It is a requirement of The Estate Agents Act of 1979 that you understand and accept our Terms of Service prior to instructing
Hoppla Property Group Limited t/a Hoppla.co.uk (otherwise addressed below as we or us), on the sale of your property.

it is your responsibility as the seller to inform Hoppla.co.uk of any form of mis-description in your advert so we can amend it. The
Seller shall indemnify Hoppla.co.uk, its proprietors, directors, employees or agents against any claim made in respect of the
Property or any mis-description. We also reserve the right not to publish information provided by you, the Seller.
5. Viewing requests and offers
Hoppla.co.uk will receive viewing requests for properties via the telephone or email, and unless stated by you, we promise to
forward all viewing requests immediately to your email address and/or telephone and advert control panel. All offers on your
property must come through us as acting agent if we arranged the viewing. We will then notify the potential buyer that we have
forwarded the offer to you. If you are approached directly, please give the potential purchaser our contact details.
5.2 The Consumer Protection from Unfair Trading Regulations 2008
Vendors whom provide their own viewings should not mislead potential purchasers. The Consumer Protection from Unfair
Trading Regulations 2008 have replaced previous legislation and now apply to property sales. The regulations require you to
inform all potential buyers at the earliest opportunity of any material factor that would affect their transactional decision. You
are responsible for disclosing any such information to potential buyers at the viewing. The Seller shall indemnify Hoppla.co.uk, its
proprietors, directors and employees against any claim made in respect The Consumer Protection from Unfair Trading
Regulations 2008.
6. Beneficial owner
You are confirming that you are the beneficial owner(s) of the property being sold or have the authority from the beneficial
owner(s) to sell the property.
7. Unoccupied property
Hoppla.co.uk cannot accept responsibility for the maintenance or repair of any unoccupied property for sale.
8. Viewings
You may be conducting viewings, so it is your responsibility as the seller to ensure the property is safe for visitors. Hoppla.co.uk
cannot be held responsible for any instances or accidents that may occur during any viewings you undertake.
9. Money laundering
Under the Money Laundering Regulations of 2003 we carry out identity checks on both buyers and sellers. We may require some
additional information to confirm your identity such as your passport or driving licence and a recent utility bill if available. We
may also verify your identity online using a credit referencing agency.
10. Advert amendments
You can make amendments to your advert at any time for free in your Advert Control Panel.
11. Advert suspension
Should you wish to suspend your advert we can retain the details for up to 12 months, upon request.
12. Energy Performance Certificates (EPC)
Please note that it is a legal requirement to advertise your property with an up to date EPC report. We can arrange an EPC for
79.95 or alternatively you can arrange the report and upload it to your advert control panel. If you need advice on where to find

13. Cancellation & refund policy

If you select the ONLINE or EXPERT service refunds will not be available once weve visited the house to arrange the
marketing package.

The cost of recovering any outstanding payments or fees via a third party debt collection agency will be added to your
account, and by accepting our Terms of Service you agree to be liable for these costs. We may also apply an
administration fee to cover our time in recovering outstanding payments.
