2.0 Details of the Building


General Characteristics Type Single storey house consisting of rubble foundation, brick work, Calicut roof tiling. General Layout The house consists of two bed rooms, living area, kitchen, dining area and a utility room. (Refer sssss for layout plan) Age Location The house has been constructed in 1971 Located Kesbewa facing Colombo Horana (B84) main road, in between Swarna Place and Sarvodhaya Road Orientation Land area is 54 perches and the house is located approximately at the centre. The nearest adjoining structures are neighbouring houses which are located approximately 20m from the North face and 15m from the South face to the house respectively. The Eastern side of the land faces Colombo-Horana main road and Western face separates to the adjoining land by a wire fence. (Refer yyyy for orientation plan) Regulations & Standards Building regulation Utility Providers By Kesbewa Pradeshya Sabha Electricity by Ceylon Electricity Board (CEB) and water connection by National Water Supply and Drainage Board (NWSDB). The telephone connection by Sri Lanka Telecom (SLT) has been disconnected 10 years back. Condition of the structure General Conditions The house has experienced material deterioration, wall and floor cracks, damages to the roof, leakages in plumbing and roof, broken gutters etc. Overall structure remains sufficiently strong. Refurbishment/ modifications There has been an addition of a shed next to the kitchen and garage. Also an additional external toilet has been constructed. There has been no other refurbishment performed during the last ten years. Information of adjoining properties Major Construction There are no ongoing major construction activities been performed in any of works Failures in adjoining properties the adjoining buildings. There are no any major failures of the two adjoining houses. But the guard wall facing Northern boundary shows signs of settlement.

Topography Type of ground Ground settlement Type of soil Ground is a natural platform without any history of landfills. There is no history of ground settlement. Sub soil is consisting of hard subsoil with a low water table. A rock layer is present spread over the entire land within two feet depth from the existing ground level. Vegetation The back side of the land is heavily covered with vegetation due to lack of maintenance during last10 years. Drainage The house is built at a higher elevation than the main road. There are drains alongside the road. Therefore there cannot be a problem of flooding during heavy rains. History of flooding There is no history of severe flooding in the area since it is on high ground. The land is at a higher altitude as compared to the Kesbewa town where the Kesbewa lake is located. The flow is towards the basin area and therefore there is no risk of flooding at the location. Other Important Details Boundaries Eastern side bordered by Colombo-Horana main road. Western side is bordered by Mr.Senaratnes land. Northern boundary is Mr.Weerasinghes residence and Southern boundary is Laksevana Hardware and residence of Mr.Fernando. Noise The noise level is low because the house is located considerably far from the street line. But there is some noise caused when the cement block producing machine is functioned at Laksevana Hardware during weekday mornings. Light & ventilation Light and ventilation levels are sufficient due to proper placing of the windows. The living area and visitors room is well optimized for day light usage. Air quality Relative humidity Temperature Rainfall There are no considerable levels of any harmful gases. Relative humidity is between 75-85% Average annual temperature is 30-32.5 Degrees Centigrade Average annual rainfall is 2000-2500mm
