrower now owes a substantial amount of money to the IRS. The Act, which is currently under review for extension until the end of 2013, currently prevents the borrower (if the property is the primary residence for two (2) of the past five (5) years) from being penalized with income tax for phantom income or a waiver of deficiency. A Sweet Lesson On Patience


A New York City taxi driver wrote: I arrived at the address and honked the horn. After waiting a few minutes I honked again. Since this was going to be my last ride of my shift I thought about just driving away, but instead I put the car in park and walked up to the door and knocked. Just a minute, answered a frail, elderly voice. I could hear something being dragged across the floor. After a long pause, the door opened. A small woman in her 90s stood before me. She was wearing a print dress and a pillbox hat with a veil pinned on it, like somebody out of a 1940s movie. By her side was a small nylon suitcase. The apartment looked as if no one had lived in it for years. All the furniture was covered with sheets. There were no clocks on the walls, no knickknacks or utensils on the counters. In the corner was a cardboard box filled with photos and glassware. Would you carry my bag out to the car? she said. I took the suitcase to the cab, then returned to assist the woman. She took my arm and we walked slowly toward the curb. She kept thanking me for my kindness. It's nothing, I told her. I just try to treat my passengers the way I would want my mother to be treated. Oh, you're such a good boy, she said. When we got in the cab, she gave me an address and then asked, Could you drive through downtown? It's not the shortest way, I answered quickly.. Oh, I don't mind, she said. I'm in no hurry. I'm on my way to a hospice. I looked in the rear-view mirror. Her eyes were glistening. I don't have any family left, she continued in a soft voice. The doctor says I don't have very long. I quietly reached over and shut off the meter. What route would you like me to take? I asked. For the next two hours, we drove through the city. She showed me the building where she had once worked as an elevator operator. We drove through the neighborhood where she and her husband had lived when they were newlyweds. She had me pull up in front of a furniture warehouse that had once been a ballroom where she had gone dancing as a girl. Sometimes she'd ask me to slow in front of a particular building or corner and would sit staring into the darkness, saying nothing. As the first hint of sun was creasing the horizon, she suddenly said, I'm tired. Lets go now. We drove in silence to the address she had given me. It was a low building, like a small convalescent home, with a driveway that passed under a portico. Two orderlies came out to the cab as soon as we pulled up. They were solicitous and intent, watching her every move. They must have been expecting her. I opened the trunk and took the small suitcase to the door. The woman was already seated in a wheelchair. How much do I owe you? She asked, reaching into her purse. Nothing, I said You have to make a living, she answered. There are other passengers, I responded. Almost without thinking, I bent and gave her a hug. She held onto me tightly.

You gave an old woman a little moment of joy, she said, Thank you. I squeezed her hand, and then walked into the dim morning light.. Behind me, a door shut. It was the sound of the closing of a life.. I didn't pick up any more passengers that shift. I drove aimlessly lost in thought. For the rest of that day, I could hardly talk. What if that woman had gotten an angry driver,or one who was impatient to end his shift? What if I had refused to take the run, or had honked once, then driven away? On a quick review, I don't think that I have done anything more important in my life. We're conditioned to think that our lives revolve around great moments. But great moments often catch us unaware beautifully wrapped in what others may consider a small one.

Starting The School Year Off Right: Back-To-School Tips For The Whole Family
Back-to-school season can be a stressful time for families. Homework requirements, packed schedules, extracurricular activities and even shorter hours of daylight are only a few things that make this time of year a transitional time for families. In fact, research shows that 85 percent of teens report their stress levels are affecting their school performance. Develop a shared calendar: The school year means sporting events, music lessons, after-school activities and PTA meetings all at once. "One central calendar is crucial to keeping everyone on track and remembering appointments," says Dr. Borba. Try creating a color-coded family command center to keep everyone organized. Include a family calendar for tracking schedules, family note boards for sharing messages and a storage area for saving important documents that will be needed at a later date. Keeping track of all the activities will help all family members feel more at ease, reducing stress. "Sleep is fundamental to your entire well-being"; says Dr. Borba. Keeping children on consistent sleep schedule on weekends and school vacations also promotes healthy long-term sleep habits. Become familiar with specific stress-reduction techniques: Every person handles stress in different ways, especially when it comes to kids and teenagers. Dr. Borba recommends helping your children pinpoint habits and activities that help them reduce stress, and set aside time to do these activities with them. Your teenage daughter may respond positively to yoga classes as a form of stress relief,

while the long, deep breaths required to blow bubbles can be calming for many young children. Pumpkin Gingerbread Trifle

Ingredients 1 (8-ounce) log fresh goat cheese, chilled 1 cup pistachio nuts, finely chopped 20 sun-dried tomatoes packed in oil 1/2 bunch fresh basil leaves Directions Special equipment: 20 small skewers or cocktail toothpicks Method Fill a pitcher with hot water. Dip a knife into the hot water and slice the goat cheese log in half lengthwise. Slice each half into 10 pieces making sure to dip the knife into the hot water in between slicing to ensure a nice clean cut. Roll each piece of goat cheese into balls approximately 1/2-inch in diameter and put onto a cookie sheet lined with waxed paper. Add the chopped pistachio nuts to a shallow bowl. Roll a goat cheese ball into the pistachio nuts and coat 1/2 of the ball. Return to the sheet pan and repeat with the remaining goat cheese balls. Drain the oil from the tomatoes and put onto a plate lined with a paper towel. Skewer a goat cheese ball onto the skewer. Lay a basil leaf on top a sun-dried tomato. Meanwhile, prepare the pudding and set aside to cool. Stir the pumpkin pie filling, sugar, and cardamom into the pudding. Crumble 1 batch of gingerbread into the bottom of a large, pretty bowl. Pour 1/2 of the pudding mixture over the gingerbread, then add a layer of whipped topping. Repeat with the remaining gingerbread, pudding, and whipped topping. Sprinkle of the top with crushed gingersnaps, if desired. Refrigerate overnight. Trifle can be layered in a punch bowl.

As thunderstorms continue to interrupt our afternoons, we want help dog owners know how to manage their dogs fear of the booming thunder. While thunderstorms may cause panic, dogs can be trained to manage their reactions and feel calmer through all the noise and bright flashes. Dogs can sense that a storm is on the way, and they often begin to show signs of anxiety even before the storm can be heard. Logue offers these tips to help your dog learn to be relaxed during storms, fireworks or other loud disturbances that may be frightening to him. 1. Always keep proper identification securely fastened to your dogs collar in case he gets out. Consider talking to your veterinarian about implanting a universal microchip in your pet for lifelong identification. Remember to update your veterinary clinic and animal shelter with your correct contact information. 2. Give your dog a safe place to stay during storms. Inside your home, create a quiet den-like area where your dog can feel secure. A properly introduced crate or kennel can be a calming refuge for him. When a storm is brewing, lead your dog to his special place to help him feel calm and protected. 3. If your dog lives outside, cover his doghouse or dog run with a blanket to shield him from the bursts of lightning. Outside dogs can get lost or even injured if they escape their fenced yards in fear during storms. 4. Dogs can pick up fear or discomfort with storms from their family pack members, so it is important that you develop a calm, matter-of-fact attitude. Let your dog stay close and try to distract him with activities like play or brushing. Do not try to reassure him in a sympathetic voicethis will sound like praise and may increase his nervousness and confusion. 5. Some dogs become destructive when frightened. A crate is always the best way to keep your dog safe and your belongings intact. If you dont use a crate, remove any items in the room your dog could destroy or could hurt him if he chewed them. 6. During a storm, keep windows and curtains closed to reduce noise and bright flashes. Turn on a TV or radio playing soft music at normal volume to distract your dog and help him to relax. 7. Keep your dog away from doors that lead outside. Your dog may be under significant stress, which could result in unnecessary injury to others entering your home or cause him to dart outside and get lost or injured. 8. Your dog may become incontinent due to his extreme fear and the rush of adrenaline he experiences during a storm. Be prepared for this, and dont react if it occurs. 9. Dogs that continue to panic in thunderstorms may have to be reconditioned by creating an artificial storm with environmental recordings. While reconditioning can be a time-consuming procedure, it can have a high success rate. A qualified Bark Busters dog behavioral therapist can help your dog be calmer during storms. 10. In the most extreme cases, medication in conjunction with training may be the best solution to help your dog cope with his fear of storms. Consult with your veterinarian about possible treatments. Aligning Investing With Your Values


Socially responsible investing (SRI) uses nonfinancial screening criteria as part of the stock selection process. SRI criteria could potentially include corporate governance, environmental practices, employment policies, or health issues. When building portfolios, certain investors consider their personal values as part of the investment selection process. Sustainable and responsible investment (SRI) accounted for more than $3 trillion in assets under management as of 2010, the latest data available, according to The Forum for Sustainable and Responsible Investment.1 What Is SRI? SRI is the practice of using nonfinancial screening criteria as part of the stock selection process. Depending on a particular portfolio and its investment directive, SRI criteria are broad and potentially can include: Corporate governance, or how a company's management team shares rights and responsibilities with shareholders. Environmental practices, such as forestry, mining, waste disposal, or hydraulic fracturing. Employment policies, including diversity. Practices of global suppliers. Health issues, including products that could contribute to addictions or obesity. Military use of a company's product or service. Products that are inconsistent with certain religious beliefs, such as use in abortions. Geopolitical factors, such as a presence in a country where the government has supported war or genocide. SRI has both advocates and critics. Those with a skeptical eye contend that investment decisions should be made solely on the basis of investment criteria. But advocates point to examples of SRI initiatives that have shifted traditional notions of investing to include a greater emphasis on the environment and a corporation's impact on society. Factors to Consider For those interested in SRI, it may be worthwhile taking the following into account: Because socially responsible funds are actively managed, their performance will not necessarily mirror broader market trends. Actively managed mutual funds, including a socially responsible fund, are likely to have higher expenses compared with a passive investment. It is difficult to compare socially responsible funds to one another because, in many instances, criteria for stock screening are different. Using a socially responsible selection screen will not necessarily rule out a large portion of the investment universe. For example, a fund manager quoted on WealthManagement.com indicated that only about 5% of the stocks in the Russell 3000 Index, which represents the 3,000 largest publicly traded companies in the United States, would not be considered for his fund.2 If you are interested in SRI, there are mutual funds whose investment criteria correspond to various types of SRI screens. It is possible for investors to screen individual securities on their own, but this could be very time consuming. SRI may not be for everyone, but it presents an additional way of viewing the investment universe. Keep your car in shape by following the manufacturer's recommendations for maintenance. Fixing a vehicle in need of a tune-up can improve gas mileage by up to 4 percent. * Recycle.
