Property Sales
July Property sales were 23, down -11.5% from 26 in July of 2011 and -14.8% lower than the 27 sales last month. July 2012 sales were at a mid level compared to July of 2011 and 2010. July YTD sales of 88 are running 1.1% ahead of last year's year-to-date sales of 87.
Prices
The Median Sales Price in July was $1,425,000, up 0.5% from $1,417,500 in July of 2011 and down -12.8% from $1,635,000 last month. The Average Sales Price in July was $1,645,272, down -5.6% from $1,743,322 in July of 2011 and down -16.0% from $1,958,963 last month. July 2012 ASP was at the lowest level compared to July of 2011 and 2010.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for July was 104, up 65.1% from 63 days last month and up 42.5% from 73 days in July of last year. The July 2012 DOM was at its highest level compared with July of 2011 and 2010.
