The Wheeler home won the Grand Hacienda Runner-Up. I heard that the judges were split 5-4, which makes us feel good. I was very excited to see Green Star win. Our sort-of argument for years was how can you give the Grand Hacienda to anything thats not the most expensive, biggest house in the Parade, and this year they didnt just think outside the box, they shattered the box. Speaking of awards, Palo Santo Designs won a whopping eight prizes for its two houses on the tour. Among them were the Grand Green awards in both categories: for homes under 2,000 square feet and for homes over 2,000 square feet. The former, located on Cresta Pequea near Caoncito, is a fairly modest home 1,213 square feet and valued at $350,000 but with solid, earthy features including American clay wall finishes and an unfinished adobe interior wall both for separation and thermal mass. The LEED Platinum home on Southern Crescent west of Lamy is 2,700 heated square feet and priced at $1 million. Cresta Pequea has high-performance frame construction and 2 Southern Crescent is a combination of pumice-crete and high-performance frame. The house on Southern Crescent is architecturally unique, designed by Justin Larson [of the firm VFLA] out of Fort Collins, said Palo Santo Designs Mark Girogetti. Its a state-of-the-art green home, near zero-energy, which means its 84 percent more efficient than a code-built home. Features there include passive-solar design, a high-efficiency heating system, and a groundbreaking thin-film photovoltaic technology that is virtually invisible architecturally. Palo Santo also won a special award for best bathroom. That was I think in part because of some unique choices by the owner, who went for a vintage, art-deco look with subway tile and plumbing fixtures, and a freestanding clawfoot tub that has a window level with the top for great views. The two Parade entries by Prull Custom Builders took all five awards in the top price

category. One on Aspen View, in Monte Sereno, is traditional and stately with tall stone column supports outside and a traditional, open plan all on one level. The other Prull house, on Lodge Trail up behind Bishops Lodge, is a neat combination of angles and curves. Will Prull worked with architect Craig Hoopes and interior designer Lisa Samuels on both projects. The Lodge Trail house is accessed through a wonderfully landscaped courtyard. We had a lot of comments on the wall-plastering job, the cabinets, and on the fit of the brushed-marble floor tile, which is set in a four-piece Leon pattern, Prull said. All three fireplaces are noteworthy; theyre Ortal brand, made in Israel. He said the houses saw more than 200 visitors on the busier days. The important thing for me is that the people who came this year, besides the locals and people shopping for ideas, are planning to build soon, where last year they were just saying they wanted to build some day. There are real jobs coming out of the Parade of Homes. Kim Shanahan, executive director of the sponsoring Santa Fe Area Home Builders Association, said the organization sold more tickets than in 2011. The home-tourists this time saw un unprecedented variety. Just two or three years ago, a large percentage of the Parade houses were in the Las Campanas areas. This year, there were just two. Also, the fact that we dont have spec homes these days means people arent having to go safe in order to appeal to many potential buyers, Shanahan said. Its more a matter of the owners doing what they want. I was encourged that we had four entrants who Im calling the next generation that needs to be running this association in the future. He was talking about Jesse Gries, Mark Giorgetti, Chris Wheeler, and Shane and Rob Woods of Woods Design Builders. They really represent people in their 30s and early 40s and for them, green building is not a matter of getting over a learning curve; its automatic. Thats just what they do.

Among the joys of home ownership is constant vigilance with a trained eye to catch the insidious invader, water, before it has done damage. Coupled with the eagle eye are some simple measures you can take proactively to minimize your exposure. First, be sure the ground around your house slopes away from the walls, not toward them. Next, keep any plantings (except the ones you want to kill) at least three feet from the wall. The corollary is to only use xeric plants in that zone. Be sure that your canales or downspouts discharge well away from walls and that the water they produce is conducted post-haste away from your house. Watch, particularly, for signs of moisture invasion and retention on north walls. They are usually the most vulnerable because they dry more slowly. Look for white deposits on the exterior plaster, or cracking and spalling that seems abnormal. And don't think that an elastomeric stucco is going to keep you safe. Those finishes are every bit as prone to cracking and leaking as the old dependable cement. In the care and maintenance of a home, as with anything else, Murphy rules. Despite your loving stewardship a plumbing line will break, the acequia will overflow, or the Department of Transportation will cut a bar-ditch through your front door. When that happens, call us.

Think arbitrage
The primary goal of most homeowners is to live comfortably in a home of their choosing for as long as they wish. They expect their home to be affordable and a solid investment that will appreciate in value. How can we make this goal even better? The idea or expectation of appreciation in value naturally leads to a secondary goal: the creation of financial security and increased wealth. As homeowners progress toward retirement, they want their home to increase in value, providing money to live comfortably after retirement. Thinking arbitrage can increase the potential for realizing these goals for security and wealth. But careful planning and strategizing must be in place at the time of purchase for the beauty of arbitrage principles to work their magic. Arbitrage is just a fancy word for being smart with your money. It originally applied to the principle involved in purchasing a commodity, like currency, then simultaneously selling at a higher price, gaining an immediate profit. In other words, making a profit with little risk. I use the term now as a method of borrowing and investing that will increase wealth for the homeowner. In real estate, arbitrage is realized by locking in a fixed cost of borrowing money to finance your purchase and then investing at a higher yield than the cost of a mortgage. Most homeowners will mortgage a portion of the cost of the home and that is where you can arbitrage and increase wealth. As the impact of inflation, caused by government fiscal policy, ripples through our economy, it pushes up interest rates, home prices, and other commodities. However, with a fixed-rate mortgage, your payment remains flat. Lets look at two home purchases. The first purchaser puts down $300,000 and finances $200,000 at 3.5 percent on the purchase of a $500,000 home in Santa Fe. The second purchaser puts down $100,000 (20 percent), finances $400,000 at 3.5 percent, and uses $200,000 to buy tax-free municipal bonds at 4.5 percent. After 10 years, the two buyers sell their homes. Lets compare their equity or wealth at that 10-year mark. (And you can call me if you want the specific calculations.) Both homeowners are in the 30-percent tax bracket for federal taxes and deduct the interest expense each year for 10 years. The second buyer has the advantage of a larger deduction each year and the income on the bond (tax-free) that accumulates over 10 years. The second homeowner creates far more wealth in this 10-year period and has a total of $410,000 in benefits from tax shelter, bond income and equity in the home even after allowing for the higher payments of the increased mortgage. The first homeowner has accumulated $46,000 less, or $364,000 in total benefits. Arbitrage is not new. Many homeowners are already using this wealth-accel-

Moodys Investors Service, a major credit rating agency, cited by Sen. Boxer, estimates that this legislation would allow up to three million homeowners to refinance their mortgages at a much lower interest rate. This bill would put more money back in the pockets of homeowners whose budgets are already stretched thin, with many at the breaking point and about to lose their homes. Besides helping millions of hard-working families, the legislation would provide some muchneeded stability to Americas depressed housing market. The average rate for a 30-year mortgage is 3.83 percent: historically low. Nevertheless, there are 17.5 million homeowners with loans guaranteed by Fannie Mae and Freddie Mac paying interest at 5 percent and higher. Many of these folks cannot refinance at a lower rate because of unnecessary red tape and high fees. That red tape has prevented competition among banks, so borrowers end up paying higher interest rates than if they were able to shop around.
Under the administrations Home Affordable Refinance Program (HARP), an average homeowner saves about $2,500 per year. This bill would increase the amount they could save and would likely expand the pool of eligible borrowers by several million. The Responsible Homeowner Refinancing Act of 2012 removes the barriers preventing these Fannie Mae and Freddie Mac borrowers from refinancing their loans. The bill would: Extend streamlined refinancing for all Fannie and Freddie borrowers regardless of how much they owe compared to the value of their home. Eliminate up-front fees completely on refinances. Eliminate appraisal costs for all borrowers. Remove additional barriers to competition. Require second lien holders and mortgage insurers who unreasonably block a refinance to pay a fine. Pay for itself, since reducing home-

owners mortgage payments also reduces default rates and foreclosures, reducing Fannie and Freddies reliance on taxpayer bailouts. So the bill is good for taxpayers and homeowners, and for communities throughout the country. The changes would extend refinancing opportunities to many underwater borrowers and help alleviate existing housing cost pressures. unique fence is going up on Canyon Road. On the western border of a large, old, and wellknown garden, the fence is being reconstructed, including a singularly curvy top rail, by Charles Coffman, restoration specialist with the Historic Santa Fe Foundation. These Canyon Road properties slope down to the river and this fence was made as a stylized transition for that elevation change, said Elaine Bergman, executive director of the foundation, which owns the garden and the house known as El Zaguan. The original fence is thought to date to James L. Johnsons most prosperous years of ownership, between 1854 to 1881. Johnson was a Santa Fe Trail merchant; his family was associated with the house for more than 75 years. A search in the digital archives of the 163-year-old Santa Fe New Mexican produced no information about the Johnson fence. The 1915 obituary for his Chihuahua-born wife mentioned that her late husband was one of the pioneers of Santa Fe, coming here in a prairie schooner from Baltimore more than a half century ago. (An aside: a notice in the newspaper of Dec. 2, 1880, reported that Johnson was unanimously elected to membership in the Santa Fe Hook and Ladder Company during the organizations first regular meeting. During the meeting, another member named James Fickett was directed to make inquiries as to the cost of uniforms for the members when he was to visit New York a few days hence.) Anyway, the origin of the fence remains a mystery. This is the type of feature you might see on the East Coast. Who might have built it? Bergman wondered. This was a different level of craftsmanship, a different aesthetic, and a different type of joinery than we see in other features on this property. The August issue of the Historic Santa Fe Foundation (HSFF) newsletter says the remnants of the Victorian-era fence were put in storage until we were able to devote time and funds to restore it. The rebuilding was begun in 2011 after some massive lumber components were purchased from Spotted Owl Timber in Santa Fe. Many of the main elements of the fence were assembled this summer by Coffman, along with Bobby Wilson, the HSFFs other maintenance employee, and Keri Stevenson, its 2012 Faith and John Gaw Meem Preservation Trades Intern.

Sunwest Construction Specialties donated fabrication of the 126 pickets, each one requiring 21 cuts. Coffman and his team set to the fine work of chiseling square mortises for the pickets. Whoever built this fence knew what they were doing, he said in praise of the original structure. We dont see this kind of construction in Santa Fe. Keri really wanted experience in carpentry and she actually stayed on a couple of weeks beyond her internship to work on the fence project, Bergman said. After you cut
a couple of those square mortises, you have to sharpen your chisels and she did that. She also cut some of the square mortises including the challenging ones in the top, curved rail to accommodate tight-fitting pickets. The whole fence is fastned to a special wood sill on top of the old stone wall bordering the El Zaguan garden. What we have now is a copy of the original that was totally rotted out, Bergman said. Its wider than the wall so the water drains off.

Charles thinks they built that sill and then built the whole fence as one piece and lifted it on. As in all the work the foundation does on the nine historic properties it owns, as much old material as possible is being preserved in the reconstruction. The HSFF board could just as easily have approved an easier type of fence, one that didnt require so many dollars and man-hours. But the nonprofit foundation has a reputation for going out of its way to be faithful to the past to the citys historic architecture and to its creators. Another recent example was the nearly $140,000, historically authentic terne-plate roof the HSFF replaced on the Felipe B. Delgado House in early 2011. The board might have let us put up a prefab metal roof, but there would be no memory of the craftsmanship that went into the original roof, Bergman said.
